What Homes are Selling for Top Dollar in Today's Market

I know you are hearing lots of noise out there about the real estate market on Social Media or on the news. And frankly, it sounds scary. Especially if you were considering making a move in the near future.
It is true, average days on market are up but Let me interject and tell you a story how on 4th of July weekend we were able to sell this home in less than a week for $31,000 Over List Price.

The previous owners of this home, who I had been communicating with about this impending move for over 3 years with, were on a home scouting trip out of state in mid June when they called me and told me they found their new home and had their offer accepted on it. This meant, this home needed to hit the market ASAP and sell for top dollar ASAP.
We had our preliminary meeting where we discussed the home’s value and strategy behind the list price as well as what needed to be done to prep the home for photos and showings. The suggestions consisted mainly of tidying up, decluttering and deleting large unnecessary furniture items. We also needed to implement some virtual staging, as the sellers had already started the process of getting rid of furniture so a dining room table and chairs were missing.
My photographer took care of that and it showed amazingly in the listing photos.
Additionally we shot a custom professional home highlight video and broadcasted it on all of the Social Media platforms including most importantly RUclips. On RUclips we placed ad dollars behind this video getting it thousands of views and massive exposure.
So why did this home sell so quick and for Over List price while others are sitting on the market for weeks and reducing their list prices?
In my opinion it is because this home is very clean, updated and move in ready. As the market adjusts we are seeing buyers willing to offer top dollar on homes they will not have to put work or money into to make it feel like home. Buyers are not willing to make as many concessions as they were in 2021 and it is the move in ready, dialed in homes that will continue to sell for record prices.
This matched with the professional marketing we executed resulted in this home selling for $31,000 Over List Price and seller favorable terms.
