    Started my Realty Income (O) Position at $48.50 on 3rd October 2023.
    The Real Estate issue in the USA won't get better till late 2024, I see support at $45.00-$52.00.
    O Price Targets:
    - $48.50 (Already bought my shares)
    - $45.00
    - $37.00

    We own all three and purchased initial positions awhile back. We are currently adding to the positions to take advantage of dollar cost averaging.

    No mention of GAIN?
    GAIN has FIVE special dividends this year and the special December dividend is 11x more than the usual dividend (it's $0.88/share).

    I get the monthly connection to dividends for STAG and even the value portion. However, haven't many industrial REITS performed better, and have more upside? Just an example Rexford (REXR) has an AFFO CAGR of 14.8% over the last five years, and an EPS expected 3-5 year CAGR of 15%. This is compared to STAG with an AFFO CAGR of 2.78% over the last five years, and an anticipated EPS 3-5 CAGR of 3.87%. The biggest concern for a dividend growth investor is STAG's subpar record of dividend growth with a 5 year CAGR of just 0.78%, and Rexford has a 5 year CAGR of 18%. Rexford is just one example, Terreno Realty (TRNO) has also significantly outperformed STAG. STAG has a better valuation, but it doesn't nearly have the upside that the other industrial REITS have, and historically it has underperformed significantly. What is the value proposition of STAG over the better performing industrials like REXR, TRNO, or PLD? A lot of smart people really seem to like STAG, and I don't understand why it presents a better investment opportunity.

    Own O and STAG. Adding to these to when possible. Also adding to ARE and VICI. Monthly payment is not a priority , although helps compound faster.

    I have about 25 shares in O but looking to add to that each month at present. I’ve also got my eyes on adding ADC to my portfolio very soon.
    As a relatively new investor I really enjoy watching your videos and fantastic insight, it’s very inspiring 👍

      add stag it is a great hold stock dividends are ok but are well management team!! i visit there headquarters olus a great cash flow stock. O is a great stocks be consistent. ihave 80 shares i purchase 4 shares a month and stag 7 shares!!!!

    As a single mum who became a homeowner last year. It was a huge milestone for me! Having suffered large impact from covid ,On top of that, I'm also fortunate enough to have a pretty decent monthly income through my successful strategic investments. As a result, I have carefully planned for my retirement after my kids are done with college.

      Wow, very intriguing! Currently, I am looking for investment ideas or recommendations. Earlier this year, I hesitated and did not take any action till now. However, I am motivated to try something new because I am quite open to other investing opportunities. I want to retire in my forties or fifties.     The only monthly payer I have is MAIN. I own it due to the divisend yield, not that it pays monthly. I don't ave any problem with quarterly dividends.

    I have some Realty Income (O), Main Street Capital (MAIN), Iron Mountain (IRM) and Vici Properties Inc. (VICI}. Two monthly dividend REITs and two quarterly REITS. I especially like all of the special dividends Main Street Capital (MAIN) has been paying.

    Dividends from the stock market encouraged me to begin investing. What matters, in my opinion, is that if you invest and make additional money in addition to dividends, you will be able to live off of dividends without selling. It implies that you can provide that benefit for your children, giving them a head start in life. I've invested more than $600K in dividend stocks throughout the years; I'm currently buying more today and will continue to do so until the price falls even further.

    ❤ Currently holding as my top dividend play. O, SCHD, MAIN, and STAG money 💰 🤑 Monthly. Maxed out my ROTH IRA sad since the garage sale is open right now. But, nibbling on them in my taxable account until 2024.

      i also those stocks and schd for last 5years it great and times "correction" but reivesting and compound i have get 200 dollars a month on dividends average for the year!! from a dollar now 200 it has been great

      @@srourfamily Ohh, wow I can't wait until I hit the $200 a month mark. It's only been a year and I average $93-95 a month. Until it's the quarterly payers, then it's like $135 a month. I can retire in 5 years, I want at minimum $500 a month to cover household utilities 😊😁

    You can hit that income level in annual income before you retire but if you focus just on stocks it will take forever to get to that point.

    Would you suggest cherry picking certain REIT stocks over a mutual fund? For instance, Fidelity has a REIT fund, but the allocations are not attractive. The cost to buy individual stocks seems much higher on this sort of platform.

      I prefer having a few of the BEST REITs myself rather than owning a fund with 100s of REITs because the quality can vary a.lot! Good question. That is my approach.

      Don’t Fidelity having a fee for stock purchases. However their mutual funds have expense ratios.

    Realty Income is the largest position in the portfolio making up 6.83%, Agree Realty 1.55% and STAG which makes up 2.28%. All solid monthly dividend picks. I've also got MAIN to add to the mix as well.

    Agree Realty (NYSE:ADC) declares $0.247/share monthly dividend, 2.9% increase from prior dividend of $0.243.

    Always check taxes for qualified and non qualified dividend returns. Capital gain taxes are less than normal rates.

      Congrats on the home sale and hopefully you didn’t have to pay capital gains on it because it was your primary residence or you did a 1031 exchange. And I would stay away from stocks right now unless you have a specific reason or strategy and do what I do and invest directly in real estate through the BRRRR method and through DPP Oil investments like I do. But you have to be careful on who you do business with of course.
