i have been folliwing condos for last 15 years in Thailand and i would not recommend presale condo. 1. the price does not change even if you buy later as there are always owners willing to either just get their investment or simply market is saturated with condos. 2. you can actually see the quality of construction only after its finished. 3. the presale show unit sometimes not exactly what you get.
so pls wait if you can and buy finished projects
IMHO, these condos are sized for investor appeal. Investors just want to make money, they don't care if the condo is livable. These are shoe boxes. short term rentals at best.
Please show more condos like this and at this price point for foreigners to buy near major cities. Thanks love your channel! 😊
Of course! We have many more on the way 🎉
Yes, well said!
Is that possible? Isn't the price so low because it's NOT in a major city?
She does a good job presenting this home. And although I really appreciate showing condos and I somewhat like the layouts, I didn't like the furniture at all. I'd buy the unit naked and then purchase my own furniture. Again, nice to see condos and I look forward to seeing more. Cheers!
Wow this location seems up and coming!! Condos look beautiful 🥰
Yes You could add in what the condo fees are per unit. Would they rent out the units for the owners ?
Yes, please include that information. It is important. 😊
She is the best show girl and the best Thai English speaker I have seen in the real estate business. 👍🏾
Not even close. Watch Victoria Witthinrich. She is Thai but when she speaks English she sounds almost American. Plus she's absolutely gorgeous. Let me know what you think after watching her videos.
Great condos, Gim. I like all three of them. Nice work with the presentations.
Thank you Gim.. you always do a spectacular presentation. I hope and pray your company appreciates your talent. I know we do.
I get it you're doing your best to market sales, but don't try too hard in exaggerating things.
Keep this in mind & you'll gain more respect & more interest in sales.
All the very best.
I really love your videos, they are relaxing and enjoyable, keep up the great work!
Thank you so much for your generosity and support 😊🙏🏻 We are glad to have you as a viewer!
I was wondering if you can go over the buying process of buying a home in Thailand if you are from out of the country. Things like: the buying process step by step, can you get a loan in Thailand to buy it or do you need to buy it cash, how to live there is you are only on visa, how to get an extended visa, and do you need to notify the US if you purchase abroad. I don't know maybe this kind of information would help others want to move forward with buying a house oversees.
What a beautiful presentation... congratulations... you will be very successful in life... keep learning...
Cuteness overload on your pronunciation of some english words 😍
By the way, I like your voice 555. Thanks for sharing this information. Being on a tight budget, I think this is a great option.
Hello faranghomes, you said the condo comes with furnishing, but yet you mention we can buy a TV or refrigerator. So it's not fully furnished?
Hello Gim. A wonderful presentation. The 2nd and 3rd apartments would be just right for me if they were furnished like the model apartments. I wish you all the best, you are wonderful 😊.
My God, I intend to leave the Philippines and buy 2 of those condos for a fraction of a dog box in the West. The person showing these places will I'm sure cross my path in the months ahead and I will show my appreciation in a suitable financial way. She deserves it.
Thailand is way better than the philippines
Quality food selection variety
Philippines is like an open sewer
Beautiful condos! Great price! I`m interested, and I think I would buy ANYTHING this nice young lady is selling☺
You would buy anything off her but I would buy anything FOR her.
Out-simped
Good job - love your professionalism;) I don't just say I appreciate the channel; I show it lol!
Thinks so much again Phillip! You are our biggest super fan ❤️🙏🏻
So my living expenses in nyc for one month literally buys a home in Thailand, month after month every month? Absolutely Unreal.
In my opinion the price is quite reasonable
Nice airport plus 30m to Bangkok and Pattaya likely minibuses to the airport and cheap
Good Job showing these condos
The last one almost had me but no bathroom on the second floor was deal breaker. Also no railing on the stairs is dangerous
Thanks for all these great videos. I like all 3 models here.
After each video you should say for the maintenance fees are per year
Your so beautiful sis. ❤❤❤
Love ur presentation awesome 👏 work
Dayuuumn good price!
I liked the view so much in the first view, sorry had see more of that view 😍
Very good job ! I love her !
Love your tours - thanks for the video!
beautiful spaces !
That last condo would do me nicely. ✔✔
The good thing about such glazing is that you can see out very well but the view from the outside into the inside is
restricted. The decoration is also very good.
Can foreigners purchase property in Thailand? I thought no. Will purchase enable residency or visa?
