      I own and a operate a cleaning business and I used to get so frustrated having to compete with the customers cheapest option. I wasnt making any money because I put my heart into every job and bought the right tools and chemicals needed. One day, I put my hands up and said im not gonna gonna lowball my effort anymore. Ever since then I've been much much happier. At the end of the day the customer gets what they pay for and if they're happy with cheap then thats on them. Ninety percent of the time I've found that the cheapest option always comes back to bite them.

      Hey roger what would you charge for an angle stop replacement just one for calcification reasons or just a drip when you shut it off or turn it on. A 5 dollar part with this company cost 340 or more to change one angle stop at this company!. Me as a generous person couldn't charge people almost 400 to change one just think adding 6 or more your talking thousands at this point

    This is a very old Plumbing story from 1982. I was very young at the time but I do remember. I was 7 years old. My parents were buying a house in Glen Rock Pennsylvania. The original owner said there was a septic tank. The plumbers that came out and dizzy plumbing inspection then said yes there was a septic tank and it was in good working order. So my parents completed the purchase of the house and we moved in. Now, something of note is that there was a stream running through the center of the backyard which was three and a half acre. Obviously being kids in the 1980s my brother and I would go down and play in the stream. Well one day we're playing in the stream, and my younger brother runs inside to use the bathroom. I'm still down in the screen playing when I notice from the bank a bunch of water with toilet paper and other things come out. I did get out of water right away my brother and I were just talking about it, took turns flushing things down the toilet while the other was watching. We then proceeded to get our mother once we were sure and proceeded to run the experiment again showing her the bank and what we were flaking beforehand. Needless to say she was not amused. She later on showed my dad, and eventually they ended up having to sue for the plumbing company that did the inspection and the original owner of the house.

    Finding a professional that you can trust in any field that charges fair prices is a challenge but is such a relief when you do. I've found that large companies with great reviews can mean absolutely nothing. Some professionals may not have a polished corporate presentation but they may be the best. Price doesn't guarantee you anything. The most expensive guy doesn't mean he is the best. The cheapest guy doesn't mean he is the worst. I try to get as knowledgeable about things as I can so I can sense when something is off.

      ☝ this guy gets it. Whether it be a plumber, mechanic, handyman etc. Just give me someone who is fair, honest, trustworthy and competent that will do the work at a fair price

      For a shop are usually working on
      Some % commission.Big service
      Shops here in California don't
      Pay their guys dick, therefore they
      Are always trying pump up the total invoice as high as possible!

      Yeah but since that guy was an Apprentice without any referrals you can bet they just went straight out for the cheapest one. If you're dealing with things as serious as your house water lines/plumbing, things that can cost much more to repair than to fix right the first time.
      You can bet it isn't the smartest idea to go for the cheaper one, fair is different than cheap. Find someone that is licensed and a friend's reference.

      Amen to that my Brother,Mr.Wakefield makes mention of that and it's true,just because a person is paying a lot doesn't necessarily mean that said person is getting the best of the best.

    This has happened to me. I just bought my house about a year ago. I had all the inspections done, plumbing, electrical, foundation, etc. I just had to drop close to $7,000 to have the pipe exiting my house to my backflow preventer replaced (about 8 feet with cleanout, vents, and everything else they had to replace). Because my inspecting plumber (a local licensed plumber) did not catch any issues. I used Gallece Plumbing (insured and licensed) for all my repairs. My inspecting plumber did not catch that there were 8 drains in my basement none with traps, he did not catch that the pipe exiting my home transitioned from PVC to clay to asbestos pipe. What a nightmare! My recommendation to anyone, before buying a house, although it may cost more do your research and remember you get what you pay for.

      After going through similar stuff, I can’t really say if I’ll waste more of my money on “inspections” ever again before buying a house.

    I love that he's so honest about his business (taking videos, asking others for confirmation, taking extra steps to make things best for the customer, etc). I'm distrustful of a nyone making a profit because I have been scammed before, and it's a breath of fresh air seeing someone who does things right knowing it will be better for everyone.

    Licensed master plumber here in VA. My opinion is the seller paid that plumber with the intent to just provide paperwork saying the house was in working order. In my 7ish years I've had a few people either indirectly or directly ask me to fabricate paperwork for their benefit. I tell them to call someone else.

