Sounds good. The intersection of Curtis and Main gets very slow at times.
Loving all the updates to the infrastructure ❤
Wiil there be a public pool ?
Good point. When I lived in FL it was 8-9 hours drive to GA.
All commercial space or are the rentals residential?
Thank you.
Just wondering Will.. Do builders offer any incentives to a buyer with cash?
Definitely. Many of my new construction clients are cash, and all of them get incentives. Shoot me an email and let's chat. wcsawyerjr@kw.com
good stuff, bro. thanks for sharing!
Glad you enjoyed it!
@gvlrealestate now we just need Union Bleachery (On the Trail GVL) to get moving!
Every ‘local’ lives somewhere because somebody in their family line relocated there at one time. None of us has any claim to an entire region. Growth is inevitable in any city. And good humans tend to see the positive in other humans. God bless.
Insinuating that those who do not want to live in an urban area are not "good humans". Wonderful mindset you've got there.
Wow! Busy place. Thanks for all the info, your video was great! It really helped us plan to move elsewhere.
Glad the video helped!
Blind horse bwas a great place no problems went there for yrs they. Closed because of the liquor laws. Same as everything else in Greenville they need to fix that. Nuts crazy to charge that amount
Yeah it's a shame
I hope the developers have kept the resulting increase in traffic in mind.
Keowee is nice but Jocassee is unparalleled
@@bmeares no denying that
I lived there for 5 years, 2 years ago.... it's a minidenver which is a mini California. Cost of living is EXPLODING! DO YOUR RESEARCH! Beautiful city tho!
Sir can you send me a listing of all brick single family homes
Add in..... can't take another hurricane with multi-day power failure.
All you care about is money without regard for the locals and the overpopulation you are promoting. Your well rehearsed hand movements to your heart mean nothing but ring hollow and shallow! In the long run your greed won't go well for you and the beautiful state you and your shortsighted city managers and greedy developers are forcing upon the state. Sad!
I worked with Will. I haven't found him to be greedy or insincere. The "we're full" comments are counter productive. It solidifies the fact that Greenville is great since you're so adamant about defending it from overgrowth or change.
Don't shoot the messenger. I doubt Will had any say in these projects. I'd rather know than remain uninformed. Personally, I'd prefer to relocate to a stable area. Not one experiencing massive changes or growth.
What can communities do to get citizens excited for growth? I feel this fear of growth exists in much of the US, there must be a way to welcome more people into existing communities or we are destined to end up like parts of Europe where homeownership is not for the masses anymore due to endlessly rising prices, due to limited supply. My Gen Z family members will really struggle to find a place to own property anywhere near work.
@@KyleSmithNH Not everyone wants change. Frank Lloyd Wright built Taliesin West in what was then a very remote area as a hedge against urban sprawl.
The very last thing you want is a shrinking city. Americans need houses they can afford, and Greenville is one of the few spots where starter homes are available. In many places, 2 and 3 bedroom, single family homes do not exist. The lots are simply too valuable for such a small house. A young person at the start, or early in their career simply can't afford to pay $500k+ for a fixer-upper in a high tax area. Here they have a chance at the American dream. It may not be easy but at least it's possible.
I plan to move from Seattle to Greenville SC I need some tips before moving.
Mee too from Seattle and looking for suggestions on house hunting in Greenville area.
Tip one it’s conservative so don’t bring woke politics

Sounds like it would be a good place to retire..... despite the 7% state income tax. Any nice townhomes or mid-rise condos near downtown?
Quite a lot. Have you seen any that looked interesting? Email me at wcsawyerjr@kw.com. I'm happy to reply with a few projects as well.
@@gvlrealestate Haven't even looked.
Hi Will. Your content just keeps getting better. You visited with us in January’24. You were so very helpful on many fronts. The car tour with Mike was great and the time you spent with us was so valuable. We moved to Reidville in November. Through you and the information on your channel we’ve learned that our relocation to the Upstate was a great choice for this KCMO couple. 😎
Welcome neighbor!
I hope the place has more personality than yourself.
:)
The taxes in Massachusetts are high and the roads are terrible:)
bad combo
Yes, there is always the risk of property values going up as people flock to the area. In addition, I'm sure some roads will get congested and need to be expanded. However, at least the suburbs I'm looking at down there seem more stable, better climate, better veterans benefits, more friendly people (can't speak for everyone flocking to the area, I'm referring to the long time locals), economy seems to be growing. Where I currently reside, it is so damn cold in the winter that it physically hurts my body. The rent and real estate is sky high, taxes are high, they think raising the minimum wage over $20 is going to fix these issues, but long term residents with careers barely get paid that much over their lifetime, but suddenly a burger flipper makes as much as them and potentially more than a teacher. The politics up here are wacked and they want to change the constitution that I swore to protect. The roads here are even worse than what your locals talk about down there. They just redid a bridge on a nice two lane road here and this winter there is a pothole so big it is eating tires and wheels and the city isn't doing anything about it. Will S.C. have some issues that arise when I move? Of course, but the negativity of where I'm coming from far out weighs the issues I might have when I come down there. I can't wait to meet some new people!
Will thanks for the vedio. Who are the builders building in Robinson Greer with mountain views? Is the school district good in that area?
There's a couple different builders who've built homes in that neighborhood. I know Apex Development has a couple on the market right now.
I think it’s great so seniors relocating will be able to afford housing.
Sad. I saw the Calvary Baptist Church NYC (listed as national landmark) demolished and replaced with yet another glass tower.
Per an American legion member, the site was mostly used as a museum and not a meeting site. The members unanimously decided to sell.
@ Once a historic site is erased it can never be replaced
Which would be best for a successful 29 single girl (my daughter), loves to be out and about, music, and wants to meet a nice country boy with a great job?
Has she checked out downtown?

