Individual houses have some edge and I agree with you, but gated communities are the way for the future, let it be an apartment or villa. Since villas are very expensive, people are inclined towards apartments a bit. For example, construction of a stand alone individual house in a plot less than 200 sqyds that too far away from city has very limited advantages in long run. By the way, I am an engineer too, not civil though 😂 Will recommend you to someone who is looking to build an individual house.

Apartments ki vaka namaskaram... Proper maintenance kuda vundavuu. In apartment one has to adjust even if you like or not certain things.

There is no depreciation for apartment. One of my relatives bought flat in 2001 for 2 lakhs which now can sell for 45 lakhs minimum.