      What’s the whole MASTER plumber title in regards to? Especially if you’ve only been in the game for 7years, genuinely intrigued that’s all, I’m a HVAC engineer myself but from the UK.

      @@mattwigg2947 It varies by state but here in Virginia there's different ways to get licensed. To go straight to becoming a Master Plumber you need at least 10 years experience. Or you can do what I did and attain a journeyman license first, hold that for a year then become eligible to become a master plumber. To get your journeyman, you need X amount of classroom training and X amount of work experience. The more classroom experience, the less work experience and vice versa. Once you're eligible you can take an exam which basically goes through knowing codes and regulations. Once you have your masters you can apply for permits and legally take on bigger jobs.
      Since I work for myself this is a must. I also have a contractors license.
      With that being said, I'll tell you having a license doesn't mean you're good. I have worked with amazing unlicensed plumbers who just don't want to go through the trouble of taking the exam and I've worked with terrible master plumbers, but for the most part, getting your master license here ensures you hire a good and competent plumber.

    Hey roger. I’ve been watching you for about a week now and I’m not even a plumber I’m an electrician apprentice. One day I want to be my own licensed company and I really absorb all the information you relay because it is something you can’t get in a classroom. Although all my training so far is on the job I don’t get to see everything from an owners perceptive and listening to how you handle costumers, other plumbers, and yourself it really is opening my eyes to some sides of relationships I’ve never fully thought of and teaching me techniques that interesting and hard to understand unless you get the full real life story. Which is why I feel like classrooms don’t do as much justice as field work. Keep up the amazing content! -Mike.

      When I take apart/put together PC's on my side hustle, I always use swag black or green latex gloves to keep oil off of everything. So professional looking and cheap on Amazon.

    I like that he wants to use 'modern technology' like a cellphone to qualify his work. It's not a revolutionary technology anymore but I feel like some trades people think that photos and videos are too futuristic.

    I agree with your video 110% Mr.Wakefield,when we first bought this house it was supposedly inspected and either the inspector was on the take or didn't know what he/she was really doing because there were many violations starting with the plumbing and the electrical that the home inspector overlooked/turned a blind eye to.This house was converted from two half double houses to a single house,I happen to know for a fact that plans for major architectural/structural changes must be submitted to an acredited architect for review and approval and a thorough inspection of any and all major architectural/structural changes must be conducted to insure that any/all major architectural/structural changes meet all building codes.Who ever did the work on this house was a cheat and a crook because many corners were cut and many things that should have been repaired/replaced were not.One of the cables running into the main electric service panel was too short and was barely held by the lug of the main circuit breaker at the top of the main electric service panel and what's more knob and tube wiring was spliced with 14/3 romex wire where the ground wire was either wrapped around the romex wire or was simply cut off altogether.Here I am going on over 13 yrs of owning this house and I'm still changing,replacing and rectifying things that should have been repaired/replaced properly but were not.Thank you for the video and God bless you and yours Mr.Wakefield.

    I absolutely love what I do! If it’s one thing affects my business is going behind these plumbers and dealing with their aftermath. At the end of a defensive customer and explain the situation and how to fix the issues and regain their trust. Do you want a Mona Lisa that will last for ever or a fake drawing.     A licensed plumber came out to a friend's house to clear out a blockage in a sewer line . He tried to auger out the sewer line and had problems . The blockage was just under the slab of the house . The licensed plumber thought the blockage was in the sewer line from the clean-outs by the house going to the city sewers main . I watched him for a bit and knew he was wrong . I did try for a short moment to explain what was going on with the entire sewer line . The licensed plumber got extremely mad and shut me down in a second !!! He then drove to get a larger and longer auger machine of a total length of 100 to 150 feet of cable . That line from the clean-outs is over 300 feet . He then tries to auger out that sewer line and with no surprise was unable to clear the blockage . I again tried to explain the situation which the licensed plumber became enraged !!! He left after unsuccessfully clearing out the blockage in the sewer line . Charging my friend an outrageous amount . I then went home , got my augering machine and cleared out the blockage . The blockage was up under the house where I knew it was and fixed it for her . She was going through cancer treatment and asked her son to get it taken care of . I'm an old U.S. Marine who served with her husband and the son's dad , so I call her my sister . The son didn't know that I have done it before . It's all because of how the house was built and how the sewer line was installed . This is in Texas . Plus I moved down to Texas to keep an old promise between her husband and I a long time ago , that's why I relocated to Texas . Anyway , the licensed plumber's bill was rejected and with my written testimony and the cities utilities written testimony , the bill was dismissed !! This young licensed plumber never got any work in the area , not that I had anything to do with it , as I didn't !!! But if you're going to be a licensed plumber , please know what the heck you're doing !!!

