    These reasons are exactly why I didn’t renew my warranty after a year. Everyone I talked to had absolutely nothing good to say about AHS and cited all the same issues, substandard repair companies that also have the lowest ratings with the BBB, and AHS flat out refusing to make repairs that they claimed would be covered when people signed up. With all of their negative ratings and complaints lodged against them, I don’t understand how the government hasn’t stepped in and told them to start honoring their contracts or shut them down completely.

      I cancelled one day after they took out a payment. They not only would not give a refund, but charged me almost $70 just to cancel!!!!! American Home Shield is not very American...

    I bought a warranty though AHS and the first time I tryed to use it they rejected the claim. Said that the electric cable that supplied my unattached garage from the service box was not covered because the cable was buried. But the contract stated that electrical was covered. I had their platinum policy which they said was their best. When I said I wanted to cancel the warranty they said there would be a penalty for early termination equal to the remaining months on the contract. There was only a few months left on the contract so I let it run out and refused to renew it. For my experience AHS is a total waste of money. Buyer beware! Note, they had an electrical service from 90 miles away make the service call to evaluate the problem which cost me a $100.00 fee on top of rejecting the claim. I guess they couldn't find a local company to work for them and the claim was to expensive for the work from the company they did use. I can not recommend AHS as a good company due to my disappointing experience with them.

    OMG! This is the most truthful video I have seen. I am experiencing all of the unfair practices that he discussed starting around 6:04 by One Gaurd Home Warranty and their partners in crime IGD plumbing near Houston, TX. This guy is hitting the nail on the head with every word coming out of his mouth. SMH Please believe him!

    My experience as a contractor, they switched me from CC payment to net 30 which takes 45 days to get paid after I bought parts and completed the repairs. And told me they froze my acct because I wanted to stay on CC payment because I’m just one man and I can’t afford the overhead of running around for a month and a half buying parts for nothing.

    Waiting for them to call me back after 7 calls to them. We are sitting in 120 degree heat in bullhead city, az we were told that a.c. pro would be at our home on 08/15/2023 between 3 and 8 pm. Noone ever showed up and noone called us. We suffered in that heat. I call a.c. pro I got a text from them, that choice never contact them about doing work on our a.c.. They closed at 5pm. So choice lied to us. We have called them 3 times today, waiting on a call back

    As a reputable Handyman in my area, I can truthfully say they are worthless companies and ruthless when dealing with them, Relyhome and CHW has been hounding me to work for them, (19 calls per day), but they only want to pay 1/2 of the money needed to do the repairs, " You will have to get the rest from the Homeowner" What? Sorry I am not going to put myself in a negative spot light, because you dont want to pay the correct amount.
    I can not nor will I do band-aid repairs, I like people and I like when they are smiling when I walk away and are happy to call me back for another project.
    I too have heard countless sad stories from homeowners about their dealings with these companies, some are so very sad to say the least.

    I bought the insurance of choice home warranty. I have a problem with the air conditioner not cooling. And I contacted choice home warranty to fix it. And they contacted SA Heating and air conditioning to make an appointment. But CHW technican arrived late. And they looked for less than 5 minutes and said that the refrigerant coil was broken and couldn't be fixed and had to be replaced systems new . And take me $75 deductible. Then they reported it choice home warranty. In the end they didn't want to fix it

    Good stuff. I am going through a situation right now with Choice Home Warranty where they are unable to get a technician to come out. You confirmed what I suspected. That companies don't want to work with them due to their shady way of doing business. They've had technicians come out only to tell me that choice was not going to cover my repair. But I still had to pay that technician for a service call, even though he didn't do anything. Not to mention the money that I paid choice for the coverage. They're terrible. I am a Realtor and I'm about to make a video for my youtube channel warning people about these shysters. Never again will I recommend them for my clients. Thanks again. I wanted to hear the technician perspective and as I said, you confirmed my suspicions.

      Those home warranties companies aren’t worth it. It’s best not to buy them in first place. I’ve seen where they jack people around.& give them a bunch of fluff .

