    I live in Helotes and work downtown. My commute is way better than my commute was in Dallas. Traffic in Houston and Austin is much worse. Love living close to the RIM, La Cantera, Medical Center and UTSA. Can’t wait until the construction on 1604/IH10 is done.

      I am leaving SA because of the non stop construction and idiocy of the city planners. I live in the Cross Mountain Area and the cheap home builders of Lennar are trying to build crap housing over the aquifer recharge zone, create a massive over load of traffic, and devalue the homes in my area. I am going to get while the getting is good when the spring hits. San Antonio will be the next New Orleans. It is headed to complete ruin.

      @@wisdomaboveground Yes and no. I do miss the hustle and bustle of working downtown Dallas. There are a lot of professional jobs and there are parts of Dallas that are beautiful like the Highland Park Village (shopping) SMU/Mockingbird Lane Area, lower Greenville, Prestonwood, Knox/Henderson. Frisco and McKinney is great for families but expect to pay more for housing, food, etc. If you want a slower paced more peaceful way of life, San Antonio is the way to go. I suppose it depends what your lifestyle needs are.

    Been in and out of San Antonio since the ‘70s and have lived here full time since 2014. It’s simple. If you look at San Antonio as a clock face, go outside 1604 between 9 and 1 o’clock if you care about safety, schools, resale, rental opportunities, etc. if you can, be outside the city limits for property taxes.

    I live in helotes, and we actually have many amenities . We have La Cantera, The RIM, Six Flags, Bandara Point, and more within five minutes of here. Not to mentions that we are 8-10 minutes from the medical center, and 15-20 minutes to downtown. Yet most San Antonians avoid downtown, because the one way streets and parking are horrendous.

      LOL It's not 5 minutes to Fiesta Texas, La Cantera or the Rim from Helotes. I used to drive that every bloody day, and the only time there wasn't a massive backup at the 1604/I-10 interchange, or from UTSA/Valero traffic was at night. Daytime/rush hours are monstrous.

      @@aquariaaustin2077 well the interchange construction is screwing with all the traffic with in the North West area. it's 4 more years, until the construction is complete. but when traffic is low, it's about five minutes. I should know I've lived here for 20 years.

    Great video! I wish I saw this before I closed. I bought in Castle Hills, TX. A lovely mid century home almost on an acre and swimming pool for 420k ….. Being centralize, near SAT and small town vibe with space between neighbors was important to me.
    It’s ironic I can walk the streets of Castle Hills it feels like a small town in the South yet We’re right in the middle San Antonio. Lol

      Thanks for connecting! It’s so true people have the misconception that the further out you live from downtown, the more space you get which is 100% wrong. Do you have suburbs like Castle Hills, Hollywood Park, Alamo Heights with houses on huge lots were you don’t feel like you’re in San Antonio but you’re super close to downtown

      Hi, Castle Hills is nowhere in the middle of San Antonio. It was a very stylish area in the 70s along with Hollywood Park. This guy is trying to sell crap out on 1604, and the traffic is unbelievable. Well wishes from a Monte Vista Terrace resident.

      In general of neighborhoods. In Mexico City, when you leave a busy street next to road, you get into a traditional neighborhood, you’ll find that it’s very peaceful and quiet despite being a mega city that decently concetrated

    As far as property taxes people that are 100% military vets, disabled military vets, don’t have to pay property tax. Yeah, clarify that because a lot of people that moved here to retire don’t know.

      Downtown is good for family coming. Everything else is terrible. I got nicked by 8 cars going on to frontage roads while I had right to walk. You pretty much have to live near a transit center if you walk. Plus down town only had 1 out of the way grocery store. Others are expensive specialties.

      We bought our house here at 1604 and O’Connor in 2014. It’s quiet. We love it! I know it will be growing, but hoping it keeps the same general vibe.

