Thanks for your advice Audra! I am in escrow and debating on whether or not to get a home warranty plan covered by the seller or just opt for the cash value instead. Highly agree with your POV and rather opt for the cash value instead.

How long should the seller provide a Home Warranty to the buyer? I’ve paid it for a buyer who purchased a home from me for a year but it’s gotten very expensive. The most reasonable one I’ve found is $50. month and the buyer still has to pay $85 to $100. for the service person to come out.
I don't have a plan, for the same reasons. :)

Don’t do it! Horrible experience with Liberty Home Guard. General opinion is that they all suck.
Can’t recommend American home shield. I got that one but didn’t like their service.
I am not a big fan of any home warranty company. Just saying.
Very poor customer service. Don’t expect any help from them. I called them about non working furnace ( I live in Wisconsin the current temperature is 21 degrees) they didn’t respond to my request even though I paid the total amount of about $700+. After 4 days of my request they didn’t response to my service request. Very disappointing customer service it’s a shame and waste of time and money.
Well, I can't disagree with that...warranty companies and home owners have different objectives with their motives: One is trying to deny claims the other is trying to make one. Not a good service.
Dam all big lier .. all scams
Everyone has their opinion...but it is difficult working with any insurance company because they have different motivations than you do:)
