Very Nice. LOVE the Modular Layout, and being able to easily add a Basement without losing too much room is a Bonus. HOWEVER, in todays' market, $250 000 Cad is a little steep for what you are getting. YES, I get and understand that the Housing Market is Out of Control, and YES, this is a NEW Build, BUT you still gotta have the Property. Add in the Basement, and this is now a $300 to $325 000 Cad house. YIKES! and that's without Property, for 1700sqft.
I like high or transom style windows that can be opened to exhaust the heat in warm climates. They allow windows to be left open at night in more urban settings.

Neat home. Of course, we all would change layout a little, but the cool thing is, it’s modifiable! Nice that it’s on the more spacious side, and the steel body/roof exterior is a real plus for the weather extremes we’re all facing.
Also why not have the outside deck at a height for exit from the patio doors rather than have to build steps for both .also everything can look nice before you find out the price and reality takes over
@ Landed? Interesting, there’s a basement. Not sure the point of pre fab at all with that size. As for getting to it, it’s counter productive. That porch would be a simple quick installation during the initial build. Not to mention doing it after they’d be disassembling part of the roof to tie it in correctly.

To ship went down here to Seattle woud probably add another $40,000 and then add tax at 10.9% lol A foundation for that will be near 30,000 USD then add electrical and water /sewer. Interesting floor plan. I didn't like the kitchen. It's not a good plan if one is a maker of good things to eat. A good idea to have a basement. More storage area. Nice home, only am thinking they could have opted to put the washer/dryer in the other bath with more storage space, that way the other bath could have kept it's shower. Also, native Floridian here....sliding glass doors in that cold region made me shiver, but most likely they have stellar insolation and those doors are better in a rural area - they're not very secure. All in all, good quality home and if the new owners are content, that's all that matters.
$141K for a 2 bedroom (land not included). That is USD, base model pricing. (They do not offer the home shown in the US, it's only for Canada at 277K CAD) They have a studio and 1 bedroom version, as well.

You can easily put in some floor grating so the warm air heats the upstairs. I have a friend in New Hampshire who has this setup, says it works great.

This prefab is 21ft wide. And 42ft long.
The 3 bed 1200 sq.ft. model is even nicer!

We just developed an acerage near Rocky mountain house, ab. Looked into moulars but was too pricey. We ended up building a log home instead.
