    Hi guys, Now I am not going to talk about normal planning applications as you would apply for if you were just building an extension or something. I am concentrating on ways I know people live on their land or have found land they have been able to get the right to live on. Also, how you can get the right to live in the countryside whether that's by starting a business or going under the radar of your local planners..?
    Lots of people do this all over the country. Plus I'm not going to talk about things happening in Wales or Scotland like One Planet Development or Crofting as this is not open to everyone living in the UK.
    Remember the longer you are living on your land the better it is going to be, if the day ever comes you get an unwanted visit.
    Please also think really hard about whether you are up for the challenge of dealing with your local planners. If you get stressed and worry about things that keep you up at night, then don't go down this route. Me I never worry about anything what's the point. I mean what's the worst they can do to you..? Even if you fail at the end of the day you still may have lived rent-free for many years and you will never lose money on your investment.
    Also, the council are not in the business of making people homeless it's not a good look for them. Yes if you have a rural business then you're going to have a better chance fighting them, than if you just moved on land with a caravan and did nothing.

    Notes from Craig's video:
    It's not illegal to live on any land in the UK without permission.
    The only time it becomes illegal is if you exhaust all the planning avenues, have appealed etc. and an injunction is served.
    Until that happens, it's perfectly legal to live on any piece of land in the UK.
    Easiest way to get the right to live on land.
    Find some land inside the development boundary of a town. The councils have to publish their development plan for the next 5, 10, 15 years on their planning portal. Go onto the portal and look for such land.
    You will more than likely get pp if you can find some land inside the development boundary of a town.
    £18 - 20k may be enough to earn for a rural wage
    Councils have to support tourism.
    Get round spending thousands on surveys for wildlife etc. if you're just trying start a glamping site on, for example, pasture land. You can just turn over the soil and then no survey has to be done as there's nothing really living on the land.
    Grey area
    60 day rule - it used to be the 28 day rule.
    Can stay on your land for 60 days each year.
    How would they know though?
    Welfare units
    Businesses have to provide health and safety for their workers working onsite.
    You can put a static on your land as a welfare unit. It's not changing the use of the land to residential use it's just keeping the caravan onsite. If you're living in a welfare unit, no one can really do anything about it - unless they stake the place out 365 days a year how can they prove you're living there?
    They will question when you start putting in a septic tank or plumbing the place. But you need these things in a welfare unit so...
    So you're using it for health and safety for you and anybody you employ on the farm.
    You can also build a dwelling and live in it for 10 years - continuously.
    If you do build a dwelling on a piece of land, you can't be served an eviction notice on that dwelling. You can be served an eviction notice on a caravan if you're living in the caravan, but not for a dwelling on agricultural land.
    It's always best to start some form of rural business to get the planners onside and it's going to be hard with the planners whatever you do - you'll likely get grief from both locals and local planners.
    Neighbours will be the ones to dob you in and object to your planning application.
    Every council and planning department in the UK is different. Some are easy going and some are terrible. Some councils don't have the money to serve and follow through on enforcement notices though. And even if you're served with an enforcement notice, it doesn't mean that the council has to follow through on that notice. They might just serve it to prevent you from claiming the right of lawfulness down the line - that'll stop you from changing the use of your land to residential use.

    you couldnt make that any clearer craig that was a bangin watch mate loved it, alot of councils are on the verge of bankrupsy and wont have the money to take yo to court , so im gonna go for it with a log cabin and animals ie chucks and pigs, anyway brilliant channel mate wish you well

      Yeah, Gary go for it and also grow produce as that takes a lot of man hours which is really important and you will get the right to stay there even temporarily for 3 years while you make it work but even then if you are doing ok after three years but not as good they will just let you stay as everyone around you will be used to you being there.
      You are right in building a cabin they fit into the surroundings better. Also, plant some mature trees around it and in an area away from the road and any path etc. If you can build it and leave it for few months before doing it out to live in even better, just get the place sorted as I say get your defences sorted and you will be ready for any attack that comes your way whether that be locals or planners. Go for it mate you will never regret it and do not worry about anything no matter what anyone says about you being there. Good luck matey

      Also when you are buying your chickens get pure breeds and get back to me when you are ready to buy them and I'll tell you which ones to buy that people like to buy the fertile hatching eggs off. As most people buy what they like and not what actually sells which is really profitable as you can get £25 for 6 eggs now that's about £20 profit per 6 and I used to send out 10 - 20 boxes a day. I was shocked at how much profit was in them and I know some people who charge £60 - £100 for 6 eggs from closed stock which they have been breeding for the last 40 years etc. So it is really good to get started in and be profitable more or less out the door as you can advertise on, eBay, Preloved, Gumtree, Shopify and local pet stores etc.

