When is the condo going to be ready to move in?
In the second Condo, there is a Camera above the bed. Why? It looks creepy.
The Line ID contact info is wrong. User not found. Is there an email?? Nobody is answering the phone number either on WhatsApp… and there’s no “special discount”, that it a LIE!!
When are the new condos to be ready to move in ?
The one big rule in buying in Asia is: to try and not buy into an unfinished building or one that hasn’t even broke ground! Don’t go by just seeing the model in their sales area. It’s ridiculous and crazy. Not in a foreign country. When I bought my condo in Manila in a brand new building it was already built. I could see it. There. It’s proof they had the money to build it. Otherwise what they do is wait until they have enough deposits etc from buyers to THEN build the building. But you risk your deposit money. Because there are cases where they go bankrupt. Then you get nothing. No deposit back plus no unit. Remember, you are not a citizen in their country. You don’t really know what is fully going on there. Their laws. Etc. Like this pretty girl is doing is showing you the model plus some photos of a model unit. But not the actual full building yet. Wait. Until it really comes to fruition. It’s real.
If you buy form one of the large well known constructors, the risk is minimal and you will easily save 25-30% compared to buy in a finished building. A relatively small risk with a nice reward.
But you have the freedom to make design choices...
Or NEVER buy a condo. After 5 years the up Keep and maintenance is non existent. Thailand can be politically unstable too. Do you want to risk having to cut and run then lose all your money? If you rent you're not risking a big chunk of money. You can also move around as you please, experience many places instead of being tied to one location. Also if you get pain in the ass neighbors, you don't have the hassle of trying to sell your condo. Renting a condo is so cheap, it really isn't worth buying one with all the associated risks
Good call! Besides, this property is not even going to be completed until Q2 of 2025! Absolutely ridiculous that they’re advertising two years in advance! 🙄

I purchased a pre-sale condo in Bangkok before. After touring many sites I narrowed it down to 2 and it was basically a coin flip. I put down $5,000 USD and went back to America. I would get a monthly email about project status but that was it. After about 30 months the project was complete and it worked out fine. The other site that I did not buy actually ended up never getting built so I guess I dodged a bullet.
So foreigners can own condos in Thailand?
@@brandongarcia4838 Yes. But it is a separate issue from your visa. You can't get a visa based on the fact that you own a condo.

location and safety are the most important when you buy a condo in Thailand. a good condo is very cheap even for Thai people (about 4-5M). I bought a condo when I first graduated in Thailand and it has a Skytrain station in front of it and two big shopping malls, now I am planning to buy another room, I want a 24 shopping mall close by, which you can get with only 5-6 million baht, it's true. if you can get these, trust me living in Bangkok is much better than in many countries.

Very risky buying into off-plan condos in Thailand. There have been many instances of these types of developments not completing. Many will only get as far as breaking ground and foundations before abandoning the project and doing a runner with the funds of purchasers. It is typical for developers to take deposits and then require scheduled payments which basically means that the buyers are funding the project instead of the bank. Without any deposit insurance scheme or government guarantee you are taking a HUGE risk. There was a condo development in Chiangmai about 8 to 10 years ago (called Tron or something like that). It was very up market boutique style with lots of money spent on advertising and marketing and the hiring of celebrities and famous actors to promote it. After 2 years it had still not gotten off the ground and ending up failing and investor/purchaser funds evaporated. Bear in mind that the real estate industry here is not regulated and there are no holding trusts for funds as there are in the West. I wouldn't invest in an off-plan condo in Thailand even if you gave me the money. Not to say that this particular company is shady, but try asking them for assurances or deposit guarantees with no requirement for “progress” payments with settlement upon completion and watch how fast they lose interest in trying to sell you anything!

100.000 USD for about 30 square meters? If you do the math, this will only be an interesting investment if the price rises very significantly over the years.
However the decor and design is beautiful. It's a nice idea to have a second floor sleeping area, but i don't know if i would still like it in a few years. The balcony is a joke, but in BKK, nobody spends time on a balcony anyway...
I didn't watch to the end, but in most of these buildings it is the strata fees that kill the deal.

Strata fees vary drastically from development to development, from a few thousand a month to some high end ones I have heard of up to 30k/month. Basically always find out the strata fee.@@vickd3702

Really nice property and a really nice presentation; good job! I wouldn't want to buy, but hopefully some rentals will come on the market. I like the 3rd floor plan. Still kind of small, but having the 2nd floor and high ceilings make it feel larger. And if it's on a 20/F+ floor, even better. Thanks for posting some listings in Bangkok; please post more as that's where I'm planning to relocate. Hua Hin is way too quiet and boring for me; nothing going on. Bill

This lady did a wonderful job of showing these interesting condos. However, I would not buy the third one, ever. The living room has nice shelves but, they are several meters up and totally out of reach! How is a person supposed to get anything up there or retrieve it? They either need to fly or have a very tall ladder. Flying is out of the question and where would you keep a ladder that tall? The overall architecture of this model is horrible! The second unit is almost as bad.
This is definitely not a place that I would consider no matter what the price. Too much wasted space and what is available is quite cramped because of the bad design work.
This video is nice but, the product isn't.

@Bijan Bayne, what a coincidence! I just came back a few days ago from visiting family in Thailand. I was there the whole month of April and part of May. Wrong time of the year to be there. The hot weather and humidity did a number on me 🥵. It felt like a sauna everyday. I was in Chiang Mai but did travel south to Jomtien and Hua Hin. We rented a condo in Hua Hin overlooking the ocean and it was lovely. I liked Hua Hin; that being said, there’s a lot of pros and cons to living in Thailand. I’ve been there three times already and although I miss my little granddaughter, I’m still not convinced to relocate to Thailand permanently. Greetings from west Texas 🌞🌵🌻
