There are cheaper options not too far away. 7.5M per lot is getting up there for sure. Look farther south in Siatton. Sparkling crystal white sand and no rocks...very swimmable.
1000 per sqm oceanfront is the price here in visayas and thats high, it was 600 peso sq meter just a few years ago. if you are not a foreigner you could probably still get it for 600 . if you are buying a big area like 1000 or more sq meters and not just a LOT its even cheaper, maybe 400 peso sqm .

and have a boat for the times typhoons blow it.. that all looks like surge area, at least if its on the east or northeast or southeast side of the island. it may be ok if its on the west side, away from the river .

Its a lie the ground property is until the beach, there is a marine goverment beach zone of a strip 5 meter deep and technically its public area, you cant refuse them
$25,500 US for 1500 sq meters lot is the price on my island, $170,000 for a 1500 meter lot is crazy! i would expect it to include a very nice 2 story 6 bedroom house for that price!