    I like how you named it DONT live their but every one of these neighborhoods is exactly where you would want to live. Could have done the whole video on culebra or the east side and west side. None of this made sense because all these neighborhoods is where even local SA people want to live or get to some day. This vid really didn’t make much sense

      Hey Dylan! I do name reasons why some people wouldn't want to live there but it's hard to gauge what exact thing people want, everyone is different. Fair housing laws prevent me to label areas but I think it's pretty informative. :)

    I'm going to have to disagree with you about the bus system . San Antonio has the best bus system in the nation. In downtown San Antonio there's more than 50 Route going through in-and-out of Of downtown San Antonio . Every route that you take meets with another route at your convenience. And the fare for the bus it's only a $1.30 . With a 2 and a 1/2 hour transfer. And the busses are brand new .

      The bus system in downtown is mediocre but it’s better to walk and outside of downtown the bus system is terrible, half the time the bus doesn’t show up when they say they would.

      😕 The bus system is a hit-and-miss. It completely sucks when it shows up earlier than planned or even worse not at all without warning, which can leave you stranded and guessing if you have to wait another 30 minutes or an hour. The only buses I found reliable were the 93 and 94 routes.

    Best place to live is a house that’s near to a Costco, Walmart, HEB Plus, Whataburger, Movie Theatre, Olive Garren, Taco Bell, Gas stations, car washes. (A home
    That is near all of these places, not just one but a home needs to be near all of these places because of the heavy traffic and convenience. LOCATION! LOCATION! LOCATION! Ppl!!!

    I built with Meritage homes in Boerne area. Nice hill country views, about 10 minutes from the RIM. Whoever is thinking about San Antonio don’t! Boerne is the best

    Government Hill is right across 35 from New Braunfels Rd. The part of the east side that developers gentrify.

    I’ve been living downtown area since I was born and people suck. Everything starting sucking more once they built the Pearl and bunch of fking apartments. Us that have been living here for years now have to pay all these extra taxes. Ugh

    I love Timberwood Park and we built our home in Kinder Ranch. It's perfect, quiet, and we love the short drive to Canyon Lake.

      South, East, and West side of town. North to North East are the more affluent lower crime areas.

    They can't build houses fast enough in the Woodlake area on the NE Side of San Antonio, it's county not city so the taxes are cheaper and one of the only few areas that still qualify for the USDA 0.00 down home loans. In addition, housing is popping up everywhere along the 1604/I-10 corridor on the East side for the same reason. The 35 corridor between San Antonio and New Braunfels is exploding in growth with the Tesla plant coming to Cibolo, much more reasonable housing prices, better shopping, easier commutes than almost everything you listed in your video. San Antonio being a wagon wheel layout of major highways, it's pretty easy to get around almost anywhere in this city. Hollywood Park and surrounding areas are mostly 70's homes with older demographics that are now seeing younger families start moving in and many of the houses being flipped and modernized I think your video was pretty cliche on the older communities of San Antonio.

      @San Antonio Suburbs - Tre Serrano The 09 district (Alamo Heigts, Terrell Hills, Lincoln Heights) us no longer the shiny exclusive area it once was, with many of the wealthier residents relocating to the Stone Oak area. Yes, you still have a few pockets of high end growth, mainly around Quarry Market and on Broadway by the Pearl, but your description of this area is what I found cliche, not your entire video.

    I was presented with an updated 3/2 in Alamo Heights for $435k off-market which would give me a mortgage of around $4000/month... Would you rent that long term? or is that a better area to STR?

    If your son is in high school and wants a chance to win the 6A state championships you want to live on the Northwest near Harlan HS. Not to mention their academics are amazing. We chose our house based on this and not everyone does for sure, but we got a new home exactly like the ones being built in Stone Oak (same materials) for half the price.

      helotes has one of the lowest crime rates in San Antonio, and is quiet and relaxing.

      Alamo Heights, Terrell Hills, Olmos Park, Terrell Heights, Northwood, Shavano Park, Hill Country Village, Castle Hills, etc. These are the safest non-gated neighborhoods in the city. They're also the most expensive. That's life.

      They are. We live in Stone Oak and love the area. Taxes not so much. A home in our subdivision goes up for sale and is gone in under a week.

    I don't know what is your grudge against San Antonio, San Antonio is a great city, visited by millions of people from different counties, violence? Like any other city.
    San Antonio is close to Mexico and its culture is very good, San Antonio is famous for its food and its celebrations, stop saying negative things about San Antonio.
    If you are a business owner and you had a bad year don't blame San Antonio, get out and fine another city.