The ownership of property by non-citizens can be tricky. She mentions at the beginning about 49% ownership. It works loosely like this: Foreigners are allowed to purchase condos/apartments in buildings like this one up to 49% foreign owned. The buildings must always be majority owned by citizens. So, as long as more than half are owned by citizens, yes foreigners can purchase there. There may be nuances based on location but that is the general rule for the country. This can also apply to single housing and townhouse developments like a lot of the single family (detached) homes showcased on this channel. As long as the development owners maintain a 49%/51% foreign/citizen ratio, this practice is still valid.
I am unsure of the visa/residency implications. I believe you'd still need to follow the normal guidelines and requirements for those. From my very small amount of research on the subject, I do believe that buying property in Thailand makes the visa process much smoother and with less hoops to jump through. After you go through the steps needed to purchase property and prove ownership to the proper authority.
@@DunceInAwhile really really appreciate the response. Thank you. I'm UK based with a young family. Thinking of relocating Thailand is up there but Malaysia is just ahead for us. I know I don't really want to stay in Europe and thats not just down to cost but a lot of other things medical care, education etc is really going down and deffo with the UK safety is awful.
How strong of an earthquake can this building withstand? We saw what a magnitude 8 earthquake did to Turkey and Syria buildings recently.
Thailand is not in a high risk earthquake zone like Turkey or medium risk like Syria.
Nice...would like to see what it looks like when it is built You look amazing by the way!
That third unit looks pretty dope and not a bad price either. Be perfect for a single guy.
All the men want to know but to afraid to say it. But do you come with the condo?
lovely young lady, love her accent. I'm intrigued with he Sriracha location, close but not too close to Pattaya
i have to admit - i'm pretty impressed! very well designed and great use of windows and mirrors. love the high ceilings and interior decorations! especially for something that small. i think the largest was the equivalent of < 500 sq. ft. if the price was negotiable down to $30K, I would have a tough time resisting!
how do condos work in Thailand? are you paying extra HOA fees on a monthly basis? what's different between a condo and a house in thailand?
She explain very well , i m french and i anderstand all.
How long will take the project finish.
Thank you Ma’am 🙏 Please have some coffee from me. 🌹 I’m CJ. Nice to meet you. I am interested to know more about presale options. I will be looking next year after I sell my home in the USA.
Hi this is a personal message from Gim. Thanks so much for the coffee ☕️😊 Welcome to Thailand and please contact us when you are here! Take care
I think they can’t do smaller.
Very nice for the price
My Re-Fridge-U-Later (lol) is as big as that tiny Kitchen !!
at what price range do they start to give you a balcony that's 10x the size of those tiny box ones , in miami where i'm from chilling on the balcony's with a good amount of space and a view is very popular
This is beautiful condo. I like. ❤
That last one is very nice!
Thanks!
Thank you! 😊
I love it! TY 🤩
I would buy for $37k
*Is the 1br Loft the same price?
*When will the building be move in ready?
FYI, the open second floor bedroom within the condo is often referred as a LOFT. Love your smile. Your English is modeled after the American style and is really quite good. Just work on your R 's you'll be just great. 😘
So many dorks who want to change this perfect angel! Get a life
The kitchens in all these condo's I see, remind of the kitchens in hotel rooms and they call that a kitchenette. They are there but not realy meant to be used. Another thing I notice, why give yo a washer and not a spot for the dryer? I don't want to wash my clothes then have to pack wet clothes to a laundry mat to use a dryer. Unless these are washer and dryer combo's. And they never give you a dishwasher. I hate to sound negative in this comment but, It's something I have been curious as to why they don't give you a full on kitchen with oven and dishwaser and allow you a way to dry your clothes. Not sure if you have ever air dried jeans, but they get stiff and scracthy, shirts also feel stiff. Plus if it's cold or rainy you can't dry your clothes outside.
Pre-build has bigger risk...is developer trustworthy??
Gotta love how all the ppl complain about the size of the condos, kitchen, and how it’s unlivable. It’s $37,000 USD, it’s made for affordability, and ppl who want little. $37,000 in the US won’t even get you a two-car garage. You have more money, spend more. Stop complaining. There is a price point for everyone. Personally, I think if you are coming from the US, stick with something that is at least 50sqm/540sqf for a 1 bedroom or 80-120sqm/860-1200sqf for a 2/3bedroom condo. That is very comfortable and comparable to apartments and condos in the US.
very interessed in the condo 3. Still avaiable?

The units are very beautiful,❤ it
They never tell you the maintenance fees.
You would be put off if they did.
Maintenance fees for the building?
Prob 300-400 a
Month. I saw another condo fees. It’s not terrible
@@bbustin1747300-400 THB? Or dollars
$50 a month approx.
