    Re the “best time to sell or buy a house,” over the years we have purchased two homes in February when the weather was at its worst in Northern Michigan. Our agent actually arranged to have the driveway plowed so we could access the home once we closed.

    I replaced carpet with LVP flooring in my 1700 sq foot home. It looks greats. It easy to maintain. Easy on the feet. No issues with sound while walking on it. Keeps the home cooler in this Florida heat. Some people have issues with smudges & clouding that constantly appear. I never had an issue with my "whitewash" finished LVP. Thanks for posting.

    I thought it was great! I was a realtor for a short time and found the business and associates were not for me. I am considering selling our home myself and these were good tips. I think there are a lot of lazy real estate agents out there and after the schooling and licensing procedure they went through they should be more professional. Thanks for doing this!

    The fact that there is already an excessive amount of demand awaiting its absorption, despite how everyone is frightened and calling the crash, is another reason why it is less likely to occur that way. 2008 saw no one, at least not the broad public, making this forecast, as I'll explain below. The ownership rate was noted to have peaked in 2004 in the other comment. Having previously peaked in the second quarter of 2020, we are currently at the median level. Between 2008 and 2012, it dropped by 3%, and by the second quarter of 2020, it had dropped from 68 to 65.

    This happened with the 2004 housing boom - home prices were greatly inflated, meaning people couldn't sell later because they owed more on the house than they could sell for. I know quite a few people who bought then, thinking they were making a good investment to sell later, but it's taken until the COVID housing boom for the prices to come back to those original amounts.

      To balance out your real estate holdings, I suggest investing in equities. If you're cautious, even the worst recessions can present fantastic buying opportunities. Additionally, volatility can produce fantastic short-term purchase and sell opportunities. This is not financial advise, but you should buy immediately away because money isn't king right now!

    Within 24 hours of listing, my 86 year old mother just got a contract on her house for 1.5k over asking, and "as is" but she lives in the most desired school district in the area and she listed it for about 10k-15k below what she should have. It will be interesting to see if the buyer gets cold feet after the inspections come in on this 50 year old house. My mom is super excited about it all, but it's not a done deal until closing.

    And it doesn’t help having a realtor that wants to sell your home, but is fixated on his 6% when it’s negotiable. Needless to say he won’t be representing me. The best thing for me is that I did all repairs in my home in October this month has been a year. My house is in better shape than when I bought it. And I already have it appraised. Plumbing electrical and structural inspection passed with flying colors.

    I’ve noticed inventory is going up in my area, but that’s because all of the homes are overpriced! Buyers are not going to pay so much for a house that are actually valued less, plus, interest is going up! Most houses are in the market for more than 30 days.

    It’s definitely been shifting, i’m a lender and I could see it. Economy hasn’t been well. That’s the reality. It’s going to get worse before it gets better. Not saying a crash is coming, but I wouldn’t be shocked if things stay stagnant for years.

    Buyers are voting with their money. Monthly mortgage payments are more affected by purchase price than the mortgage rate. Buyers will continue to hold their money until house prices are more affordable.

    Same in Vancouver. Buyers are crushed under inflation, and prices are still at pandemic peaks, so nothing is moving. The great news is if you have to accept a "low" offer (aka accurate offer for the market you're in) you can also offer "low" when you purchase.

    On the subject of LV flooring, its easy in, easy out. If the next person hates it, at least its easy to change out. Tile, Hardwood flooring, and carpet are worse to take out to replace. Tile is a painful nightmare to take out and physically exhausting workout, hardwood is a splinter fest, carpet is a three person lug out and workout..... while LV is a 1 person job that takes an afternoon to a day. Its the least of my worries to deal with. I'm not looking forward to dealing with all three of the other flooring types currently in my DIWHY would you do that home right now. Someone put cheap white 90's tile directly onto concrete in the upper basement (split level) and after 1 day of chiseling out 4 square feet of tile I waved the white flag after exhaustion and a few shards of tile smacked into my safety glasses/arms and one managed to cut up my cheek a tad. It felt like an eternity just to chisel out 1 tile by hand couldn't break out the power tools or risk damaging the concrete beneath it. I then put some old but flat junky plywood to bridge the gaps in the tile and covered with LV flooring in the lesser used bathroom where they removed a jacuzzi tub so our feet wouldn't freeze and not deal with 2/3 of the room being bare concrete, and the other 1/3 being half tile and half chiseled out mess to walk on for a year till its done. Lets be honest, this project will take that long to finish. There are other parts of the house that I will enjoy working on more over this that need just as much replacement and fixing to do. I Got some 8 inch wide LVL panels from the re-store for dirt cheap that were super nice quality and style that covered 90% of the room. We put storage shelves over the remaining 10% and called it a day. looks nice and since its just the basement storage/bath room no ones going to judge us for it. Best part is when we are ready to undo the DIWHY mess the previous owner did of turning a bedroom into a bathroom for a BASEMENT MASTER setup, and turning the hallway into a squeeze worthy walk in closet. ITS BAD. The lv flooring will be easy to take out and we can turn it back into a bedroom. Where I live basement are cold in the summer and downright freezers in the winter and there is no insulation in half of the walls due to the shelf style basement design. I'll live upstairs thank you as I'm cold intolerant and refuse to live in the basement, Been there done that my whole life, I'm an adult not a child anymore. I pay the bills, I want light and views gosh darn it all! Winter depression is a thing. While you can put whatever you want in your house and do as you like with it, but don't go crazy with it as the next person will judge you for going nutters on more permanent and structural design choices and cutting corners on things when it comes time to make it normal again and functional.

    if you are selling a home here's my advice: don't go crazy colors/patterns since you won't be living with it, same goes with color... NO GREY, its depressing and hard to make look good.pick something not too dark, not too light instead. Don't put cheap white tiles throughout the main as the next person will curse you as they tear it up to replace it with something nicer. lastly Don't put any type of wood in the kitchen or bathroom, don't care if it breaks up the flow, its a NIGHTMARE. Ask me how I know......

      I started with the 3% buyer and 3% to seller and kept getting lowball offers so I have since dropped to 1% to buyers agent since I wasn’t even getting offers to meet me so what am I paying the buyers agent for, to get lowball offer? No thanks
