    I really felt like maybe it was a mistake not to have a third bedroom, thinking it was a selling point, but the office became THE selling point, in my eyes. So well done.

    This type of instruction with the pace of the visuals is so helpful. Not everyone has innate design abilities, and you broke it down very well. Color and space are so important, as is light. Our dining room is in the center of the house, and has no windows. There's a wide arch between it and the living room, and interior French doors on the other side, but it can still be quite dark. I've used mirrors at both ends to reflect the light, and replaced the wood knobs on the built-in china buffet with faceted crystal ones. I use a lot of crystal pieces and silver candlesticks to pick up more light. I always wanted that typical English Country red dining room, but realized we needed something lighter. We did a pink faux finish using a cranberry glaze (removing much of the glaze with a wallpaper paste brush). With our antique furnishings and the barrel ceiling, the room is magical at night. My friend says she feels like she's in the cafe from La Boheme. I have had to dial back my love of knicknacks due to my big boy cat who loves to leap up and inspect things, and will not leave silk flowers along. Hope you are feeling better, Laine.     Sizing furniture to a rooms scale is crucial-I see so many homes where the sofas and chairs are way to oversized. And usually fitting a king size bed into an older home is challenging and overtakes the space. Great decorating tips!

    Pearl looks spectacular! I'm amazed that most people don't know the basic elements of design. It seems so easy to just go to the furniture store these days and pick out some generic, trendy pieces without really knowing if it will work in your space or not. I'm an eclectic maximalist too, and it adds so much interest in the home, IF it is styled correctly.

      I love watching creator's ads! There's a girl I watch who dresses up as a 1950s housewife & does infomercial style ads, another guy uses his 3 cats to act everything out & this other guy writes out scripts for him & his teen son to act out poorly. Ads bring out the creative side of people & us viewers love them. Genius on the sponsors parts!

    It was obvious the built in cabinets weren’t a desk! And your rooms are large… on camera my 3500 sq ft craftsmen also looks small.
    You decorate beautiful. You work hard and bring these homes back to life! I can’t wait to see the others you purchased in the beginning of your journey on You Tube.
    You’ve taught me so much. And I appreciate more than you know! Learning from you makes me feel like a pro! ( I’m not) lol
    My husband is even putting down a vapor barrier In the raised part of the foundation that isn’t out basement. Why? Bc you taught me how important it is. I was able to get all that alligator shellac smoothed out… denatured alcohol… and steal wool… you taught me. I’ve brought back all my original door hardware and crystal door knobs. I knew how to tell if upstairs trim was always painted or if I should strip it… I’ve learned period appropriate items to use. And now I get to learn how to better decorate with all the antiques and pottery ( ironstone)… antique quilts and oil paintings… silver… brass… I’ve I inherited and collected.
    Don’t let anyone make you feel like you need to defend yourself! You’re way too good for that. You work too hard… and you guide so many of us
    Perl is beautiful. She has plenty of room. Everything always looks smaller on camera. Her spaces are everything they should be. The lighting is stunning! Anyway… good luck. She will sell soon. It’s just a hard economy with interest rates right now. Hold tight for what you deserve for all your hard work. Can’t wait to see the others you purchase a couple years back!

    Wow! I loved this. Thank you Laine! I'm a minimalist by nature. I'll find amazing items but then think 'I'll just have to clean it.' My living room literally has a couch & lamp. I find houses like this super beautiful but when I've tried to mimic it, it looks like someone emptied their thrift sale in my house! I'll keep these lessons in mind.
    BTW, I didn't see the comments on the office but when you said them I laughed, who actually thought the shelf was the desk?! 😅

    I've been decorating with antiques in my own home for years and just realized I've been following some of these rules and didn't know it, lol. I'm big on creating balance with color and good symmetry, otherwise a room will drive me crazy. Still, I learned some new things, like grounding the wood table with a rug when you have a wood floor. I'm getting ready to decorate my dining room and just decided yesterday I should put a rug under the table. 😂😂 Thanks for a clear, concise, and helpful decorating lesson.👍

    Laine, what a spectacular, informative, educational, and very needed video! This fantastic training is truly something that everyone can use over and over again inside their homes. You have definitely confirmed many things for me today. Pearl is going to sell quickly now that it has been beautifully and tastefully staged. As I'm sure you are very aware, in today's world, many people unfortunately do not possess the keen ability of visualization in a vacant house, so staging has not only become important but also mandatory. Myself, I prefer visualization, which allows me to envision where my things would go and/or be placed. This is another great video, L&K! Thank you both for all that you do! GOD bless!

    Well I wouldn't be surprised if someone wants to buy Pearl fully furnished! You've styled this house better than any other business could have, well done! I agree that people tend to put big ol' furniture in a room, it's okay if the room is big enough for it. Great lessons.

    Every room is gorgeous. I love the wallpaper and tile throughout the house and the pantry is so inviting. Having the refrigerator and microwave in there allows the kitchen to continue to look like it's original period. I enjoyed your tips and tricks. I don't like putting furniture up against the walls unless the room is too narrow, and I enjoy turning furniture slightly out of the corners to add depth and surprisingly more space. You both did such a great job.

    You guys must have the best collection of antiques. Looks great! I was gonna say I love the Raphaelite theme, but I looking it up to double check I guess it’s Pre-Raphaelite. The sort of Greek goddess romance & natural feel is really pretty & timeless. I like how light & practical everything feels. I can see how the camera affects things because that queen bed looks so small until it pans past and also the dining room wallpaper has so much more color up closer. Enjoy ur channel! 👏🏻😸Rule of thirds & harmony are probably my favorite design elements that can be applied to any art/design form.

    We live in a 100 yr old farmhouse. The fun part is the rooms can be flexible. Our guest room does not have a closet, but our dining room did. We use our huge dining room area as a living room. Our parlor could be a bedroom if we chose as it has a closet also. Old houses are cool this way. But in real estate, a bedroom has to have a closet. 😊 But once you move in its yours to do as you wish.

      Yes! We’ve actually sold 3 fully furnished. I’m afraid I don’t have a good book to recommend though.

      I have sold one mostly furnished. I provided a list of items to purchase as a separate document: the buyers checked off which items they wanted and gave me a separate check.
