I know Blue Heron and some of the other luxury builders have a track record of selling and then leasing back some of the best properties they've built, but if a new buyer came along and bought it and decided to move in right away, would Blue Heron force the current lease-back or just abide by the new owner's wishes?
HI Miguel. Excellent question. Blue Heron tends to sell and then lease back their show homes as they want potential buyers to be able to see their product in that specific community. They do sell spec homes which they do not lease back. There are times when do not need to lease back their show homes but it is highly unlikely.
@@stacymatthews57789 Blue Heron can build a custom home for you. They only ask to lease back their "Show Homes" or model homes in a community where they are building the same exact homes/floor plans. Sorry for the confusion.
Beautiful home. I just hope they don’t try to be Beverly Hills. $25 mill is crazy for Vegas. I saw this land on Million Dollar Listing LA. But 3 bedrooms? For 15k sq ft?
It was the most expensive home sold in Henderson, but the attention to detail in this home is impeccable. I personally would keep it at 3 bedrooms. Nothing more than 4 bedrooms unless you plan to have multiple guests over all the time.
Def need a full staff to check for snakes and scorpions under all of those rocks.incredible home but would be worried about all those critters roaming around no thanks!😬
Love the tour. The only thing that I disagree with is actually showing the panic room location. In my opinion, the locations of those rooms along with private safes, should never be shown. I feel that it's ok to mention them but never actually show them. Other than that, I loved the tour.
Great points. I was contemplating whether or not to show the panic room but it's such a cool feature of this home. Plus the amount of security in this community is top of the line being guard gated and this home has a second gate as well. Thanks for watching!
let me ask a question here, why do some of you who do these house tours give away the safety locations? Like seriously, its better that not everyone knew where to look for someone or know where to block them off from. And another one if you do not mind, how deep are those pools? I'm not very tall, so I do not need a 8m deep pool.
This is a showcase home for Blue Heron. It is not only meant to be a home but also to display what Blue Heron can do as a custom builder. The panic room is always shown when potential buyers walk VM001. The pool looks to be about 4-5ft deep.

Obviously crazy cool house. The only thing BH does that I think is silly is the loose stones inside the homes. Totally non-functional and any homeowner who isn't a masochist would probably want to rip that out asap.
That seems the be the general consensus regarding the stones. I don't mind them when they are under stairs or at the perimeter walls vs in the entryway.
This is becoming more common in high end luxury homes. The days if 10+ bedrooms are gone and homeowners are looking for more entertainment spaces. I personally would like 4 bedrooms but anything more than that would not be useful to me.

This is not uncommon with ultra luxury homes. The days of having 10+ bedrooms are no longer desirable and needed. Larger suites with media rooms, gyms, wellness centers and entertainments areas are what we are transitioning over to.
You really need to invest in a camera person/editor if you're going to be making a lot of home videos. Your handheld camera just doesn't make it. There's so much waving around of the camera, I almost get motion sickness. You don't do the homes you showcase any justice and I doubt you're making much of an impression on potential buyers. Check out videos made by Enes or Producer Michael for ideas.
I appreciate the feedback. Purchasing a high-end camera such as a DSLR is not the issue but rather that Blue Heron does not allow the use of a DSLR camera unless approved by their marketing team. 95% of my clients are from my RUclips channel and use me because of my content and details rather than just looking at good looking homes. Also, walking around model homes with a large DSLR and large gimbal when many other potential buyers are touring the models can be very intrusive to the people around you. If you watch other local realtors that do home tours, you can see that rarely any use DSLRs for these reasons. The tours by Enes and Producer Michael are very different as they film a few areas and the rest is editing and combining the scenes together. Their videos show just general points of the home. I understand that their styles do well and cater to people that just want to look at homes rather than buyers that are looking for the most information possible when considering to build a brand new home in Las Vegas / Henderson. This home originally sold for $25M back in 2021 and is now for sale again at $34M.
insane... They had a simialr priced property here in CA, but it was in La Jolla with an amazing beach view, right on the edge of a bluff.
I believe that sold for $22.5M.