Do you suspect the development will remain reasonably priced once the development gets started and finalized built out?
I am sure they will remain reasonably priced.
NO.....THERE IS LITERALLY NO ROOM IN THESE AREAS HE'S TALKING ABOUT. Greenville is no longer green...it's so upsetting.
Will is there any subdivision in simpsonville that are 5-25 yrs old or is it a lot of older homes ? Also can you tell me towns that have community pools Thanks
What price point?
@ 300-400
@@Holyheart1 There are currently 35 Active properties in Simpsonville area that are 300-400k 5-30 years old. Over the last 12 months, 351 properties matching the same criteria have been brought to market. I think you're in luck! Email me at wcsawyerjr@kw.com and I would be happy to continue chatting, and I can send you that list of homes for you to review. Please mention your comment in the email.

The Upstate is full. I hear Tennessee is nice....
Just coming back today from a weeklong exploratory trip in this area and had the same experience with an emphasis on Travelers Rest that we found beyond overpriced for the location (not close to much) and its lack of what it has to offer. There is a cookie cutter DR Horton development nearby that we happened to drive by and looked at. The prices are insane what they’re building. As for Greer… it might be ok for a stroll in the SMALL downtown area but we drove around a lot and ended up saying “no thank you!” Unless we missed the potential nice/decent parts…
Did you go to Simpsonville or Greenville?
@ Greenville yes. Nice but too expensive, too urbanized for the lack of adequate roads. Looking outside
I'm going to this area in April to check out neighborhoods I might like as I plan on retiring in the next few years. I went to Tennessee in October and loved it but the housing was expensive as no one wants to move out of the Crossville area. I was thinking of Arkansas but it is really far from family and friends
What about medical facilities in and around Simpsonville?
Several clinics, an emergency center and within 20 minutes of three major hospitals.
SC is a dump. Backwards. Rednecks. Thanks, but hard pass. Your accent alone is annoying.
Thanks for the Tips Will. I'm seriously thinking of relocating from Berkshire County in Western border of Massachusetts.
Let's make sure we pick the right spot for you! Would love to help when you’re ready.
@@gvlrealestate I appreciate that, I will keep you on my list of possibilities. I am working with Veterans United and they usually assign who they think is best. However, that doesn't mean you can't use somebody else for buying. Keep up the good work. It's hard sometimes because the locals can sometimes think areas are becoming overpopulated. But then there are families like mine that were born and raised in the wrong region. I will just say my believes don't align with most of Massachusetts. I feel like I don't belong here. When I was military and lived in VA Beach I felt more at home than ever. But that area is too busy for me. S.C. has excellent veteran benefits!
So you moved here and are now attracting people here from other states? Are you sure these are the people who will continue to vote to keep it a super majority red state?
I find that people that choose to move here have common interests of those that already live here. Most of the time.
Simpsonville and whole Greenville area definitely thumbs up. Love the area for many reasons and want to retire there.
:)
I greatly appreciate this very candid video. Unfortunately... it leaves me with the feeling that I now have no idea where I'd be happy. Perhaps a video on areas that are more stable as opposed to those experiencing rapid growth and transformation?
Good point, we will look into doing a video on that!
We don’t want there poison batteries here.
People will be surprised when they hear.
💯💯💯💯Greenville is number 1
Pickens better📍💪💪
Hey Will great video can you do a video on good areas to move to small down towns and reasonably priced homes 300-400 range Thanks
I have a video on small towns. Have you seen it?
@ I'll try to look it up Thanks
Gotta mention California for views smh
Nice little airport too.
Yes, GSP is a great airport!
Can't wait to Get back there
Thanks Will! Great to know for our next visit. 🙂
Enjoy the caffeine!
Californians go ahead and go there! Texas has some very bad traffic
Great video, Will. The stats I saw earlier this month in terms of net migration rates, Texas and Florida have fallen out of the top 5 due to their extremely high property insurance rates (FL) and property tax rates (TX). The top 5 now are; 1. South Carolina, 2. Delaware (a state Liberals are fleeing to), 3. North Carolina, 4. Tennessee, 5. Idaho. Florida and Texas still have strong growing, just at a lesser rate.