    I was a vendor for a couple of these companies, from a contractor perspective, they suck, do not buy the policy. I did HVAC, and getting approval for proper repair was like eating concrete. I remember one who has a bearing noise in a furnace motor, they refused to authorize the repair " because it still runs " I quit in disgust. Had several clients who called afterwards asking me to work for them & bill their warranty company

      How I got my experience as an hvac technician was through warranty work. I never lied, but I ALWAYS put it in words were customers wouldn't get the short end of the stick. I would say things like "furnace is not working properly" or "Blower is making too much noise and NEEDS to be replaced"
      Worked every time. I was never denied for the year and a half that I did it. Although, I would still recommend people not to buy them, haha

      I have been called out on calls (plumbing) for "a second opinion." Some commissioned base plumber told customer they needed a new pressure reducing valve, and gave them a really high price to replace it. They called me out to check pressure. They didn't need the work! I was called back several times by that customer(s)

    Great info. I used to be a service adviser at an automotive dealership and had to deal with shady extended warranty's all the time. Out of 10 warranty companies there were 1 or 2 decent warranty companies. I am now a realtor and appreciate your info. I do not want to be that person who tells someone everything will be fine. Yea right. In your experience is there any decent companies that you have come across? If so do you recall the name of the company?

    We had Liberty Home Guard and they were so shady we wound up paying the penalty and taking the early-out. It kinda sounds like all the warranty outfits are bad.

    When I purchased my home the warranty was already included but the 1st company used to rekey all the locks guy turned every keyhole upside down then AHS sent two guys to check the ducts they went out and stole both locking caps from the ac unit claiming they lost them when they were not even supposed to be near my ac unit. Just two weeks ago ac unit was blowing heat, electrical issues and plumbing so AHS didnt send out anyone it was averaging between 104-107 here in Central Texas outside with the heat inside 95-98 for 6 days, AHS gave me a list of 32 business not to use, AC was out 6 days so a reputable company who wont deal with AHS came out fixed it, unfortunately the electrical tried to charge my $750 nope, it was fixed by the same company for $100 who repaired my ac who also did electrical, AHS plumbing took a unstoppable dripping faucet and turned it into a water leak under the sink they had to come out 3 times. then replaced it with a stopper you have to remove a drawer beneath the sink to release it. Just shoddy work

    I’m having the same problems with Homeserve right now , my cooling went out in August . I called Homeserve because it was covered . They gave me the run around , even putting someone with a very bad filipino accent to deter me . Now it’s winter time (November) here in Missouri, at 69 years old it’s very cold . They strung me along all this time , I’ve talked to at least 20 different people from Homeserve all telling me we’re going to have a heating and cooling person call me . They had a workman come out and he said he needed to order a part and will be back in about three or four and never saw him again . Now they’re saying my heating isn’t covered either . They even told me to cancel if I don’t like it . I can’t afford an attorney so the only thing I can do is get them in the pocket book and to warn others and deter business from them .

    just bought a home and furnace went out. After a month in Minnesota heating the house with space heaters they are finally going to replace it. However, when I ask the heating and cooling company with what they just say "equal or better." Can I pay the difference to get a quality furnace? I plan on living there a long time and I don't want the cheapest furnace available.

    Great information,I live in Casselberry Florida .My expansion valve isnt working the warranty co. said they dont cover expansion valves,I think that is a part of the unit,I had another experience where I had a florecent lioght wasnt working properly,they wouldnt fix it because it was a fixture.very confusing....when the policy was bought they say they would fix it or replace it...whwn this contract is up I will never buy another.

    Our company works with AHS and FAHW the main issue is they pay per call only $175.00 per call and that includes parts as well . How can you replace a condenser motor and dual run cap for only 175.00 impossible to stay in business. So we have the home warranty Provide the motor unfortunately it could take weeks for the motor to arrive even longer sucks but that’s home owner being cheap and don’t want to flip the bill .

    If you have to replace a condensing unit, are you as the contractor able to markup the price of that condensing unit or will they only pay for what they unit costs you?

