My wife and I are considering a retirement move to your area and plan on being in Greenville the last week of June. With the new changes coming I guess I have to pick someone to work with and commit to by signing the buyers contract. Hey Will , enjoy your videos. So in my efforts to explore your area I’ve discovered something new and unusual to the real estate market. So what’s your professional take on having to sign a legally binding contract just to work with any agency? And I also heard by August it will be Nationwide. What’s the deal? Where and how did this come about. Thank you, Anthony
In order for a buyer's agent to show homes/work with a buyer it'll be required that they have a buyer's agency agreement signed, starting this Summer. Also, sellers will no longer be required to pay any portion of a buyer agent's fee like they are now, however in my opinion most sellers will still offer buyer agent compensation because most people understand that will likely result in them getting the most activity possible on their home, and also yield them the highest sales price possible. Happy to discuss this more over the phone, and I may make a video on it once it goes into law. No laws have been passed yet. This will hopefully be a net positive for the industry. The more professional, full time Realtors who actually offer their clients value will last, while the ones who do not offer their clients value will not.
Check the crime rates in these locations. I'm a transplant from California and have lived here and did deliveries for several years in the whole upstate and I have to say none of these areas would be one of my choices. Do a lot of research online.
