Not for me. I'd want a large, family house not a condo. This looks like a rich boy's bachelor pad! I'm sure it will impress the Minato-ku joshi, even if it isn't in Minato-ku!
Definitely depends on the person, but for me, if I can't own it, I wouldn't buy it. Maybe if I had cash to burn, but I would like to believe any person who is not wealthy and have some common sense of financial responsibility would not buy it. To each their own.
The view looks like a screen saver from basically every shot, it's so pretty.
8.5m and you still need to pay rent... I've seen this a few times in these videos, but it really baffles me at this price.
But if you have $8.5 million $3500 probably seems like nothing to you. By my calculations it would take 202 years to pay $8.5 million of $3500 rent a month.
All condos have a monthly HOA fee. Or if you live in an HOA community. So how is this any different? There really isn't a difference. A monthy maintenance fee which an HOA is just that is still an extra fee on top of rent/mortgage and property taxes. So $3500 mo. is small change if you can afford to own a $8.5 million property.

If you can afford 1.3bn Yen, then the rent is pocket change. I would consider the rent as just very high strata fees. Technically, you don't own any land when "owning" a condo suite anyway.

All contracts for the penthouse at Azabudai Hills have been made with wealthy Japanese individuals. Since people are already living there, no one can get in.
Additionally, Mori Building, the developer behind Azabudai Hills, only contacted wealthy Japanese individuals, and even then, only a select few. Therefore, not even real estate agents can get in, and only those who have the means to buy can enter.
However, there are also rooms priced at around 50 million dollars, so it’s possible that some videos of other rooms in Aman Residences might be available.
In Japan, high-end real estate often involves private contacts, and even if top-tier properties become available, they are usually not publicly listed.

This is probably the coolest condo I have ever seen. The view is just incredible and by itself makes this place worth $8.5 million. I'm actually kind of sad that I will never live anywhere as nice as this.

@@samsun01 Oh I see, but part of what makes this condo so nice is that it is in Tokyo. But I actually wouldn't want to live in Japan just because of how they treat foreigners, for instance the police will randomly arrest foreigners on suspicion of a crime and hold them in jail for weeks. The social rules are a bit too stuffy, by my standards. It sure is a pretty country though!

As a penthouse in Shibuya, this one lives up to all expectations.....and, the view is AMAZING! Don't know the pool of buyers in this price range, but bet it will sell quickly. This is the most spectacular I've seen in this channel. Huge luxurious condo in a high tower, with stunning view, and a friggin roof deck with pool! And all that come fully furnished (maybe almost), damn. I guess it makes sense, you don't want to ruin such beautiful place with shitty interior design of the inhabitants

i would knock down the wall between the 2nd and 3rd bedroom, try as i might i could not imagine any practical use for that small room. it look extremely narrow. But amazing apartment and thanks so much for the amazing tour. Beautiful.

There seem to be 6 pools on roof (4 corner pools, 2 side pools), this one facing South. Not sure what is at West and East side.

Something about that interior I do not like. The all white color has a very cold rather than cozy feel which is weird considering other places with an all white interior don't feel like that.
i think it probably looks better in natural light, or if you put some dim yellow lights here and there too

A couple of things - 1) I’ve noticed that in Japanese apartments the balconies come off the bedrooms more than the main living area; 2) that open roof pool would really give me vertigo!!!

@@marioh5172Agreed. With that price tag, and that recurring expense, people that are that good with money would have a difficult time considering it an investment asset.
@@marioh5172I'd actually think it would be the other way around. I get the point you're trying to get across is that someone who earned an amount that high would have more respect for money. but while that might be true I think that since they have made such a significant amount of money, they would probably have a stable and high income to finance monthly expenses much higher than this. Someone who just won or inherited a bunch of money on the other had does not necessarily have an equally high income and is more likely to get into trouble for blowing all of their money on an appartment they can't afford to pay the monthly fee on.

you'd match the usual price of give or take 16-17 million in 6-7 years.

That view is so amazing, like holy, and the apartment is like the perfect size.
those 2 smaller bedrooms. I would make 1 an office, and the other smaller one a guest bedroom.
Kitchen has enough countertop space to prep food.
Living room is large enough, but not overly large where you would have tons of empty space.
Master bedroom would get a vanity desk & king size bed.
Still baffled they ask for rent, after paying 8 million dollars for it.

My place in Yokohama had the baller view (Mt Fuji, Minato Mirai, Harbour, and Downtown Tokyo all the way to the sky tree….. but was 1/10th the size 😊A) rent was about the same $3.5K which was amazingly cheap compared to Boston. That place though wow. If only I had a rich Japanese relative that needed an heir.
This was awesome but I still prefer that one from Harajuku. That was so nice and cozy.

Some of the finishes were a bit strange, but if you want a city view this one has it for sure.
If I ever I win a lottery :P The night view is to die for. Filming the video at night is the perfect way to showcase the gorgeous view! The rental for the land is quite hefty but I guess that's the price for living in this tower. (But is there a reason why the land is owned by the government?)

Ive been looking at the prices of some houses in Tokyo and I cant beleive how expensive they are for how small they tend to be. They are very pretty but I just feel like I could build a huge house in some other country for that same amount.
A lot of money, but for a lot of apartment... I am such a big sucker for skyscraper views that this might as well be my dream apartment.

You can honestly get a similar view in Fukuoka or Osaka for half the price. But it is a great location

That bedroom was as big as my entire apartment in Stockholm, minus the bathroom and kitchen of course.

I am much more of a fan of country and mountain views with houses however that's actually a really nice city view. If I had the kind of income to afford this place, I would make it my city home. I'd definitely do some painting with the rooms, all white looks "luxurious" but it would make me feel like I was living in a hotel. But damn, this would be something I'd make as a "city home" for business trips and such if I were so lucky to be rich enough to afford such a place.

Does japan even has a system where you partially own the land your Bought aparement is on, in germany thats how it works if a building has buyable apartments you just own part of the land in the end preventhing things like the building being torn down or such.

@TokyoPortfolio: If this is still owned by the City of Shibuya after purchase, what does it mean for repair costs and the like? Say, you discover that the pool has cracks / starts leaking. Will the city need to cover the expenses?
Only the land is owned by Shibuya; the condo itself is yours. You pay a repaid fund fee each month that would go towards things like that.

I used to live quite close to there, but my 3rd floor apartment didn't have quite that view...
If you can afford this property, the monthly rent is pocket change. If I was a multi-millionaire then it's something I'd consider buying, just as long as the City of Shibuya don't have the right to evict me for reasons.
My main concern is whether the ongoing monthly cost is fixed, or how it's indexed. Otherwise, if I had that sort of money, maybe I'd consider it.