    Thanks for another info packed video Craig.
    Still looking for a woodland here but using your advice I'm being proactive to find unused woods that aren't for sale but might be if you approach the owner.
    Spent today in a wood 10 mins from home giving it a good look over and acrually spent time doing alot of litter picking which is a great way to understand the lay of the land.
    This wood is quite wet but there is a large roadside ditch that i might be able to diviert ground water into.
    Even if i can't buy it the owner might let me camp there while I'm looking for one to buy.

      Thanks, Mark yeah the van is coming along don't want to make videos on how to convert a caper or van into a camper as there are so many good channels out there making those, but I will keep people updated as I intend to visit as many people living alternative lifestyles all over the UK and Europe will be a great adventure and will certainly film my travels. Me and my cocker spaniel on our travels.

      Currently sorting my LWB transit double cab, so I can sleep in the rear compartment at enduro events plus when we are on our travels! Not a full on conversation, more a hybrid for transport and day/night van.

    Great video and some great questions / discussions in the comments guys. Just to add to what Craig says, make proper plans for your business and keep detailed records. The planners here are not interested in conversations or discussions, you have to bamboozle them with facts and figures that they haven't got time to read! Then if you end up at appeal you already have all the supporting evidence that was missed / ignored in a nice professional folder ready to be viewed.

      Well said the amount of people that just think they can turn around and say Im doing this and that will be ok. You are right they should be planning for every years and keep all your records in one place that as you say planners will not take notice of or even bother to read them which is shocking really.     A group of new strong genuine agricultural business operators would be welcomed into most areas because a group is much harder to be bullied or vandalize by their local council and government gangs .A group of separate private freehold land owning business operators would be very able to stand up to the nasty bully gang and their bully girl supporters. Imagine half a dozen Craigs with half a dozen private freehold holdings and half a dozen new agricultural business running. Would the local political councillors and political gangs want to be exposed as gang yob vandals? Are there any people out there who would do genuine agricultural business near other similar British people??????

      I have wanted to do thi for ages and I know exactly what your saying and you are right 100% the power is in the Mob as the Romans used to say. If people stick together then you are a lot harder to be bullied as you say and you will fight together, support each other when one may get down and pull together to help each other get their businesses off the ground. You could share tools and equipment to manage the land. Have all your friends and family help to fight the local politicians who would happily grant planning to some rich person who paid for their holiday.
      I mean they let those Grand Design homes be built in the countryside. I mean who are they for because they certainly are not affordable. I would love to help out and I would fight with every inch of my fiber to give as good as I got.
      I can tell you now that even if I was sent to jail which I have been plenty of times for living on my land I would come back out and move straight back on. But the fact is they could not afford to take 10 -20 people to court or even have the time and that's why I started the channel and the Facebook group to get like-minded people to come together. This is also the reason why I am converting the van into a camper to travel and visit as many people as possible living different lives to the one we are taught we should live. Which has done nothing but make us a bunch of fat lazy, crazy, mental health problems and kids that cannot get off their phones, and adults as well.
      I will be kicking arse and taking names on my travels so to speak and the more people I get onside the easier the fight will be. Thanks for your comments we need more people that think the same way. Cheers Craig

      Can we start a national list of people who will buy their own private freehold land? county by county because people should stay in their home area so that supporters are more numerous. I was called an outsider by the planning committee before they had to start being recorded, now they will not get away with their bully gang prejudice against me again without compensation and apologies.
      I have been on the Savills and WH Brown mailing list for two years and they have not sent me one email even though I have seen land for sale as I go about. I think it is because of paragraph 80 in the NPPFramework, that is ,planning consent for big dwellings on small pieces of rural land for rich connected people. Now we can buy land and start our business again without being subjected to the hate filled prejudice and nasty discriminations of the local gang yob vandals and their creepy followers. I am looking for genuine agricultural business developers to take the fight to the vandal gangs with groups who are not weak minded or scared of gang yob bully girl vandals of our lives and our country@@thesmallfarmerlife d @SmallFarmerLife d @SmallFarmerLife

    This video sums up my current situation bought 5 acres with 50 percent claw back , thinking person receiving claw back money would not object to my barn proposal , wrong he has strongly objected even though he financially gains , put in buisness plan for sustainable energy micro greens buisness , planning officer said best buisness plan she’s seen ,15 objections to me starting the buisness , very frustrating

      Yeah dam right they do they work fr the bankers and developers god forbid you want to live a more sustainable life which they tell us to do, but they live in huge mentions and fly around in private jets. Now if you want a small home with enough land to grow your own veg and raise a few animals. Also raising kids in a healthy environment then all their heads explode.     Love your vids! Just fyi, equestrian use (Inc stables) doesn't currently qualify for Class Q but this is scheduled to change. It's a specific exclusion.

