Thank you for the tour. My eyes can dream but my pocket is light after my own building experience. Buying a finished property like this is the way to do it if you are living out of the country. Ten years ago, I built an 8,000 sq. ft in Portland while living overseas. When through three contractors, after the first contractor built a house for his girlfriend out of my materials and the second contractor built his own home from my materials(found out these details later). I could have bulit three homes out of the materials that were ordered for my project and I suspect that is the reason why we see so many abandoned homes partially built...folks were robbed blind and couldn't finish the project. Thankfully, I had the resources to push through. I will cheer for the folks who can buy these properties and simply enjoy them without the headache. I do hope these homes are built out of concrete blocks to withstand our tropical weather.
The view is priceless. You paying for the views. I would buy it unfinished and design it how I like. I hate the kitchen. It looks like a regular apartment. But the view is amazing. A property like this will be worth so much more in the future.
Love the beach front position, but at that price point, i would expect a double garage and a fully fitted bespoke kitchen. Outside storage for garden furniture/ machinery etc...
This house should be so equipped with the most lavish fridge, washer/dryer, faucet over the stove for when you are cooking and need water and so much more for this outrageous price in poor Jamaica.

I live in the hills overlooking the enntire Ochorios and environs. No near beach for me with global warming ,storm surges ,and more deadly hurricanes. Have easy access to the beaches around.
For me it will depend on the house's height above sea level. Some places are too inline with the sea like just a few meters off. Some places can be practically cliff side which I'll consider that for beach front more than a property just a few feet above sea level. I was wondering about storm surges as the video started myself. How do these folks handle hurricane season in these parts.

Very modern design, clean lines all white and spacious. It's a big spend but the beach in the backyard amd a cottage separate from the main house, its a great vacation or retirement home from folks from up north.
Just keep in mind that when hurricane is coming, it's coming straight through the house. I lived on the beach down the street. Had to build higher up. Go build in Cardiff Hall
One thing I'd love for your channel to talk about is the monthly/ annual costs for concierge (security, maintenance etc) for living in these gated developments in Jamaica. I think that would shed a completely different light on what it takes to purchase a property like this.

There are quite a few things I don’t like about this place. The lack of storage space is a big issue, and having just one large living room doesn’t feel worth the $3.9 million price tag. The closets are too small, and the fact that they’re located in the bathroom is a concern-condensation could easily damage your clothes. This feels more like a vacation home for someone with plenty of money, rather than a full-time residence. I would need to some work to make it livable year-round. The property itself looks pretty basic for a high-end home. However rooms are Fairly spacious and sea views with such close proximity its a dream. It seems like you’re really paying for the prime location and proximity to the beach, which does offer easy access to everything. I live nearby and can’t fault the location, but overall, I’d say it works best as a holiday home.

The designers need to be in jail for this house. It doesn't even have a proper primary bedroom. The neighbors can look down on you taking a bath. The closets are very very very very tiny. I would be miserable living here. Bedrooms are big, but the closets are a disappointment to my lifestyle. Mi have nuff clothes, don't even mention mi woman. You tell me now, where I'm going to put all my clothes and shoes. They even drop the catch on the flow of the upstairs balcony designs. The house looks good now, but just wait until you start living in it. That's when you'll realize it's not practical..... For real, in this day time, we still have kitchen tucked away. The price is not bad for the location, but the design is a big turn-off. How can I spend 3.9m and my bedroom is not much different from the others. This is an Airbnb design, not for a personal home.
I agree. The flow is off. The kitchen is sub par for a 4 million dollars house. Looks cheap. Walk in closet in the master people who have that amount of money want larger closets. It has good moments but overall more planning was needed.

Stunningly beautiful property-however, there are a few small details that doesn’t quite jive with me: The lot size is a bit on the small side, too close the neighbors, developers could’ve been a bit more generous with the land, considering the price point. The kitchen could’ve been a bit bitter and better situated, not feeling the cabinetry either, maybe an open concept, with open cabinetry would’ve been more suitable for this floor plan. The glass banisters aren’t doing it for me either. The bedroom with the view of the balcony would’ve been perfect if you were able to walk right out onto it, maybe for sunbathing or for watching the sunset and the ocean. The windows and sliding doors are spectacular especially with the opening features, just wondering if they’re hurricane impact resistant, the host didn’t say, that would be a major selling point, giving the close proximity to the ocean & Jamaica’s always hurricane season. Other than that, I am very much impressed with the level of details put into the craftsmanship, especially the tile works, windows and doors. Pretty stunning, probably the best crafted house I’ve seen. Well done!

Completely agree. It has a bland look. No central air system. No tech built in. The kitchen looks basic. No outdoor lounge/kitchen. Roof terrace? The houses are very close together. You cannot sell at this price point unfurnished, there should be a show house. The price must be mainly location as the build cost cannot be anymore than US 800k. Looks nice but i cannot see a price justification.

This means that you see value which is often hidden/unknown. There are similar deals in Ja for far less money. These units are so bland and cramped together with no off power grid system etc i would need to spend a further US 250k to bring them up to standard. They look like US 600k aparments. Beautiful home and community. But there are issues: Kitchen is grossly underwhelming for the house. Homes are way too close to each other given the size. Neighbors can practically see you taking a bath/shower outside. However, these can be fixed. Yet, a stunning property.
I like to be minimum 3k meters from the sea front in an elevated position on hard base rock. If you have seasonal hurricanes then its only a holiday resort for me, not a permanent dwelling. Give me a seafront without adverse seasonal weather and im sold. Make sure you have a cast iron insurance policy. Far to many "private beaches" in Jamaica and its harming local communities and impacting on Jamaican culture but that another story, balance is everything

Remember Elon Musk paying 43 Billion for Twitter, experts said it was worth no more than 10 Billion. Musk was FORCED to buy. So i do not think it makes sense to place value on price paid. The phrase a fool and his money spring to mind. Value is subjective not objective. I am a sophisticated buyer and tend to buy from unsophisticated sellers. This means that you see value which is often hidden/unknown. There are similar deals in Ja for far less money. These units are so bland and cramped together with no off power grid system etc i would need to spend a further US 250k to bring them up to standard. They look like US 600k aparments. Not for me i am afraid.

The view is amazing. The host did a great job. Loved the outdoor shower and most of the spaces. However, I did not like the kitchen.

House ok. For that kind of cash house has no WOW factor.
Beautiful home and community. But there are issues: Kitchen is grossly underwhelming for the house. Homes are way too close to each other given the size. Neighbors can practically see you taking a bath/shower outside. However, these can be fixed. Yet, a stunning property.
I like to be minimum 3k meters from the sea front in an elevated position on hard base rock. If you have seasonal hurricanes then its only a holiday resort for me, not a permanent dwelling. Give me a seafront without adverse seasonal weather and im sold. Make sure you have a cast iron insurance policy. Far to many "private beaches" in Jamaica and its harming local communities and impacting on Jamaican culture but that another story, balance is everything
