    I built a house in Torrance, calif. At one point, they required a two car garage. The "skirt", which is where the driveway slopes down and meets the street, had to be a minimum width. But in order to have it "to code" by city codes, we would have to break a state code, so we changed it, but now it broke a federal code, for handicap people, so we changed it and it broke the city code, in the end, there was no solution.
    So, I threw my hands in the air and said to the 5 city engineers, so what do I do? They looked at each other puzzled, and one said, "Just ask ur inspector what to do and do that". And that was just the skirt for the driveway. We constantly ran into this same issue throughout the building. Its insane what they put u thru here.

    I bought in the same area and it took almost three years to finish the paperwork, at least the final piece. Doing anything here takes a lot of patience and even more time. All the lots in our area were also purchased by a Canadian developer, this is always better so you don’t have to deal with Filipino family drama and our lawyer is an American-Filipino, so he was work fast to try to get things done.

    Great video, guys. Very informative. I've been wondering how foreigners can get property in the Philippines. Now I know. Buying property in America is a nightmare. Lawyers fees, banks fees, "processing" fees. I should've known a laid back country like the Phillippines would do it right. Thank you for this video. And of course, the beautiful Maricar has never looked lovelier.

    Good video, I did something similar with my lot (San Carlos, Neg. Occ) and asawa though we had our attorney draw up a 25 year mortgage agreement between us, effectively making me the bank and my partner the borrower. Good info guys, all the subs looking to buy land, no matter how much you love and trust your partner, protect your investment/s and yourself.

      @@bitbytemcfile5025, you misunderstand, unless she pays you out, you have legal rites on the property. That is the whole idea of it. You cannot legally have the title in your name, but you can have a legal lease agreement

    So what kind of Title did you get for the lot? All done in one hour? I don't have experience with that location, just central Luzon where I have a small business buying lots and building small houses / townhomes to sell or rent. Process finding one where we can get a clear title is difficult and the process often takes months. Currently working a deal which has gone on for 1-1/2 years and just now getting near being finally sorted out.

    The lot is cheap but still expensive. I have seen some who paid 15k during the pandemic. But of course, it depends on the location. You are paying for the location. In six months, this place will go up a lot higher because of the foreigners desperate to retire in the Philippines.

    Foriegners are not allowed to purchase land in the public domain moreover, they are not permitted to own a business.
    Both have to be in the name of the flippina.

      @IslaPamilya I know the Philippines constitution is explict-no foriegner can own property or a business in the Philippines.
      Of there are some exceptions eg. Condominiums-small by western standards and shares in golf courses-probably the most pricest business in the Philippines.
      You can do little tricks to attempt to get around these hurdles-but, I ask you, when push comes to shove-who are the Philippines authorities going favour?
      The rich foriegner or the poor flippina?

      I agree…Filipino has greater percentage of ownership of the land than the partner. It is easy to get rid of a foreigner out of the country if some a complaint against the foreigner.

    So do you think you will buy some land and build a house? My takeaway is that renting is in long term a bad idea bad investment…… you are married so you could even build a 4 plex in a city type setting and rent out units…. For passive income

    2000 inhabited islands in the Philippines and $14,000 for a quarter acre....10,000 square feet is the best deal in the Philippines? Come on man, some of us are property developers and weren't born yesterday. Just say you are happy with your deal and we'll wish you luck.

      He paid 800 pesos per m2 which its kinda cheap and realistic. Of course you would have to know Land Values in area. The problem is not the price but that the guy seems to be oblivious to the fact that he is not the legal owner of it.

      @@ambasadamelina2933 800 pesos per M2 is not kind of cheap and not realistic especially in the Philippines and he obviously understands that he is not the legal owner, his wife is because he explained this in the video. He has a 25 year renewable lease which means he controls the land for 25 years with his wife being the lessor. At the end of 25 years, he has the option to renew the lease for another 25 years in perpetuity. This is as good as owning especially since he is 64 years of age and specified that. He also said that the house and land is his gift to her when he dies.
      If you are interested in land in the Philippines, I have a nice 1/4 acre parcel for 800 pesos per M2.

      Dude. You have been barking up the wrong tree. 15 years here, lived in 3 different places. My buddy who had the biggest balut farm bought land for 5 pesos per m2 and probably would pay around 20-30 pesos now. There is no a real estate market here per se so all discussions are basically pointless. 😉 And dude. Read previous conversations. HE CANNOT LEASE FROM HIS WIFE. Capisci? Lmao. What a tools here.

Thats for starters. And POA aka SPA can be also easily voided by the wife so I dont understand the purpose of it, expect 😉 hoping for an early exit of wife with not many relatives to fight in court. And would not like his chances from I hope obvious reasons for you. Hopefully I made myself crystal clear but feel free to ask if you still have some doubts. Unfortunately a loophole is still to be found...😜

    I am a little confused, so this man "leased" the land for 800,000php for 25 years? So if he gives this land to his wife and after 25 years does he and his wife have to pay another 800,000php? And if say after 10 years he wants to move, how does that work? Does he get all his money back? and how do you sell a house and pool on a lot that you are leasing? I have so many questions 😀

      Hello! He bought the land for 800,000php. And he used the POA (POWER OF ATTORNEY). So, the girlfriend can not sell the lot without him. The other way is you can lease the land from your wife/girlfriend for 25 years and renew it for another 25 years.

      ​​@@IslaPamilyaCheck the civil code in the Philippines and you will find out that its illegal to lease from your wife because you are the same legal entity. If you are not married yet the lease contract becomes void once you marry. As to POA aka SPA it can be revoked at any time so in cases like this its basically worthless. And if wife transfers title for example to her brother and he tries to lease it to hubby then good luck. Its so called Anti Dummy law that applies. You are a cute couple but stick to diving, cooking, sewing not to legal matters. Its beyond expertise of even most educated Vloggers. 😮

And if your wife dies you dont automatically get the land. Its up to the court because there are local relatives around and courts in Phils favor who....lmao