    My 18 year old AC system blew a coil and lost all its refrigerant and oil. It ran for several hours this way and once I noticed it, the compressor was smoking and sizzling. The compressor was cooked. The tech wanted to replace the coil and then see if the compressor was shot even though he made a comment that it most likely was. He advised the repair for the coil would take 3 weeks and once repaired he would test the system to see if the compressor was shot and if it was it would take 3 more weeks to repair the compressor. I live in southeast Texas where it is humid and hot. This was unacceptable and every professional states once a catastrophic failure happens on a system this old it is not worth fixing and the unit should be replaced. I had several other reputable AC companies out and they all agreed the system needed to be replaced. So instead of having my wife and two small children (2 year old and 3 year old) suffer in a humid 88 degree house, I opted to replace the system out of pocket to the tune of 11k. American home shield is a joke and will gladly take your money for years only to screw you over when you need them. After 5 days of my system breaking I have yet to hear from them after the tech came out. I will be canceling AHS and will tell everyone I know not to use them. I have had AHS for over 5 years and when I needed them the most they didn’t hold up their end of the bargain. My wife called to try and get an answer and they blew her off with BS. AHS could care less about their customers.

    We close on a house next week, it comes with a year of a home warranty, after hearing all the reviews I have read today, I don’t think I’ll use it

    Have American Home Shield and their are a lot of hidden cost that are berried in the contract that only come up when you need service. And don't let it be an old AC unit so far I'm paying an estimated cost of over $3000 and it could be higher from a company that has one and a half star review. I could have put that monthly into a saving account and would have been better off.
    So that is what I'm going to do.

    Warranty companies lose a major profit center in not being able to order the parts. They are ordered by the home warranty companies at a discount. This further explains why decent contractors won’t work for them.

      When we were working for warranty companies, out of the 5 to 6 of them, only one wanted to provide the materials. It never bothered me as long as the customer understood that we could not offer a warranty since we did not know where the part came from or the shape it was in.

    True Fact. When someone is unhappy with a product or service, they tend to immediately give a bad review on the product. Satisfied customers usually don't bother to leave a good review so products and services are perceived as more bad than good. My 2 cents well spent.

    The most reputable HVAC in my area offers a warranty for maintenance. Would you consider this the same as someone like American Home Shield?

    Ahs is a scam with ac contractors. They up the cost of non covered items and pass a low labor cost to AHS. In return AHS rewards those contractors who manipulate the cost with more service calls dispatched to them.

      @@NewHVACGuide From many videos I've seen on YT...it looks like it's true. I bought this home in Roseville CA. Dec. 2021 and my realtor bought a warranty policy for me as a gratuity. Three weeks (Jan. 14, 2021) later the HVAC furnace malfunctioned. Long story short...I was a 68 yo senior who had a chilly home (57 - 59 degrees) to live in for...4 weeks. A contractor came out within two days...then it took 4 weeks to finally fix the furnace. It appeared to be an expensive repair. The holdup was the warranty company "approval dept." They did not care. However, I used the policy two other times for "less expensive: repairs" and everything was resolved quickly. Go figure! It seems to be a very cold..."we don't care about our customers...we just want your money."

    They are awful! Their policies have so many loopholes written into them, they have an out for just about every claim. I just ditched Choice Home Warranty for screwing me over! Never again.

    I had bad experience with xxxx
    And i got my credict card charge for a Warranty to a somebody else home in Arizona i living in Portland Oregon i find out until the close time to renewal and it’ll take me almost the whole year i asking for the full refund so finally They send the check of $555
    So now i need home Warranty again 😌😏

    Issues are fine, that’s the cost of over priced service.
    I am thankful Home warranty companies exist, I got a AC system replaced thru my home warranty company, it was using them for $50 a month, or paying a ridiculous $17k for a new system from a AC company that didn’t work with warranty companies.

