- In this Regency Renovation episode, John shows us the latest progress on the floorboards and floor joists. Mark demonstrates the measures being taken to support the floor joists within the bathroom. In another area of the house, due to water leakage and woodworms, the floor joists are damaged, and John takes us through the replacement of those floor joists. Fairplay guys! I've been building for 25 years and a time served plumber so I fully appreciate what you're doing here. The lengths to which you go stands out an absolute mile!
Pro tip tho, when drilling them large 4 inch hole saws, start the cut then put one or two 5mm pilots on the inside of the circumference. Then resume with the cut. Allows cooling and causes a lot less clogging on the bit. ;)

Ricky taking tiles off without goggles! As a minimum, with occasional shards of glass-like tile shooting off when they break, googles should always be worn!

Vids are brilliant. I've moved into a new victorian house.. 130 years old. Upstairs floors have a bow to the tune on 40mm in the centre of the room.. can you do a vid on levelling this kind of floor.. keen to have a crack if it's just a case of pulling up floor and packing.. but good to see how the pros do it! ;)
Always good viewing. Just heading over to my Edwardian renovation - similar problems with rot, knackered plaster etc. I spend all my time time tapping walls, joists, render etc.

Another enjoyable video. As a retired surveyor, I thought you would have used a dpm, on the new joist ends at the bay window.

A few ‘Gotcha’ comments below in regard of DPC at the ends of the joists, these guys clearly didn’t watch all the previous vids on the extension where you showed exactly this 🙄😂. Keep up the quality work guys 👍🏼

No dpm around the ends of the new joists. Other than that...ideal
DiY follower. Love the content. At the end of the video how we're the joist fixed to wall once in place? Hangers?
The joists were sat in pockets on top of the wall below, so no need for hangers. The pockets get pointed up, and noggins fitted in between to prevent any movement.

Are you going to be putting lime back in, plaster etc? Because otherwise you could get some serious damp issues after a few years if you don't allow the walls to breath even if you have fitted damp proofing? Particularly on the ground floor given the solid wall construction and if the cladding on the outside is sealing it (the other option there being limewash/limecrete on the outside)
Hi Edward the whole external wall has had the old cement render taken off and lime plaster has started to be put on but as you know this is a longer process because of carbonation and wetting down and lots of meters to do, interior lime were we can. Thanks for watching all the best Tony 👍

All internal walls on the external elevations will be re-plastered with lime plaster. One side of the property is also being rendered with lime plaster, as the original render had blown.
As you mentioned, it's important to ensure these properties are able to breathe, otherwise damp issues will occur.
This property will be renovated as conscientiously as possible, using the correct methods and materials.

@@BuildWithAE Yeah I know, soooo much more effort but worth it in the long run! Awesome to see you guys are doing a proper job on this, a lot of companies wouldn't bother and would just cover the place in cement and gypsum because it's quicker and cheaper

A lot of old properties I believe had Lime plaster. I see that leaky wall has plaster damage. What wall plaster used to repair and smooth the wall and what would you normally use now in modern days plastering these old buildings?. Can you still get Lime plaster to use for the repair?
Hi Rail Man,
All of the exterior walls which need repair work, will receive lime plaster. The outside is rendered with lime render, so by using lime internally, we allow the walls to breathe as they are meant to.

The joists were only temporarily placed in. They were all wrapped prior to permanent fixing.

Not sure thats necessary on an upstairs chamber floor is it?. Correct me if i'm wrong but a well maintained property shouldn't be getting any water on the ends of any upstairs floor joist.
Hi NB you are quite correct aproperty shouldn’t, but as we live in a real world this does not happen, the building is an amazing beautiful old building that needs some TLC as many old buildings do that’s what we do thanks for watching all the best Tony 👍

It definitely is going to be a beautiful home.
The video only shows them being temporarily placed. They were slate packed and mucked into the pockets and then noggins installed to prevent any slipping.

Ah such helpful videos! How time consuming is it for someone to replace joists? Our bedrooms upstairs in our 1930s semi, both sag in the middle and it drives me insane as it’s so noticeable. Am I right to think it would be the joists? Is it easy to take up floorboards without breaking them?
Hi Rebecca much appreciated, it’s definitely the joists it is easy to replace the joist and take the floor boards up as well you may have wires and pipes that might need to be addressed. I would only tackle this job if you are both keen and experienced DIYers if not get a Carpenter in all the best Tony 👍

Unfortunately not. We slate packed them, so the tops ran through and then put furring strips on the underside for the ceiling below.

I have 1930s home. I suspect the floor joists are potentially rotten due to damp and condensation issues. It also needs a brand new boiler, pipework and radiators (full heating replacement). Can I do the plumbing over the winter or should I do the floor work first?

What causes a creeky floor board? I need repairs doing in my home i just dont know what needs fixing 😢
Hi James we’re the boards creaking tap the nail or screw home, check for pipe runs and electrical wires if you going to put additional fixings in all the best Tony 👍

I was hoping you may have been able to re-use the joists by cutting a foot off each end and putting them in the slot behind (ie only replacing the longest one). I know you've done the job well, it's just I get sad seeing beautiful old timbers get taken out to the skip!

It would of been great to be able to re-use them, but unfortunately there was far too much rot and woodworm in them to safely do so.

Love your videos and they are very informative but the health and safety is shocking.... No safety boots, dust masks or knee pads..... You guys are important and your health is something you should not compromise on especially when safety kit is cheap as chips.....
Disagree! Why at this point of a job would anyone be wear site boots, ruining new floors? Your point begs the question how old you are. From a personal point of view my knees are as hard as nails, I've never worn knee pads or ever felt the need to, whether flooring, screeding or anything else.
@@TheMarky63 I don't understand the point you are making..... Health and Safety is important for everyone and if you don't want to take that on board then when an accident happens, you only have yourself to blame and no one else.
I've had a broken toe and it hurts but the point is it puts you out of action and you can't work which mean no money coming in....
You say your knees are hard as nails..... good luck with that when you are older and they are shot..... You will remember this conversation.
