As a USA Mechanical contractor it is the Best way to buy a home in the Philippines IF the Structure is sound And the Roof is new or good. As the plumbing can be redone, and electric would also need updated as this may not be a house for an Expat unless major changes like New Windows, Air con, hot water and complete kitchen in either back or even make it a first floor master suite and change some doorways depending on structure and definitely lighting then either epoxy floors and better design upstairs as say a 4 bedroom and see if a 2nd floor bathroom / CR can be added which is easier with wood floors. Location may have some small influence on price but structure is key. Market is going to change soon as allot of people frankly think their houses are worth more then Actual Market Value and already too many condos as average house taking 2 years to sell as it all depends on flexibility in price.

It is behind some other property and has very limited access but my wife owns the property in front of it that is accessible from the hard road. It is all coconut Grove and grown wild jungle, I was just wondering what they pay for a hector of land. It is approximately three hectors, I walked it and it is high and dry, please help me. I don’t know what to offer them, but I told them they could still harvest coconuts until I move there. It would probably be about another three years before I build, but I’d like to try to buy the land now I just don’t know what it’s worth and they don’t know, what it’s worth either
First you need to make sure that it has a clean title and then you can use it via city office tax office see what taxable value on the property,,then ONCE you know if title is good get a lawyer and make a offer starting at 85 pesos per square meter,,work up if it’s necessary,,no title you lost your money remember that,,you Owen nothing,,😊
Too much money for that junk house, also they think they can sell that kind of amount because of the foriegner.. and also 2 story house is no good for Senior no way.