    Would be really good if customers take the time to read the contract before purchasing it. I know that a lot of denials might seem unfair, but if You read the contract before purchase, then You Will know what You are getting into. Just an example: once a customer was upset because the warranty company did not covered the refrigerator. But the contract stated that with exception of dryer and washer, all appliances must be located in the Main kitchen. And the customer had the refrigerator in the basement. So sadly that was the denial reason.
    Have in mind that when You agree on a contract, that means that You were able to read and understand all the terms and conditions.

    My experience now. And not my 1st in year two! Home Warranty of America is stalling in hopes I give up and HWA doesn't have to pay or only pay less than the out of pocket maximum. Anyone outside of agents that create claims is untouchable, even within the company, even in writing (it seems) . I actually empathize or pity their front line workers. You are forced to duke it out with HWA and wait until your warranty agreement at closing is up or until you can afford repairs and replacements on your own. The longest I've waited was 6 months for an oven replacement. The hours I have spent on hold is robbing. I'm in the middle of a lengthy wait for an a/c replacement. At least this time I know the games they play and I now spend less time on hold and less time asking someone to help me that can't. I just check the status of my claim and wait. Of all insurances, home warranty insurances is my worst experience yet.

    Look At only facts...
    You submit a claim they might make it out within a week I filed a claim on November 16th and today is the 4th of December. My hot water heater has been broken since the 14th of November, Its winter and no hot water.
    This is just the beginning. Customer service is non-existent. They have not contacted me once all communication has been initiated by me over 50 phone call with more than 80% being answered by a call center in the Philippines, and they have no authority to do anything but they are very good at pissing you off.
    Here is where the scam comes into play. And this is not just being based on this repair, please read this brief history of their business practices; We had 3 ceiling fans nice and expensive and 64" blade span, all go out at the same time. after inspecting they agreed they need to be replaced however they said we only replace with 48" fans and if I wasn't happy with that I could accept cash in lieu of repair based on the cheap 48-inch fans they install. I accepted the cash in lieu of repair because our fans each were over $550.00 they were only offering $490.00 total for all three. The real problem is that claim was done in 2012 and I have been trying to collect consistently yet they have failed to even pay their little portion.
    Again similar type claim Our large home refrigerator went out and their replacement was not the large size fridge they said they would only replace it with a model similar to a tall apartment fridge because they had a cheap source for buying them. I took cash in lieu of and that was in 2017 and they have still failed to pay their small portion.
    As you can imagine I am not taking cash in lieu of anymore. Their word means nothing and even worse their contract that is on file at the Arizona Department of Insurance means absolutely nothing as well.
    Fast forward a side mount garage door opener with smartphone features was replaced with a cheap hang from the center of the garage ceiling mount garage door opener was the replacement I had and $800 opener the gave me an $89.00 opener...
    They replaced out a $500 high neck flex hose laundry room faucet with a 1970's design,$19.00 or less that you can find at Walmart faucet.......
    On the current day, the hot water heater that failed is one that the warranty company installed 6.5 years ago. The only thing they did right in 2013 was to replace our 80-gallon hot water heater with an 80-gallon water heater. It has already failed because they have a habit of installing replacement parts with substandard cheaply built parts.
    What has pushed my final button is that now they want to replace our 80 gallons with a fifty-gallon hot water heater. Let me ask you the same question I asked them. How is a fifty-gallon water heater going to service a 4 bedroom 4 bathrooms 4000 square foot home with 6 people showering? ANSWER, it won't. so they are pushing me to take cash in lieu of. That is not going to happen. Here is why...
    I have pulled the contract out and read it under coverage overview Item 4). starting with line 4 states that they have to replace our items with similar features, capacity, and efficiencies. The contract is very clear... black and white... Yet they are continuing to attempt to scam my wife and I...
    Looking back ; the fridge , the ceiling fans, the garage door opener and the faucet did not match features, capacities nor efficiencies. and and yet they continue to breach their contracts over and over. I have had enough of their games.
    What am I going to do about it. I am getting three real repair quotes from real contractors.
    I am filing a complaint with both the Arizona Attorney General Office and the Arizona Department of Insurance.
    I am going to Arizona News 3 on your side to tell my story, if they will help I'll stay with them, if not I will go to every news source that will hear our story.
    As you can see I am not holding back and have only shared true actual facts. Since we entered our contract in 2011 they have collected over $6500 in premiums and they have in return replace a few components with cheaply built trash garbage sub standard replacements.
    My advice to anyone considering buying one of American home shield warranties is stop don't do it, Also look online they own like 2-3 other warranty companies for home warranties and they are run the same way.
    What should you do? Start a home repair savings account and deposit 60-70 dollars every month into it and when thing go out shop for the best deal for like replacements and pull money from that account as things break. You will come out way ahead.
    Have they pissed me off? YEP ... will I ever stop telling my story ? NOPE, will I be going viral with this ? Yep in many ways... even after I'm gone.
    If I could nicely tell them how I feel I would have to say F!!!?____****____YCTTCASISUYA!!!!....

