like most of the build you are making same mistake. you build so weak columns. cement gravel sand is not too expensive there make your colums at least 12x12 inches its a earthquake country

just a tip for rebar stirrups, especially in earthquake areas like philippines, the stirrups around the columns all must have 135 degree bends on both ends. in other words- you cant just wrap them loosely around the column rebar in the shape of a square or rectangle, the ends must bend inwards after wrapping around the upright rebars, not just lay along side the column. the ends need to be in the CENTER of the column rebars, so they are anchored in the center of the column concrete, if not they will simply open if the columns sway and crack allowing catastrophic failure of the support columns.

Wow, first time I have ever seen 12 workers show up at a job site before, amazing! Tht being said I am not certain they all know what they are doing. Although I am sure they know what they are doing for the things they are doing. Meaning, Western building standards and methods are so different than the Philippines. We would have better footers and use FORMS to to ensure the footers are laid properly. The foundation and footers are critical as the entire house layout and design all depend on those footers being laid out properly. A critical mistake at the beginning just multiplies as you build and can destroy everything. But, from what I have seen and been told it alwasy looks a bit chaotic in the Philippines but somehow they get it done and it all turns out OK. Still, scratching my head on some basic building techniques that seem to be missing. I guess these men need work and are learning as they go in some cases. I am guessing only 1 or 2 of the men know what they are doing and the other 10 or so are labor and just follow orders as best they can. I know these men are doing the best they can with the knowledge, supplies and techniques they have. Its interesting to see the type of rebar layout they are useing to reinforce the walls for hurricanes/cyclones/tornados/storms. Hopefully they are all enjoying the work, learning some new skills and will appreciate they are building something with their own hands that will contribute to the community and provide a home for a very nice family. Cant wait to see every stage going forward. Its a daunting task to do this in the Philippines so I applaud you for taking it on, not something I would necessarily choose to do.

Tim is a trip as a former US contractor i totally get his wants to have a good lifestyle and rose has great sense of humor and communication as they really mesh well together. As a guy living here under a year i look at some as example of the ways they assimilated and made their best life here. I'm not far away in Valencia where it is a bit cooler and helps me not have to use the air con much at all (Ironic one degree is in that haha) and love being right off two main roads and within walking distance to markets and several fruit and veggie stands and restaurants and even 7-11 is a 5-10 minute walk or 2-3 minute bike ride. As i traveled around a few islands and locations it is figuring out what you Need, then also what you want and adjusting your situation. I actually keep a very close eye on my budget as that's what afforded me to retire here. Big difference in vacation mode to living here as; It's All What You make of it"

Im worried with the location of your water heater, base on moy experience we should put it higher on the wall like higher than your head level to avoid contact with water splash

As a USA Mechanical contractor it is the Best way to buy a home in the Philippines IF the Structure is sound And the Roof is new or good. As the plumbing can be redone, and electric would also need updated as this may not be a house for an Expat unless major changes like New Windows, Air con, hot water and complete kitchen in either back or even make it a first floor master suite and change some doorways depending on structure and definitely lighting then either epoxy floors and better design upstairs as say a 4 bedroom and see if a 2nd floor bathroom / CR can be added which is easier with wood floors. Location may have some small influence on price but structure is key. Market is going to change soon as allot of people frankly think their houses are worth more then Actual Market Value and already too many condos as average house taking 2 years to sell as it all depends on flexibility in price.

From my experience, a person needs to know the measurements of their home and buy square meters accordingly. Unlike the west, it seems in the Philippines that there are no setbacks. I have seen many houses only maybe 5 meters apart which is just over 15 feet. Many of us foreigners do not have $ 100,000 for a big building lot.

I assume that's what you mean when you so you can go into the bank to get a loan for the purchase. She could. 2) Why i this one more than the other deals you have put together? 3) Water access. I saw where you ran a house to a creek where there is an easement and you pipe your water to your house. Same here?
