Honestly this home to my eyes does not look expensive...at all and the curtain color is a bit too strong or something for the room. However, the home looks clean and like effort has been put into it.
I hate lock boxes. Realtors who ask to use them I eliminate right away. Besides all that you’ve mentioned I don’t think that type of realtor has any immediacy or enough interest in selling my home. Selling an average home seems more difficult because the total dollar amount going to a realtor is not as attractive as a large expensive home. The motivation to get the best price isn’t as strong as it is with a much more expensive home. In other words given the effort it takes to get best price it is better to use that effort on large expensive homes…making the greater amount of juice worth the squeeze.
As a contractor, I agree with everything you are saying. It boggles my mind that sellers want to upgrade kitchens, baths, laundry rooms, etc. I have to explain to clients that they will only get a 60% return on investment at best in the market where I live. I can usually talk them back down to reality by only doing simple things like you recommend. Repair or replace that leaky toilet, faucet, shower, and garden hose bib. These are all simple things that can be done with minimal time, effort, and money. Clean, tidy and paint is the other thing I recommend. If something is clean and tidy, there is nothing for a potential buyer to complain about. As for paint, I definitely agree with you. Hire a professional. In my region of the country, it has a 105% return on investment. So for every $100 my clients spend on hiring me to paint their house, they profit $5 when they sell it. Also, professionally painted houses sell so much faster (because they present well to potential buyers). People are amazed how much nicer a house can look when you hire a professional, as compared to the sloppy job your eager friend provides because you paid them in beer and pizza. The other thing I recommend is to bring in an electrician and replace all the light switches and receptacles. It sounds expensive, but the electrician is required to bring your house up to code with everything they touch. It's an important big ticket item to buyers when the seller can say with confidence that all the light switches and receptacles are up to code. I had one client that wanted to sell their house, so we did what you recommend: Clean and tidy in the back yard. Repaired or replaced all the plumbing fixtures in the house (faucets, toilets, tub/shower). Painted the interior of the house (the exterior was brick and the soffit and facia were in good condition). Changed out the flooring in one bathroom (the rest of the house just needed some profession carpet cleaning). Updated all the light switches and receptacles in the house (electrician). Replaced the old outdated dining room light fixture. Kept all the old appliances, just gave them a clean and tidy. They loved it so much that they took their house off the market and decided to keep it, because they never realized that it could look so good, function perfectly, and be so comfortable. They spent the last 20 years struggling with leaky faucets, toilets, tub/shower diverters, garden hose bibs, sloppy paint job, and old outdated dingy light switches and receptacles because they dreaded the idea of having to hire someone. Two months later, they called me to thank me because their water bill went down. They thought I installed fancy water saving plumbing fixtures. Nope, I just fixed all your leaks. Keep up the good work Audra, and thanks for sharing. I greatly appreciate all the time and effort you put into producing these videos.
Recently bought a house and was amazed at how the selling agency operated. Lots of games go on behind the back of sellers and buyers but this one was quite bad. The scheme relied on sellers being penny wise but pound foolish. The selling agency offered 4% commission rather than the 5 or most likely 6 that other realtors asked. Then they under priced the home for a quick sale…I’m talking 25% below actual value! On top of that they kept 3% of the commission and gave buyer agents the measly 1%.. As a result the showing had only a few people show up because the selling agents didn’t want to be bothered with a 1% commission. They also wanted to send a message to this realtor. So we show up and love the place but are pretty skeptical based on the low price in a hot market AND hot property with 750’ of waterfront. Even though our realtor asked us to pay them 2% we were happy to do that with such a low price on the property. When you think it through all the seller sees (provided they don’t know the real value of their property) is they paid 4% instead of 6% and their property sold within two days. What could be better than that. On the realtors side they attract more sellers with low commissions and under pricing makes the properties sell rapidly generating fast money. In this case they are going for more turnover that outpaces the profits if they were to sell at the best price which would slow the sale. A quantity over quality sale approach. This situation hurts the seller but the buyer makes out really great. If I’m ever looking to buy again I will go to this realtor’s website and look at what they’re selling since their way of doing business benefits buyers and not sellers who are their clients.
If you have an inspection done prior to thinking about selling and address those items needing attention. Then later down the line when you want to sell, get a new inspection, are both inspections included in disclosures or just the most recent? Thank you for all your content btw.
When I sold real estate……I had to clean their houses….take trash out and replaced the toilet by myself…..bring your mother-in-law and ask her how the house looks…she will tell the truth….it’s so gross to see DEAD bugs inside the pretty foyer lights and lamps and black mold in the shower and poop on the side of the toilets….so gross…people are just LAZY

Yep that's what upset me hugely our house was not on the market my Parents had just died we had 4 Private request now it's 6 ?Peolple we have asked to do work 😂want a converted Bungalow with lots of scope for them to adapt it my son thought downsizing meant he takes everything we have with him 4 Beds one is absolutely huge ?I said (Downsizing means we take the essential stuff we would never fit it a house if we downsized and took absolutely everything ,has has huge emotional attachment I did but not now so I am winning him actually round ..

This, among other reasons, is why I fired my last agent. Most agents here wont do this. One reason among many Im having a hard time finding educated and competent agents. Plus when they learn I have a "unique prooerty" and have no idea how to price or market it, their eyes go like a deer in headligts. They simply dont want to work.