      I have One Gaurd, and American Home Shield is their parent company. So so sad for me and my family. They don't want to fix shit unless it is something easy and quick to fix has been my experience over the last 2 years. We will not renew with them. Like you I will go above and beyond to tell the absolute TRUTH on my experiences with them. Horrible company, as my family of 4 are on day 10 of a bursted main water line. Nothing but lies about returning calls, broken promises, hourS long hold times, and bunch of going back forth and cant talk to a supervisor bullshit. Also, pleased believe the 1 (in the entire HOUSTON,TX area) plumbing contractor that they use are in cahoots. They are horrible! 0 stars, would not recommend...they couldn't pay me to. Mr. I so feel you! Same experience here.

      @bee rud how have you made out since posting this comment? Good for you to stick with it; you’re likely going to get something by being a pain in their asses. Your story is compelling and I truly admire your sense of getting justice. What ever happened to paying for a product or service and the other party providing that product or service as agreed to within their OWN contract? This cannot be legal. Can you get a lawyer to file a suit? I gotta believe there are class action lawsuits against some of these companies.

    Listen , if you are on per call average , mine was about $200 , and you have $2000 repair, who is going to pay for it ? You can’t charge AHS more than your average is, you can’t loose money so home owner is only one left. Simple as that !! Don’t work for them anymore!

    would never have one even if it was free which my realtor gave us !!! They use contractors that look like they just got out of the penintentiary or out of a drug house. you wait 1hr to get a hold of someone to file a claim and another 7days to have a repairman out. pay 500 a year plus 75 everytime someone comes out do the math you need to be a fool to have one. my neighbor had an ac replaced and they attached a new piece to the ac unit to a 35yr old furnace that has not worked right since day one.

    The home warrantee companies advertise they will save you money by paying for your repair bills. Name one company in the USA that is in business to give out free money. Don't think so. Same with car warrantees.

    My newly wed wife bought a car warranty before we met. Her AC compressor went out when the car was 8 years old. Called the warranty company - they said the car has 80,000 miles on it, so they will pay a mechanic to put in a "like product" (according to the warranty). Translation, they were going to put in a USED AC compressor that had about 75,000 miles on it. See what you're getting with warranty companies? TRUTH. Complete nonsense and a complete sham.

      I had the same problem with an insurance company years ago. They claimed that they were only obligated to make the car as it was and could get parts from a junk yard. But my argument was that the used part may not be the same shape as the car being repaired. However, there was nothing I could do about it. As long as they’re following the laws, they can do whatever they wish whether we like it or not

    I have been a customer of American Home Shield for many years but I’m thinking about not renewing with them.
    I have had less paid out then I paid them for sure.

    It is a brutal way to try and make money. I tried one of these "fantastic" companies for a short period in an attempt to build client base..... I was approved for the work at the beginning only for them not to pay me at the end. Used them for a short time and lost over $500. Cut them off like a diseased limb. These companies can care less about their client base, can you see how much they would and do care about the contractor. If a home buyer purchases a home with a warranty plan, I would highly recommend dropping it when it times out.