Hi there. Thanks for the presentation. Are there restaurants and street food immediately outside the condominium or at least within 5 minutes walk? Thank you 😊
these are beautiful .. very nice
You are the best! ❤
Thank you!
Very good thankyou
Thank you like it 👍
what's the estimate year completion of this project? Also what's the amount for the downpayment or progressive payment while the construction take place?Kindly reply and thanks so much🙏🙏🙏
Look at the description. You have to contact agent.
How does presale buying work, does it require a deposit or full payment up front?
Deposit followed by monthly instalments until completion and handover.
Not sure why the 2nd unit doesn't have a master bathroom. And the 3rd unit doesn't have another bathroom upstairs.
Thank you
Thailand is a country of the future, the economy is modern.
I love these condos. So cheap compared to villas.
And easy to purchase as foreigner too 😉
@@faranghomes I will look into it soon. I’m from UK and intend to permanently travel on my UK property income. I’m starting with India but I want to try it for six months first before I commit. I’ll be in India from 12th July. I notice travellers on youtube love every country but when they hit Thailand they’re like WOW!! So I’d love to settle there for a while. I like Malaysia and Indonesia too.
Do you accept Bitcoin? @@faranghomes
Great video
Looks nice! No website link for builder/company?
Did not see a cooktop hub in the 1 bedroom unit. Just curious, does it come with one. Great video.
Why so cheap? Is it just one or are there many. Gorgeous little condos
That's not cheap. Do you have any clue how much Thai people earn?
is this the purchase price ? And how expensive are the lease fees?
lovely host Fridge would do
is there a monthly fee? like maintenance or HOA fees?
Absolutely.
You amazing gin . Great place cheap place
Khob Khun Ka 🤩
Farang Homes thank you to
that is so nice wow but your going to have a lot of them condos empty with the 35% tax rate on expats on all income, retirement, saving or any income coming into Thailand
Will the government give me a permanent residential permit if I decide to purchase a condo?
BC from US
No.
That’s an immigration issue. You can buy a condo but it doesn’t automatically grant you residency. You need to apply for the visas and extend them when time is due. After a certain period of time you may be granted permanent residency or citizenship if that’s the route you want to take.
Nice condo
I have question ,how much is condo fee and taxes?
Affordable tax per year, about 300 ฿. If foreigners buy, they will own a condo. But there will be a monthly fee of 700-1,500 ฿ per month, such as swimming pools, gyms, security systems, elevator fees according to the agreement between the buyer and the seller when buying.❤❤❤
What are ownership laws for these or small houses in Thai for Euro citizens?
I enjoy your videos but would enjoy seeing more condos with at least 800 sq feet instead of 400 sq ft which seems more suited for a college student rather than an adult.
They build such condos so that u will feel like a young college student :)
You must be an obese adult then
how much would maintenance fee a month, yearly taxes also can I have a boat near the building thanks
When will this project be finished and how much down do you put if the project not finished yet also when will this project be finished
Nice apartment building.
Love the luxury and the price. Too bad I am not Thai resident or citizen.
You don't need to be.
Nice place.!!! 👍
Do Thais typically put their refrigerators in their living room, instead of the kitchen?
Bizarre that the stairs leading up to the loft doesn't have railing. Is that up to code for Thailand?
Seems like an accident waiting to happen.
Thanks for the upload.
the interior designs in Thailand is usually a bit weird.
Not everyone thinks about safety eh. Just make sure you’re not inebriated walking up or down and you’ll be fine.
Please tell me what city this is in? Thanks
You’re dense. Did you even watch the video or read efffffing title? You don’t have the ability to buy this condo if you can’t even figure out where it is based on the information that’s in your face.
i am interested in seeing the condo, how can I contact you? i will be in Thailand at the end of august.
the most important point is buying a house or condo can give us residence ???!!!!
the most important point is buying a house or condo can give us residence ???!!!!
24sqm is way too unlivable
It is livable and its all about your budget . Some people living on the streets, or in their cars, so yes - it is livable. The HOA is what will kill you.
ok for cat and dog😅
@@dovoso5685lived in 35 SQ meter for 5 years would not even recommend that size, 24 should be illegal😢
@@petersutherland1985 It is perfect for AirBnB
I’ve lived with 6 other men in a room less than 30sqm. 3 bunk beds and a cot all crammed in with combat gear and packs. I could totally live in 24sqm if alone.
I would love to see this when I come there in september
Can you fit through the sliding door to get to the balcony in the first apartment?