Yep never do it repair and clean do the garden or get someone to they going to rip it all out 😂Literally -We have a garage we don't live in it but it's shot up in value over the years from £69 k to just over £525,000 rural village but good transport -Me I am sleeping in a coat we are conservation area we have decided other than small improvements we can actually do -It's a no no no !We do have a Spate Summer house I am not staying in - /People already want to buy it !Upstairs is huge !A huge attic Bedroom ,but I am cheaply re doing that but not expensive -Someone said oh buy a new lead flat roof it lasts a lifetime 😱Lead Flat roof costs a fortune they all want to change everything basic Magnolia paint or white -We have new Boiler -I think I put myself in a wardrobe ..Or a something -
Can you share the brand, size and color of your engineer flooring?
I need practical, beautiful and timeless. I have had white cabinets and black appliances/hardware for 10 years and I just don't love it anymore. With white walls, it's simply too much white and I'm constantly painting or decorating to try to find the right balance. The black appliances show every finger print or smudge and never look clean. But I love my granite countertop. It is very durable, it doesn't stain or chip easily. I also do not want laminate or LVP floors in my living space. For me, it will be brown wood floors & cabinets, white walls, white granite countertops, stainless steel appliances and nickel hardware/fixtures in my next home. And, I also agree, no more signs.
Open shelving was never good to me. I am old and practical. I believe that classic styles will always have some appeal. And I live in the East Coast where trends are probably more conservative. In our case 2019, the cost of a slab of granite to be much more cost effective than quartz. We got a beautiful piece. It had veins of blueish gray, beige, and more. I used a dark blue subway tile back splash. The group was a darkish grey. The walls are a warm very pale grey. I fought against the grey and couldn't find a decent color palette. I finally gave in when I realized I had a real stone fire place made of local field gray stone. It was literally the elephant in the room. So I gave up and incorporated gray, slightly.
But I like grey..

I always take my shoes off and I think it’s wrong that people don’t take off their shoes in a nice clean home. If floor is dirty than fine but in a clean home it’s unacceptable that people don’t take off their shoes. The home might sell but it might not sell also but even if it does the new owners deserve a clean home. I disagree on that one. I told gang members who my brother Invited home for drug deals and stuff to take off their shoes nope they didn’t like it and some of them never listened but I am not their slaves and I will speak out against this disgusting behaviour. Those people who disrespect like this had their mom clean for them 😤 It’s a matter of self respect and good manners that’s it. Ps I am guessing the agents also don’t want to take their shoes off lol that’s probably why it made the list. It’s wrong you all have to take their shoes. Shoes are more slippery than socks often so that’s not an excuse really.
Unless you are a millionaire you will never be able to keep up with the trends!! Covid was only 4 years ago and everything that was in style then is out. My advice is just decorate your house the way you want to. Stop trying to keep up and stop trying to please the potential buyers that may buy your house in the future. Don’t get sucked into this nonsense.

Antiques are fun, but I would never use them to tell a story?! Because they are someone else’s story… I see you have a lot of home Good stuff in your house! not a big deal! It looks nice. And when you stage a home, nobody wants to listen to the items in the house. They just want to look at it so they can envision what THEY want to display and how THEY want to decorate. And if anything is just stuck to the wall, that means someone didn’t have enough money to do it properly with an electrician. So …I think that is no Bueno… And there’s way TOO much stuff in the house which screams…not enough room to display items in an admirable/meaningful manner. Yes ! Take 45% out!

@Susanalexander7990• I seriously will have anxiety attack ,these are really old books one tall bookcase we taken down the rouges gallery ,but yikes surely I don't have to hide all the books ?I got a doormat I need to hide and banish myself in a wardrobe !Surely they actually not going to go through underwear draws etc ?Some of my Mums stuff is antique I know plain is good but sounds like I can't live In this for a decade we have at least until next summer I am sorting all lighting ,but I saw locally a beautiful house ,insane price 2 bedrooms and wishy washy not made the most of the space made the least ..Ours starts in July .We had people make private offer actually made me cry and my brother really cross the day we went to register my Dad's Death .We are in a prime location but huge garden on the river a boat !Ducks etc !Has also scope for people to simply do as they want separate dining room I need sort Fridge Freezer be way easier for us the windows are huge they are all done !I know it will need re painting again ..But this seriously I shall have meltdown the kitchen layout is awful I am thinking for us at very least get ex display and have someone sort it out no firm discisions are made ..Plus better walk in shower for us at least ?I can't live in it like this

We need to stop saying that 6.5% mortgage rates are high. They are not. Back in 2007. The mortgage rates were around 6 to 7%. We have been at all-time historic crazy lows with mortgage rates for the last several years. That is not normal. We need to stop normalizing 2% mortgage rates by calling 6.5% rates “high”.
Market is about to correct
Trying to choose flooring for a new build in Montana. Love hardwood and would prefer it but concerned about durability in wetter seasons. Was considering LVP but let’s face it, it’s plastic. I recently went to two of the high end flooring stores in my area and both echoed they want to faze out LVP due to problems and claims. They are now pushing some of the higher quality water resistant laminate wood look floors. Unfortunately I’m still not sure what the best approach would be for us.
Couldn't disagree with you more on the porcelain tile wood-look flooring. There are a ton more choices than gray and a ton more sizes than the small plank you refer to in this video. We chose a warm wood color that looks almost identical with what you used on your floor. We also have radiant heat in our floor which makes it nice and toasty on the feet. Our porcelain tiles are 6 foot long by 10 inches wide and the grout is 1/8" (very tight). Grout color matches with the darker variation in the "wood" color so it looks totally natural. Everyone who has seen our kitchen so far cannot believe it's tile!! One friend asked when will we have to re-sand and stain it! That's how much it looks like wood!! You being so "off" on this tile makes me question all your other advice on here. ; )
As a realtor in my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.
I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!