      Thanks yeah I know but Im future proofing the video Lol so to speak yeah can convert stables its just have to apply for full. planning which to be honest takes about the same time as permitted development does and even class Q only around 60% actually get passed. Its shocking really as it was meant to be implemented to provide more homes in the countryside without building new structures but planners still refuse and in most cases for stupid crap.     One acre of freehold land £11,000. I am selling one acre private freehold lots of land at the lowest price anyone could find for one acre of their own private freeholds land. It is for people who will do agricultural businesses, i will even rent to people who are genuine agricultural business operators. Is there anybody out there that genuinely interested in one acre freeholds for eleven grand each acre? I only need two acres for my agricultural business but two acres is hard to find so I am buying a larger field to divide into separate private freehold small holdings. Most people are just talkers not doers.

      This is a great offer, especially for 1-acre plots like he says it is hard to find 2 acre plots as they are snapped up quickly and one area is big just watch my video on how big an area actually is. So if you can get it this price it is well worth it and also all chips in to bring utilities to the site will save a fortune. I know people want land to be around the corner from were they already live but if you can drive.
      Then you can drive from one end of the country to the other in less than 8 hours so does it really matter. Many people from down South move up to Scotland and can't get further than that and as he says fighting as a pack like wolves and like travellers do will give you more of a bight. Go for it you will never get a better offer than that, that's for sure. Well done mate

    So helpful watching your videos, thankyou 😅... I have a question please? we have an application in for 2 agriculture buildings currently waiting decision.....
    we own 19 acres, which we farm and have been for 10 years, we had a site passed 2015 which we sold. With cpl of acres, which now left us with our 19 acres, we have 1 shed on it now,
    (were a small holding) cattle)
    what way would pdr work, if we get the permission on the 2 new sheds, but wanted to convert 1 to live in, I've tried looking into it, but it's an absolute minefield 😢, I would really appreciate some heads up, many thanks 😊 D

      Hi, would love to give you all the answers in a comment but there's a lot to answer in that or those questions. For starters when permitted development of people building new barns they would have to use the barn first for agriculture and it would have have to be over 10 years old. There are easier ways to get onto the land to live on. Depending on what area you live in and what your local council is like..? So I would deffo be going for it, you just need to put a plan in place act on it and have answers to all the questions the council will ask, also what type of locals are around you and your land etc..?

    Hi please can you advise, we are currently living on our 6 acres without planning. What kind of business can we start to get planning accepted when we apply . I think I read somewhere that 1acre of vegetables growing is sufficient. We have a static on site as well as stables that were built with planning from 2005. .

    Hi Craig, thanks for all advice . We found a bit of land that had been declined planning for 2 houses but this was not part of an aggricultural buisness. Would this be too risky now as land to start a buisness and site a caravan because its on thier radar? Or would the same rules apply. Its 3.5 acres in Norfolk. Thanks in advance. :)

      I don't really know why they were refused robs because they wanted to just build homes in the countryside. But that does not stop you from starting a rural business. Lots of planning apps get refused and then later on someone else gets the same plans approved. I will say you have a better chance of planning being granted if you are working the land and being an asset to the local community but I cannot so how risky it would be without knowing the whole back story of the land etc. But again just because planning has been refused does not mean it will again and the land will not be on their radar unless someone calls the enforcement department if know one calls they will not come out simple really.     Sounds to don't build a house on the land , underneath it might help a underground house will save you money on heating bills & security.

    Thanks Craig. I have to move my static next year. Is the best bet to buy a cheap piece of land, move the static onto it and then go abroad for a bit so people get used to it being there? If I were to start a business I'm not sure what business it would be as I'm not physically that robust atm - what might be a feasible, and doable, business do you think? I though mushrooms might work. Also, how could I justify having a 'welfare unit' to build a barn?

