look ma, there's goof on the roof over yonder!! some times via vent stack from roof is about the only way, without major hacking work of adding cleanouts and removing walls.

Nothing wrong with snaking on roof. I snaked one on a 3rd floor roof and hit something about 30 feet or more. Cut the vent stack behind the toilet and found a 1x2x 8. Probably from construction. I think in your case it could of been a disgruntled squirrel. My guess.

Looks like the waste pipe is pitched the wrong way ? The lead part of the drain. Or is it the angle of your camera ? Might be a good idea to remove the lead pipe and install PVC pipe and replace the trap while your at it
Try telling a tenant that Flushable wipes create temple-of-doom sized poop boulders that clog sewer lines. There is no industry-regulated criterion to determine what does or doesn't make a wipe flushable. Concrete and ping pong balls are as flushable as butt wipes.
You can get a ladder safety clamp/strap. It clamps to the eave and then 2 velcro straps on the ladder. Now the ladder cant tip backwards or side to side.

That lead connection to the cast iron pipe is going up hill, not surprising that the line plugs up, that short 90 degree elbow does not any.

What is the advantage of a drain snake with a separate reel? Seems like that is a lot more work than a traditional style.
I would vacuum the water remove trap and go throught stubout.
