Today was a little different than my average Home Inspection day: I got to do two different phase inspections. The first house was a pre drywall inspection, and it was actually pretty clean and well done. I did find some minor problems, but all-in-all this builder is right on track. The second inspection was very different...I found the depth of the concrete foundation to be way off, the foundation needed ten more inches in depth. I cannot express how important this find it, if I had not noticed the builder's failure to follow the engineer's plan, the house would have had a great chance of foundation failure in the future. This is why it is so important to hire a 3rd party inspector when you are purchasing a new build.
I create videos to help better inform home Inspectors, buyers, sellers, and realtors on how to find everyday problems with their houses/properties. I will also have guest speakers that work closely with the real estate trade.

I built all my life and just wanted to say that I really enjoyed this.
As far as mistakes, some can be costly. A builder friend of mine told me a story of how a mistake literally cost a guyvhis buisness. He was installing an ICF concrete foundation for the house. He didn't protect from snow and ice getting into the form. He assumed the concrete as it was poured would melt the snow. Well, it didn't, and when the snow and ice did melt, the foundation had a huge void. It wasn't caught as it was ICF until the house was built. Well, it was condemned and needed to be completely torn down. He didn't have insurance, so it literally bankrupted him.

Did they just use that thermoply cardboard looking materials for the exterior sheathing??? wow.... they could at least use OSBs for the sheathing..... that whole house is wrapped in cardboard....

If Thermoply is the sheathing tell the buyer to cancel their contract and walk away. Complete low budget construction.

Good info! Our builder is in the process of setting forms for the foundation...so I am interested to know at what point we should have an independent real estate inspection visit the property for the first time? And then at what intervals should we have him return during the build? Thanks!

Good thorough stuff man. FYI - What you call "striker plates" are not striker plates. Those are "nail plates." "Striker" plates are what door-knob latches/bolts "strike" as they close.

Curious about that type of foundation. Why do they have the rectangular trenches?
It is a post tension slab. The trenches are for the beams.

I’ve seen several of these inspection videos fail things that aren’t even finished or done yet….for example that brick shelf flashing , it’s not even flashing it’s the excess house wrap that hasn’t been cut off. The actual flashing isn’t even on yet

So when calling out depth of the concrete foundation, are we talking about having to trench/excavate deeper or raising up the forms for a thicker pour?
strings1955 they need to come out and dig the tenches down. They completed the task with confirmation. It is hard to raise up the pads because that situation will normal reduce the 4” minimum concrete depth.
The "striker plate" as you called it at 5:01is called a "Structural Plate" or Struct plate for short and not to be confused with a nail guard.... For over bored or notched top plates at exterior or interior load bearing walls. ;).

Nice work man thanks for sharing it, just like to ask about the frame and then putting ply board, but the ply board is already wet by the rain and expose in the sun which creat a spot to the ply board by the water, heaps of spots. Any advice what will i do about it? Make a report? Thanks man
I think the best strategy is to look up the manufacture of the board and give them a call. I do this often if I cant find the answer on their website. They have experts in their company that will help guide you.

Both actually, our inspectors are from all different fields before inspecting.
Interesting! im a builder of 12+ years and recently moved from New Zealand to Houston, Tx. I am looking into becoming a construction manager and seeing videos like this really helps me swap my knowledge over to what the regulations are like here in the US. Very similar styles of building, i would say NZ is a bit ahead in terms of sealing windows and penetrations through the cladding/siding but thankfully I wont have to learn too much.
I agreed with the windows how the building paper didn't come all the way inside the window. Ours do as well as a full seal with sill tape.
Still getting my head around the inspection process here. So you are a independent inspector? so you report back to Houston/Local council with the results of these inspections or are they are supplementary thing before council inspects and signs off the job per phase.
DanHambo we are completely independent. We work for the buyer only.

DanHambo They do have independent inspectors but they are very limited and very busy. A lot of stuff is looked over in our city. You will laugh at our other new Build inspections videos. The stuff we find is crazy.

Do you have any inspectors who can do such a through Step 1 and Step 2 inspection in the Dallas-Ft.Worth (DFW) area? Would help us North Texas folks a bunch.

Question?...When the building envelope is extremely tight what type of mechanical air changes are made (Meaning). ERVs or just a fresh air intake?...also, are Blower doors testing being done on these homes?...curious
Normally they add a fresh air intake on the HVAC in our portion of Texas.
4:00 question - so no need for bottom tape flashing, just on the sides?

I walked my lot the other day, saw that the post tension cable was literally against a plumbing stack. Come to find out, the city approved the pour and they poured the concrete the very next day. I'm a little concerned... Any advice?
Run a sewer camera to make sure the pipe didn’t get crushed. Should be super easy right now

I recommend the phase 2 more than anything. The phase 1 are normally more regulated before they pour. There is nothing wrong with another set of eyes on a property. I have found missing bay windows and back patios before.

Before closing on a new construction home are inspector allow to go onto the roof and the attic??
Snowflake normally yes, but there are some builders that will make your sign a contract that say you can not get on the roof.
How does the low concrete find get corrected? Do they just pour more in the low area or redo the whole slab?

The word is mason "REE", not mason "AIRY".
How come at 3:30 you call a vertical element a beam? I might be wrong and in your area are called like that, but I am a structural engineer and by definition, a beam can't be vertical.

$300k+ Homes built with thia crap in Dallas. Cost of new homes are up and quality is terrible.
I would not use the home inspector recommended by the Realtor.
That not sealing the bottom of the window is total BS any water gets behind that window your screwed , not being sealed at the bottom is inviting humidity and moister from the 1” airspace behind the brick . The real only way to seal a window is to tape it twice 1st directly to the wood sheathing then the house wrap remaining 1” back from the window then taping it directly to the flange all around the window .

Yeah not the best but most home in the south are built with it.
It’s actually not acceptable on portal frame garage openings. The manufacturer says it can be used with certain hold down devices but IRC specifically states wood structural sheathing is to be used on portal frame garage openings. Also the holes in the top plate for the dryer vent and the AC lines appeared to be over bored or possibly notched, if they were that nail plate needs to be removed and an FHA strap installed.
A mid roll ad two minutes into the video? When you’re growing your home inspection business and you’re speaking to agents, do you break for an ad in the middle of the conversation? Of course not, why would you do it while you’re trying to build your RUclips channel? Take it from somebody with a combined well over 100,000 subscribers and darn near 60 million views. Turn off your mid roll ads and you will make more money, I promise