      According to the video is wasnt necessary, water level was dropping almost instantly so the head pressure wasn't required. I would have done it the same way.

    I am SOOO glad I got a reliable plumber here in Toms River NJ. The company I used a few times did well for me in the house I bought. Plus I got work guaranteed with them for a few years with the repairs

    As a General Contractor for many years it was my job to know what was going on with the tradesmen I used. Yes I was there for every inspection, and every repair had to be at least up to code, better if possible, last thing I wanted was to be called about a failure that caused damage or hurt someone, a job may take some extra days but it was always worth it for me and my clients.

    In college, I finally decided on a Geology major. Mineralogy professor changed my life. After the first quiz was failed miserably by everyone, he threw the quiz in the trash and asked, when you go to a doctor, do you want the doctor at the top of the class or the bottom of the class? They are both called Doctor by title. Now what kind of Geologist do you want to be? Literally life changing. With my kids, I tell them, it doesn't matter what you do in life. But you have to do your best at that work.

    I had a problem with my irrigation system when buying the house, there were constant wet spots in a couple of areas. We held money in escrow, they found an irrigation person to come out so they wouldn't have to release the escrow to me. He replaced a valve, but didn't fix either leak, which wasn't clear in time to collect the escrow, so it was left to me. I'm not sure if plumbers can do irrigation systems, but leave them to cheaper irrigation licensees, or if they are totally different licenses. But yes, hard and expensive to see if the seller properly repaired things. Homeowner had replaced both water heaters with permits, but only had one inspected. If a contractor doesn't want to pull a permit, you probably don't want them.

    I remember a long time ago Plumbing and Mechanical magazine or maybe Reeves journal had a front page article about Texas cracking down on unlicensed plumbers. Late 90s I'm thinking.

    LOVE WHAT YOU DO here in PA we have house inspectors for home buyers....But if you read the contract THEY ARE NOT RESPONSABILE for missing things on the inspection..OMG they need to be FLUSHED

    Contracting scams need to be punishable by far more prison time. As far as I’m concerned every thousand dollars they charge you for work over what is needed should be a theft over 1000 felony charge.

    I would love to work under someone like you,. I am not a plumber but if I was I would love to apprentice under you. I feel I could learn a lot and learn the correct way. Your honesty means a lot, My dad is a Farrier (horse shoeing/blacksmith) and he has the same honesty and values as you do and it has always worked in his favor. He has gained almost all the other Farrier's business just because he was honest and very dependable. Being honest and dependable has paid off. Customers have given my dad really high-end quarter horses /cars/tools and anything else they wanted to go to a good home All because my dad has been honest and dependable.

    “Why would a plumber be dishonest doing a test?”
    The reason I see around my home in Pittsburgh is that there are several large Rooter type plumbing companies in my area. I got a job with one of them new lasted on a few weeks then I quit. Never made a penny from them!
    Each of them pays their guys a percentage of what they sell. They oversell AND charge ridiculous prices. Change a toilet...$700, not including pice of toilet or any extra work is needed. Got called in to change a leaky valve in a kitchen faucet, tried charging the customer (who was clearly poor)several thousand dollars...thankfully she declined because she couldn’t not afford it. Nonetheless, the “plumbers”(95% of them were not registered, including me)made a percentage of what they sold.
    If it was a bigger job, say over $10k, they brought in sales people to help seal the deal. The sales person also made a good buck off the job as well. They were usually good for around $60-100k a year.
    They dug out a sewer line for my friend’s sister unbeknownst to me. Charged her almost $40 k for 100ft job!!! Said they ran into rock which was an extra charge(as it did say in the contract). Although when the terra-cotta pipe was installed back in the 40-50’s they would put a few shovels full of concrete around each joint. The excavation crew said they ran into “major rock formations even though there was existing pipe......all so they could make more commission. Sad.
    It’s tough if you don’t know what to look for and what to ask....I feel for people out there that don’t know because of lack of experience. All I can say is watch out fo the big companies because they can be deceiving.

    third episode ive watched of your channel and i really like the way you handle your business and ethics in plumbing. I work to stay strong to similar moral doing plumbing here in southern california. I used to work for a larger company that didnt care about creating a relationship. And you just happened to say that in the video. I think its better to be trusted like the town doctor ( back in the day scenario ). Someone who knows everything about your home and can build a history, but also keeping you afloat without costing you everything you have.

