    1.The successful salesperson is not a "Good" or "Fast talker" the opposite is true- he is a good listener.
    2.The good salesperson does not sell to "anybody" ,he first finds and qualifies the right prospect.
    3.The good salesperson does not go into a call "blindfold",he carefully prepares the call by setting objectives and planning his strategy .
    4.He looks for dialogue right from the start and therefore begins with an approach and question.
    5.He does not present the product or services until he has learnt what the prospect's needs and buying motives are.
    When it comes to closing: note the following 👇
    1.If you think the customer is ready to make a buying decision,stop talking about the product.
    2.When a customer is having difficulty making a buying decision,stop showing additional merchanise until you have closed.
    3.Help a customer decide by summarising the major features and benefits of the product.
    4.Don't rush a customer into making a buying decision.
    5.Use words that indicate ownership such as "you " and "your".
    6. Use major objections that have been resolved to close the sale.

    My top 3 takeaways:
    1) The best time to sell a customer something is right after they have bought because the customer has just bought "buying mode" - power of up-sale;
    2) "Small commitment leads to bigger commitment"; and
    3) The most expensive sales we ever made is our first sale.

    Great talk today Sifu. It reminds me of something my mother taught me. Her father was a black smith and he always said you form the metal when its hot. So you hit it and shape it into what you want while the iron is hot. Its the same thing in business. You are offering your client something more when they are in the buying mood (hot) and giving them options to add this or that. Another idea might be if you have a number of apps in the iTunes store or Google store. Just offer them a gift app you normally sell but for free. Then show them other options to purchase they might enjoy. So you are giving them a thank you free app. But then giving them some options to order more or make more purchases. Keep up the great work.     Dan, I just found your RUclips channel, I’ve watched through a couple of your videos, watched 1 hour talks and learned so much. You add so much value it’s incredible. You said in order to earn money, you need to add value. And you are adding so much value even though so many other people are doing the exact same thing you are. So Dan I have to ask you, how are you doing it? How are you able to add value? Is there a way for you to systematically add value to the marketplace, even if your just a regular person with no special talent? I feel like this could be a great video.

    Dan: You are the man! I'm in Real Estate, and yes there are many coaches, but they are all teaching the same old stuff, repeating the same old dumb questions you just presented! I would like to make some real money before I totally retire.     This is even older than McDonalds. This technique dates back to the deli business when patrons were asked, " Would you like anything else? " It was called " Rounding The Triangle." Exactly as you say, an Upsell.

    ahahahaha!..the way you demonstrate upselling mr. lok is just so amusing and so relatable to myself as a regular customer and a sales employee.. so in other words. selling is more of a psychological strategy since we buy things emotionally, if we have what we called as beast mode, we also have what we called buying mode

    When I establish a bid price for yardwork, it is a price that will easily cover everything that the customer could possibly want done, based on everything I might want done. And people thought OCD was a bad thing! LOL
    That price is established before I knock on their door! During the bid, they tell me what they want done, usually leaving many things out that I would want done, and I give them the quote. The sticker shock is designed to be the one and only Frown Face Experience they have with my company.
    Basically, the price of a hamburger covers the fries and a drink, because I know they want it all. Of course, the walk in for shoes kind of experience lends itself to the up-sell NOT being a frown face experience, because, at that moment, you are actually giving the customer more of what they are actually there for...buying! The shoes were just the raw material! LOL

    Adding accounts to Amsoil primarily my main function.
    Convincing places to either add on or sell their products.
    The biggest rejections come from these places.
    Some call and say flat out No, Others stall and delay the inevitable.
    Nowadays not many want the extra burden of a higher priced product.
    Please make a video on how to reverse this mess.
    I get the impression they think it’ll take away business.
