Not a lot of architecture and interior dedication - but probably because of the massive "glass house" design. But typical BH attention to detail. This location commands the value; BH has more spectacular blueprints around Vegas. The hot real estate/design word for bringing the outside into the inside - is biofilic. It can be a window to a staged view, a mirror - but more direct, actual material (like the river rocks) brought into the interior. A Blue Heron signature.

Again... Don't be so critical.. Hahahaha.. I hear you.. Truth is, good lord.. It's not so easy to speak for 15 to twenty minutes straight without making any errors. Almost NEVER do I edit the vocal / walkthrough because I don't want to lose the momentum of the tour. So it's a bit challenging at times. I'm sure if I ditch "again" I'll wind up saying "now" 10,000 times instead..
Too much maintenance for me,all those windows,you'll spend more time trying to keep it clean and functioning to enjoy it,TV's and furniture outside,talk about high maintenance...jeez!
To get into the kitchen do you have to retract the whole glass window? Or at least the outdoor part from the corner to the connection with the sitting room array? What if the weather is bad outside eg very windy? And the same issue with accessing the flex room on the other side?

What exactly are you referencing by "filter". There's really no such thing.. Do you mean letterbox so the aspect ratio appears wider? Or do you mean 24fps to give it the cinematic feel? If either, I've thought about it.. 24fps starts to look very choppy when moving around since there tends to be a decent amount of motion. I preferred 60fps as my older ones were shot in. But 30fps tends to be the norm.
Really cool house, but I have to say I am not a fan of the entryway. I would rather the entryway be closer to flush with the garages and have the extra space in the interior, or to trade it for extra space in the backyard by inverting the crescent the house is built in. Unless you plan to do a large amount of entertaining for large parties, you really don't get much use out of a long entryway. It's real estate better spent on amenities.
The backyard and pool really are amazing (love that there's shade - not enough pools have shade!)...But for $25 million I'm not putting up with a bedroom that small. The 'casita' also seems like a weird, rushed, poor use of space? Why not just extend the main house and have bigger rooms and cool amenities?
I would wbe orried about grit and dirt in the rails, and walking into glass walls....But, I like the way you narrate these videos as a real estate salesman instead of a tourist guide that so many others have.
The rocks on the floor and under the cabinetry is really stupid. Someone made a big mistake on that one. Can you imagine what a nightmare upkeep on rocks would be? They probably wouldn't stay put and you'd constantly be retrieving them. Overall, it's a nice house, but lose the rocks.
Well, thats part of Blue Heron's "biophilic" design language. That very design is part of what people love about the homes. Realistically, those river rocks are heavy and won't move. Additionally, if you can drop $20+ million on a home, trust me... You aren't the one cleaning those rocks! LOL
Plenty of properties do. More of a personal decision. Across the board it's a mixed bag though. Solar panels are like pools. At best, you only get a PORTION of the value back upon sale. With a 10 year break even, it may not make sense for a 5 year homeowner to install. For the homes with lease contracts, many times it LOWERS the value of the property. I've recently seen multiple homes sell BELOW value because the buyer has to qualify and assume the lease. Big turnoff to many buyers. Especially on the lower end, it can disqualify a potential buyer from a debt to income ratio. Hope this answers your questions.

We agree, thick kitchen slabs are out of style. Less is more. Not a huge fan of this builders design language and most seem to be part time party palaces and not homes. Not sure about the transformer next to the driveway. Does it serve just that home or multiple homes? Not a good way to hide that. January 1st, 2024, no more as you have mentioned large pools. We have to conserve water in Southern Nevada so that people in the Hollywood Hills can have several very large pools in their much grander homes.
Since then, I've started showing the garages more. Only exception is when the garage is filled with personal property or in some cases the owner explicitly requests it not be shown. But fair criticism indeed. Thanks!
Why so many feminine design elements? Like the pink tiles in the primary shower or the pink/ bright color mirror frames in the bathrooms. Personally, I wouldn't buy a house just to turn around and renovate it. I think they would've been better off with more neutral colors instead.
If I have to meander through courtyards that dont lead to the obvious entry of the home..........ill pass. It is a beautiful home, but i do NOT dig the layout. Its like sitting in a german designed car and you have to look around just to roll down the window....
