    నేను Hyderabad లో 2016 లో 65 Lk లో individual hose కోన్న 2018 లో 97 LK కి అమ్మిన .
    2020 June లో కరోన టైం లో గచ్చిబౌల లో 3bhk apartment కోన్న 1.25 cr కి 2022 March లో 3.5 cr కి అమ్మిన .
    2022 June లో 1.2 cr కి community లో individual hose కోన్న ఇప్పుడు 2.5 cr value వుంది .
    నేను software employee నేను ఇప్పటి వరకు ఉద్యోగంలో సంపాదించిన దాని కంటే 4 రేట్లు Realestate లో సంపాదించిన .
    Apartments or individual matters కాదు area matter time matter అంతే .

    పాపం .. తెలియక చేసిన mistake వల్ల అపార్ట్మెంట్ లు కొని జీవితం అంతా పాడు చేసూన్నారు అని టీవీ లో చెప్తుంటే బాధ వేసింది ... అపార్ట్మెంట్ అంటే పైన గోడ మనది కాదు కింద మంది కాదు చుట్టూ గోడలు మనవి కావు మధ్యలో గాలి నీ లక్షలు పెట్టి కొంటాం..అని గరికపాటి గారు వూరికే చెప్పలేదు ... గంజి నీరు తాగి సొంత సెపరేట్ గుడ్డ తో వేసిన గుడిసె అయినా అందులో పడుకుంటే వచ్చే తృప్తి గుడిలో వున్నట్లు వుంటుంది....

    2. Apartment ithe office ki dhaggaraga konukkovachu annaru ga but evaru e kalam lo oke company lo long run work cheyaru kadhandi. Ex. Bangalore lo nenu Whitefield lo Apartment konnanu and office kooda Whitefield anukondi, sudden ga salary hike or career growth kosam company maranu. Aa company electric city anukondi, appudu naaku around 25 to 30 km journey cheyali. Same individual house ina kooda. So, my opinion is either individual or apartment ina office ki dhaggaraga unte spine issues, traffic and pollution thagguthay.
    3. Amenties antara parks unnay ga adjust avvochu.
    4. Apartment lo ithe group of people untaru kabatti celebrations lantivi baguntay, compare to individual houses.
    5. Ika maintenance antara ye plumbing or electrical shop ki vellina or urban clap lanti app lo kooda workers available lo unnaru.
    6. Only burden for individual house is cost only. Otherwise all is good in my point of view.
    Please don't mind Sai gaaru. It's my opinion only.

    Aparrment life is maximum 50 to 60 years, means one generation can enjoy..
    However, individual plot can be transferred several generations....

    Independent house is always best.If possible do not invest much amount in Apartments and Cars as there will be no appreciation.If you can afford always go for Independent house

    Now a days Villa builders not constructing compound walls, outer/inner modifications but providing better security with Amentias.

    Tyre 2 and 3 cities don't need apartment, I too have an individual house, but one mistake I did was i don't have emergency fund, actually reason was i paid hectic hospital bills for my father and it is continuing even today also.
    But one thing I want to say is both health and wealth are inter related, so if you loose one, another will be automatically goes down, thank you sir.

    Most of the middle class won’t buy company apartments since they hardly use amenities…and get into traps of problems….it doesn’t mean that individual house has such problems but at certain risks and calculations it will be your house…..commute you can for temporary purpose stay in rent house and use your own house rental yield to pay the rent….it’s all about planning….my choice after buying apartment is definitely individual house don’t fall into trap of apartments

      As suggested by you, if I buy an individual house with 1 Cr , let's suppose in the dammaiguda (as mentioned in vide), how much is rents? 10k? Lets suppose I took 2BHK appartment near office (Madhapur or Gachibowli), I need to pay rent of atleast 25-30k. Even after considering the 8-10% land appreciation , we are deficit of atleast 10%

    స్వామి మీ ఫ్రెండ్ గురించి చెప్పారు కదా ప్రతిరోజూ 20 to 30 km ట్రావెల్ చేస్తారు అని అతను ఇప్పుడు ఉంటున్న ఇంటిని రెంట్ కి ఇచ్చి ఆఫీస్ కి దగ్గరలో మరొక ఇంటిని అదే ఆమౌంట్ కి రెంట్ కి తీసుకుంటే సరిపోతుంది కదా, ఒకవేళ అతనికి ఇబ్బంది లేకపోతే. అదేవిధంగా అతనిది సొంత ఇల్లు అయితే extra గా ఇంకో ఫ్లోర్ వేసుకుంటే అతనికి రెంట్ కూడా వస్తుంది కదా అతనికి ఫైనాన్షియల్ గ ఉపయోగ పడుతుంది.

    Took 150square yards independent house 73lakhs at beeramguda 4 years back 1km to national highway,now its 1.7 cr worth, its 16kms to hitech City
    30k per square yard earlier, now 75k per square yard

      30% is actually good percentage, we grow and this can become 25% next year. Apartment has appreciation for first 5 years (based on builder reputation) so weight in other factors like Commutation, high rise and landshare. Make sure you also add 10% MF for preclosure of this loan in 15 years or even less.

    We took 200 sq yds independent house near Bachupally which is 16 kms from Hitech City.We brought it for 1.05 cr in 2021.
    Now here new flats in gated community are 1 cr.
    Apart from security, I think we took wise decision.

    Individual house is better than flat because of dirty apartment culture. U can't bare it. If can afford to buy independent house buy it or ur income is less than buy apartment. Individual house can be brought at 1-2 crores

    I bought Hi-rise Apartment 6:50 In Hyderabad (Bachupally) I went into a different idealistic i.e., I already owned a individual house at my native so I thought Gated community could be good for kids education and amenities could be easy were kids not needed to go out… so obviously gated community in apartments could be best…
