I built a house in Torrance, calif. At one point, they required a two car garage. The "skirt", which is where the driveway slopes down and meets the street, had to be a minimum width. But in order to have it "to code" by city codes, we would have to break a state code, so we changed it, but now it broke a federal code, for handicap people, so we changed it and it broke the city code, in the end, there was no solution. So, I threw my hands in the air and said to the 5 city engineers, so what do I do? They looked at each other puzzled, and one said, "Just ask ur inspector what to do and do that". And that was just the skirt for the driveway. We constantly ran into this same issue throughout the building. Its insane what they put u thru here.
I bought in the same area and it took almost three years to finish the paperwork, at least the final piece. Doing anything here takes a lot of patience and even more time. All the lots in our area were also purchased by a Canadian developer, this is always better so you don’t have to deal with Filipino family drama and our lawyer is an American-Filipino, so he was work fast to try to get things done.

What would happen if she couldn't pay her mortgage for many years? This means you get nothing, but she is still the owner of the property. What can you do in wors case?

So what kind of Title did you get for the lot? All done in one hour? I don't have experience with that location, just central Luzon where I have a small business buying lots and building small houses / townhomes to sell or rent. Process finding one where we can get a clear title is difficult and the process often takes months. Currently working a deal which has gone on for 1-1/2 years and just now getting near being finally sorted out.

The lot is cheap but still expensive. I have seen some who paid 15k during the pandemic. But of course, it depends on the location. You are paying for the location. In six months, this place will go up a lot higher because of the foreigners desperate to retire in the Philippines.

Foriegners are not allowed to purchase land in the public domain moreover, they are not permitted to own a business. Both have to be in the name of the flippina. Best of luck with that.

He paid 800 pesos per m2 which its kinda cheap and realistic. Of course you would have to know Land Values in area. The problem is not the price but that the guy seems to be oblivious to the fact that he is not the legal owner of it.

He has a 25 year renewable lease which means he controls the land for 25 years with his wife being the lessor. At the end of 25 years, he has the option to renew the lease for another 25 years in perpetuity. This is as good as owning especially since he is 64 years of age and specified that. He also said that the house and land is his gift to her when he dies. If you are interested in land in the Philippines, I have a nice 1/4 acre parcel for 800 pesos per M2.

Hello! He bought the land for 800,000php. And he used the POA (POWER OF ATTORNEY). So, the girlfriend can not sell the lot without him. The other way is you can lease the land from your wife/girlfriend for 25 years and renew it for another 25 years.