    I have lived in San Antonio Texas my whole life. To sum this video up... Don't take his information as valid. If your moving to live in SA, stay completely away from the downtown area. The Pearl is part of the downtown area as well. Crime and the homeless are scattered all over the downtown area. Bandera and Helotes are terrible to live in. The traffic out there is horrible and far behind their development and Stone Oak is in the same category. Alamo heights is a decent area to live, raise your family but its on the higher end.
    Hollywood park recently has reported an increase in crime w shootings and car thefts.

      This is to caution people about living in certain areas because there can be misconceptions. There’s so many different lifestyles and culture around San Antonio it’s hard to tell somebody not to live there instead, I told him what to watch out for. Hope that helps

    Wait, the downfall of living in Helotes is not having easy access to downtown SA? I think that's a positive. Harder for SA residents to get TO Helotes. The people of Helotes don't care to get to SA often. I live near Helotes and HATE going into town. Could probably say the same for Stone Oak residents.

    Drive time from Stone Oak to DT is great???? Traffic is horrible over there…. If you compare to Houston then yeah…. During morning rush and afternoon rush hour it’s horrible after that it’s good…. It is one of the newer areas in San Antonio…. The airport used to be considered far north but now it’s Stone Oak which is 10 minutes north of the Airport

      @@SanAntonioSuburbs Hi! I find traffic is horrific all over this city (1604/281, 1604/35, 1604/I10, 1604/90, and so on) and do not think Alamo Ranch area traffic is any different. I am biased, since I’ve been here 11 yrs. Even with HEB literally behind my house and all the new stores, I like the convenience. Our property value was increasing even before the pandemic, so we’re doing something right over here. It’s also a straight shot to Lackland, downtown and Ft Sam. If/when we do move, it will not be in any of the areas you covered, it will be more secluded locations such as; Lytle, Natalia, La Vernia, Seguin, Floresville, etc. To truly escape the rat race of this entire city, we’d have to really move away. But, the price would def be convenience! Thanks for your videos!!

      Nope….. I moved away from Alamo Ranch because of all of the fast development and horrible traffic. I had my house built before the Alamo Ranch shopping center was completed and it was nice back then. I had to move back inside 1604 where it was already developed and I don’t regret it.

      @@alohawg try the property taxes in suburban westchester NY. I pay 15K in taxes. A million dollar home in new braunfels will cost me the same in taxes 🙃

      Alamo Ranch and Potranco/Marbach/1604 is blowing up. If you looking for equity in your home, that are is growing and fast!

    Avoid these areas: west, south and east side. That leaves one side, and the north side is over-crowded and over-priced.

    Timberwood Park was being developed in the early 90s, great schools and neighborhood festivals and events

      You're right! I did later discover a subdivision inside Timberwood Park build in the 90's. I'm sure no one thought it would be developed as much as it is today

    Far west side SUCKS! highway 90, 211, and Potranco rd are tragic during traffic time. Lots of new construction but 50% of it is just car washes lol. I can’t wait until my lease is up.

    You do not want to live on the side of Helotes or any West side I just moved from there. There’s too much damn traffic as far is Stone Oak? What fine restaurants are you talking about? I live out that way and we are in Comal County and they are building like crazy out here in the median price is not 500,000 it’s six and 700,000 my home was 800,000 you need to get an update on Everything. You didn’t mention anything about Bulverde or fair Oaks those are beautiful, housing areas and we are right by 281. There’s a lot to do out here and they are building like wildfire.

    Disclaimer: I currently live in an apartment and not a house or condo (yet). I live in the NW area of the city, close to SeaWorld...I'm the area considered Thunderbird Hills/Leon Valley. I lived in Stone Oak previously, and I do love that area. I still hang out there. I also love my new home, though. I'm on the edge of the city, outside of the 410. Within the next few years I am potentially looking to buy a condo in The Rim/Dominion area, which I also love. 🫶🏾 This is a beautiful city, even considering the "cons," such as traffic, etc.

      Yes I’m familiar with the area. I’m sure it’s pretty easy to get to Stone Oak. The great thing about this city is you can get a house anywhere within the median home price. It’s pretty badass. Thanks for sharing!