      Hi, you don't have to build a barn to have a wealthfare nit any business on your land would need to provide health and safety for you and your workers. Just get it on there and get a business plan sorted what you need to understand is they are not going to check up on you once you have the permission to make sure you are doing what you say. My neighbours just as horses as a hobby and they have a static for wealth fare. The council are more concerned about changing the use of the land and if you are not bothered about that they who give a shit. They just don't want people buying cheap land and selling it on for huge profit and only one house being built on it etc. If homes are going to be built it will be under their rules so to speak. But again you can have weather unit for anything

    Hi mate could really do with your help I’m looking at agricultural land its just under 5 hectares when I say just I mean JUST 4.953 hectares.
    Don’t see getting permitted development for agricultural storage being a problem.
    I would like to live on the land of course in a log cabin mobile home (I live in wales) any advice ? I’m 23 this is my dream

      Hi in Wales you have the One Planet Development which allows you to start a sustainable lifestyle on land in Wales. Yes you will have to start a business but there are many to start and lots that do not take lots of time that can be included on the side like Bee Hives run along side some rural business or Speciality Mushrooms which sell for a good price not basic button mushrooms but Lions Main etc those sell well. I would advise on researching what is for sale in your area and maybe you will find underserved market and opportunities. I will say that even the One Planet Development wants detailed plans on what you are going to be doing and following up on things later down the line. So its not easy and trying to live on your own land anywhere in the UK is just difficult unless you have lots of money and others to do all the work for you and then you can just get on with your life while others do the work. This is why our system needs to change to allow people to build like you timber buildings single story to live on their own land. If we had a million smallholding across the UK it would help with fresh local produce, food security and you only have to look back at covid to see empty shelves. If there where a million smallholding growing lots of fresh produce of all kinds would be better than huge farming Big Agri growing mono crops etc. So you will probs have to start a business and if you watch my videos most of the info is in there. I would always say get the place sorted ready to farm and have a plan in place before you move onto the land and would recommend a cabin over a caravan all day long as they blend in better and if you are going to do it under the radar. Plant trees around were you will be building it and build it in an area out of site of dog walkers and locals who maybe able to look out their windows and see you and what you are doing. Apart from that and not knowing anything else about your land and the area personally its hard to say. But you have to stick at it and not be scared or worried about the council turning up because they will and they are just a form of bully really. Good Luck

      Do you think it would be wise to aim for 2 agricultural storage buildings (within my right 5 hectares) get those erected take my time and get a mobile home cabin in do not contact council if I’m confronted say it is a wellness unit, start a small business honey bees etc pull health and safety card

      I have had one enforcement visit in which I had built 3 buildings without planning permission and I just applied for retrospective planning and got it straight away. You just have to make what your doing Ie business-wise believable.
      I have also had neighbours comment about me on my neighbour's planning applications and me doing whatever I want, but as I say in the video they have to call the enforcement department they cannot just say you are doing something as an objection on another planning application. Plus like I also say in the video they have to give their names etc to enforcement and well Im not being big-headed here but they have seen what I did to one of my neighbours and well they know who rules this part of the village.
      But now they don't say shit as Ive been here years and I couldn't care less if they did. Im not one to shy away from a fight no matter who it is. So had a few run-ins with planners, enforcement and locals just dealt with each one differently. But I have never been refused planning even when they asked for extra £360 which I know some people would have paid but I was in the right and paid the right amount for my retrospective planning application.
      They must have thought he would pay as he thought planning would not be passed and the buildings were built so it would have scared some people. Like I say, you just have to be prepared and not let shit get to you really.

      I’m keeping my eyes open for something that jumps out at me because I’m ready to leave the rat race behind and work my own land.
      Do you know of any community forums online like the old field to farm forum, where a lot of info is shared?
      Maybe it’s something you could launch with your following.

      @@TOMCHANTVFX It all depends on the type of stable block, mine is built with interior block walls and good quality stables. Is the stable block or have they had a change of use to agricultural use if so then they can be converted along as they where built with full planning permission. So it a bit hard for me to say without knowing the details..?

    Do you need planning to have a static on your land as a welfare unit ?

      No they don't give you planning but you need a reason to have a wealth fare unit whatever that maybe. You cant just have a caravan on the land and not have horses or a small market garden or anything that you could say listen if I don't provide all the things needed for health and safety then Im breaking the law and if you stop me from providing those things you are stopping me from upholding laws to provide health and safety on site for me and anyone who come to work on here.
      Now that does not say they will give you planning to have it there and certainly will not let you change use to residential. But I know shit loads of people who have them and live in them and don't care about the change of use. There are 4 people around me within 200 yards who have them. Again might be what your planners are like and what the lands is, like in a historical area or something but just normal farm land. Yeah, you can get one...!

    Don't you have to tell the council in advance which 60 days you intend to camp?
    I thought they insisted on this?

      Not that I know of you might have to if you were thinking of having a mini festival or carboot and there will be lots of traffic that's because they would need to put things in place or should I say you would have to and they would make sure. But just siting a caravan they might come out but you would just explain its my land and Im staying here for 60 days piss off lol
