Good descriptions...confirms some of my decade-old intentions---I shopped for a plot about ten years ago and the different enclaves had different- sized plots depending on who the people historically were in those areas, from 1/8 acre sardine can plots for mill workers to 3/4 acre for a house north of downtown ...new developments in the burbs of Spartanburg are overpriced rackets I've already experienced and witnessed in Austin, Houston, Charlotte, and Nashville, and baseline cost for land start at $25k for a raw plot then you need over $200k to build. Eventually I found a $6k scrap plot in a city zoned area that is functional to build on but it's beyond Seneca, and I wanted to be out that far to avoid this kind of gentrification...so basically I avoided Greenville.

My property tax for King of Prussia PA area 2400sq ft is 7.5k yr townhouse.
Woah. There's only a few luxury communities here in our area where you're paying that type of property tax per year.
My property taxes 1400sq ft house on 1/5 acre is over $15,000 per year. Long Island NY.

Do an inspection, especially on a new home build. Always, always do an inspection. It is vital, never purchase a home without one. You need to know what you are buying and what potential problems you may be faced with in the future

People get your inspection. I’ve seen the bones of SK homes while being built. Looks like a child built the home.
Everything is relative. After living on Long Island, Rochester, NY, Nashville, TN, Delray Beach, FL and a few other places, I'm very thankful to be here in Myrtle Beach. People who complain about traffic should live in New York or Nashville, TN for a few months. The weather is ideal, cost of living is low, and the beach for us is five minutes away. We live near Market Common which is a nice and safe area with small shops and restaurants and a nice area to walk around. I'd love to visit Greenville sometime - I hear many good things about that city too.

How much you charge for representing the buyer that uses your services? 2-1/2 or 3% compensation? Listening to your commentaries about using your services, you never mentioned these , are you hiding something or it becomes a surprise afterwards? I believe that for some of us that being thinking in moving to the area will like to know. Thanks and hope that you touch the subject.
I have had ew ent experience with what your inquiry asks… but with another realtor. The builder pays him 1% and we pay 2% of the total purchase. I imagine this is standard practice. Good luck.

You cannot compare Florida and Greenville. They are completley different looking states. Florida is gorgeous and SC looks like every other state.

Hey I've seen your comment on a few videos and wanted to say he's not saying much about it because there's not much to say. We got a little bit of flooding that's gone now, a bunch of trees fell that are being cleaned up now and some people had trees fall on their homes. Nothing like what Asheville got. A lot of the b-roll in this video is from yesterday and as you see not much has changed in Greenville due to the storm.
i’m working from Kansas City on Insurance claims & i’ve been in & around Greenville for almost a month now & you’re totally right. beautiful homes but still a lot of clean ups & houses in nice neighborhoods affected.

The old mill house flips are the worst in large part because they were so poorly built to begin with. There is too much to address that the point between the money you would have to put into the house to fix it properly and what you could sell it for makes a truly proper flip almost impossible except in the highest priced parts of town that allow for the extra money to be spent. I have gone with several friends to look at such homes over the years as I am very experienced with framing and general construction and I have yet to see one where the foundation was ever full addressed. I'm not saying that they don't exist but after looking at roughly 30 of them I haven't seen it. And don't assume that because a licensed contractor did the work that they did it correctly even if it was inspected. A lot of them cut corners where they can get away with it. Make sure your inspector is very well versed in construction and codes otherwise you'll get a long inspection report of insignificant items that get addressed but deal with real problems later. And if you can have the repairs inspected because the fix often isn't worth a dime.

Any recommendations for builders of honesty and integrity who will build custom or semi custom under 300K? A lot of guys out there decided to cater to the luxury market especially during the pandemic and it has become almost impossible to get someone to look at your plans if you say you budget is under 300K. Profit is profit and work is work and there is still good profit to be made below 300K but when banks are still willing to lend far more than they should considering the fall of construction costs it is tempting for builders to keep trying to play the system. I suppose because banks judge everything on comparables builders still seem to be able to demand well over $200 a square foot because a bank will finance that price even though they could profit plenty at $130 a square foot. Sounds good but you have to have buyers. Maybe Greenville is just too popular and there's no shortage of buyers. But is there anyone building decent homes for people with less than 120K a year incomes?
I’m sorry you’re not going to build a semi custom or custom home for that price in our area. Maybe 50 miles south of Greenville, but you’d have to purchase the land and probably GC the build yourself.

Greer taxes might be higher due to Greer attends Greenville school, even if you live in Spthg county.

On Long Island are property taxes are some of the highest in the country. Our roads are total garbage. Might as well move to SC and pay less for the privilege.

Williamston sc is a great small town in upstate South Carolina and it’s only about 45 minutes from downtown Greenville and 20 minutes from Anderson. The community is really embodies, southern hospitality.
How is the recovery going there in Greenville after Helene ?

There's no radioactive threat to residents. Yes trees were down all around the lake. The lake itself is fine.

How safe and hospitals/medical care for us old people?
Spartanburg has a large nonprofit hospital system , with the main hospital and Many Black campus being in the city. It also Pelham Medical Center near the GSP airport, hospitals in nearby Gaffney and Union and doctors practices called Medical Group of the Carolinas. Among other things, the hospital system has a Level 1 trauma center, cancer center, and women’s breast heath center. Wikipedia states that the Spartanburg Hospital system was the first in the US to develop a HERT team for disaster response.
How safe and hospitals/medical care for us old people?
If I had to move back to Greenville County, I don't think I would consider anywhere but Fountain Inn.

The Easley you describe is from 10 or 15 years ago. They do have Sam's Club, Academy, Home Depot, etc., and all the traffic that goes with that.