    I had a plumber burn me when I bought my house, said septic was good, it failed day one and I was forced to put in a 20k aerobic drip septic system in. Said it held for 15 minutes, I was first time home buyer, I didn’t know that a lot of these people are liars. I will know in the future.

    Had a neighbor that had a bad foundation leak in their house . She hired this jackleg to put perimeter drain under the floor , so far so good then the jackleg instead of running the drain outside decided to tie it into the city sewer line. I told him it wasn't legal he said he wasn't going to do it any other way. They sold the house and I told the new owners what was done . Unfortunately they had already bought it but I also told the realtor that listed it before it was bought. I am sure he just blew me off!

    ?? Who performs a static test using exterior cleanouts? Texas state board says your supposed to gauge static test through stand in shower or pulled toilet.

    Had to call a plumber the other day and I guess google was listening, I started getting your videos recommended to me on YT. Not liking the phone hearing my conversations thing but I have enjoyed your videos. My husband walked in the room while I was putting on my makeup and watching you. He was like, what are you watching lol? I can't help it,you're interesting and now I've watched at least ten of your videos 😁

    This is not only for plumbers but any trades you can look up. Always check the board for complaints and license status. Sometimes the license will show active, but a quick search can often turn up that it's being revoked for x reason.

    I use to live in NM and had a company plumb my well wrong. It caused the well pump to burn up, swell the pipe making it impossible to pull, so it ended up costing me 11k to have a new one drilled and installed.

    I know for sure that I want to buy a house sometime next year and I know the plumbing is a big thing for a house so I'm so glad I happen to find your channel cause I've been scammed for other things but this kind could literally break me. I'm just a teacher so I definitely don't have a lot of money.heck the reason I'm not actively looking for one now is because I'm saving money for it. Thank you so much for the content u make I'm learning a lot! But y ya gotta be in Texas! I'm all the way in Tennessee! 😭

      @@joedementiabiden8063 I pretty much teach the fundamentals. My students are very young around 2-3 years old so I teach everything from letters and numbers to self help skills.

    Homeowner and plumbing company were both in on it. The homeowner didn't want to pay for the cost to fix it and wanted as much money as possible in the sale.

    I've heard of people lying to the customer, telling them it's really bad just to get a big job.
    Never heard of a person pretending there is no problem when there is one... I don't understand why you would lie to avoid getting a big, well-paid job.
    I assume the seller paid that plumber to pretend there was no issue so that they could just sell the house.

    inspections are important yet neighbors suck. did a privacy fence and yes it passed inspection. two months later the inspector called to say it needed to re reversed. midland michigan changed rules at some point ugh.....

    I’m not a plumber, but one of the most valuable thing someone advise me to do when I bought my house was to get a plumbing inspection that was independent of the seller. I sure felt a lot more secure in the transaction having seen the video of the inside of my sewer system and knowing I didn’t have any collapsed lines or anything like that such as tree roots, etc. it only cost a few hundred dollars and I looked at it like buying an insurance policy on a very large purchase. As an added bonus now if I ever have to have anything done in the future I have a DVD with a video recording of exactly how my pipes are laid out in the slab especially so we don’t hit anything drilling into the concrete. So it was definitely worth the 300 bucks. Mine was a little cheaper than this customers was because I already had an outside clean out so they didn’t have to go to that level of putting one in.

    I've had to retest sewer systems before for real estate agents. Allot of shady people out there. I also had a seller try to get me to pass his hydrostatic test even though it majorly failed. I told him I could not do that and that if the buyer got their plumber to test it, it would bite me in the ass worse than him

    I like to have the customer with me when I'm doing an inspection or tests so I can educate them and they can see what's going on with their home. This also gives you a chance to build a relationship with them.

    I am not surprised that a flipper didn't care if a job was done the right way. They just want it to look good enough to sell - nothing more. Check out the horrid cabinetry they usually install. Looks pretty, built like crap.
