Audra, I've been watching your videos on RUclips for the past month or so. You do an absolutely incredible job in giving potential home buyers or sellers all of the important information (and insights) they should know before getting involved in probably the most important transaction of their life. Content is fantastic, and mixed with a little bit of humor and IT enhancements, keeps your audience engaged. Well done! Thanks for being an advocate for truth & transparency in the complex world of real estate sales and service. 😊
Perfectly said, I can’t say enough good about her! And she is so much fun to watch. Have sent her channel to people for them to subscribe and support! Keep sharing her awesomeness people!!!
Can a lender release information to you regarding the buyer's qualifications? I didn't think they could legally but maybe it is different in each state.
Great content, very valuable information. It seems many buyers / sellers are not as informed as they should be, you should instruct CE courses, you have much to offer your profession
Audra, You really do a fantastic job of educating us on real estate trans actions! Will there be a quiz on Friday?? 😅 Sincerely, my thanks! As always, great job! ❤
Love this type of content! The non-lawyer in me is totally nerding-out on this kind of data. I would love to hear just a RUclips video of your horror stories in your real estate experience. Of course, names and locations are changed for privacy, blah blah blah….
I love your videos, especially when you put the little 'funnies' in the upper right corner. Sometimes, I make my husband come look at them! On a side note: i hate vanilla candles!!
For a video that you warned was going to be really boring, this was both entertaining and enlightening. Cheers from a Canadian getting ready to sell! 😊
In my area a 2-3% earnest money deposit calculated off the sale price is pretty common. Every state and city varies. You would want to consult with a local realtor.
Can you clarify the days? At one point you say the day of the last signature is day zero and the next day is day one. Next you say when the day of the contract signature is day one. It’s at the 5 minute mark. Can you clarify better?
Yes, I am sorry. I put a text in the video to clarify: The date of the last signature on a purchase offer is DAY ZERO. The next day is day 1. Sorry for the confusion.
Thank you Audra!! Love your content!! And it’s never boring!! Question, we have had a prospective buyer come see our home 3 times. Last visit, they stayed for an hour and a half with their realtor. This was only yesterday, so hoping for an offer! But was wondering how you feel about these long home showings? It didn’t use to be that way in the old days🤪
Hi Angie, having a buyer stay for over an hour is a good sign. Its also a sign that they may be very slow during the process. Some people are just slower than normal:)
For the amount of money that realtors collect for their services, why aren't they actually doing any of this? I just sold two homes in the last year - I never saw a release of contingency document.
Nothing at all boring about this video Audra. I downloaded the information sheet you provided, so thank you for that. I do have a question. On one of your previous videos you provided the Redfin website where you can pull up marketing info, etc. for your specific city. I checked that out for mine. I'm preparing my house to sell, and doing the majority of work myself so it's taking longer than I estimated. Because of that, I'm just not sure whether I should sell now when interest rates are currently 8% and the selling season is beginning to slow down. If YOU have a Seller who doesn't HAVE to sell right now but is preparing to do so, would you advise them to hold off until after the elections (first of the year) and perhaps interest rates will come down to a lower rate, which would definitely create more offers? I live in one of the top property markets in US for 2024. Please and thank you!
Hello there! Every area is different. I would definitely have a conversation with your realtor regarding the best time to sell...some areas have weather conditions that make it advantageous for seller s to sell at different seasons. I am definitely feeling a slow down in my business due to election proceedings and just summer season vacations. In my area, the spring time is the best time to sell. Your are may be different.
Another OUTSTANDING video, with important and very much needed info. I'm getting ready to sell my house (Miami,Fl) and putting everything together to start with the process. I have watched your videos multiple times. I want to Thank You⚘️for the time and energy that you have invested in these great video productions. Keep it up.... God Bless You
Sorry, completely off topic, but I love your hair today, very cute! It’s ok, I’m not a weird person…just an old lady 👵🏻 who can’t figure out my own hair so admire those who do. 😉. Ok, now to watch the video.
Hi Audra! I dont think this video was boring at all! You are so informative. I always look forward to the next video. I was just pre approved and now have a plan for next March when my lease is up. I need your videos and the list more than ever. I'm feeling more prepared and motivated because of your videos. Thank you so much!!😊
Wow! That was a lot of good information! Thanks for sharing. I do want to ask about the contacting the lender part, as a seller - wouldn't asking about employment and down payment on the loan be considered personal/private information? Is the lender obligated to provide this information if I ask? Also, how do I know what lender the buyer is using? Is that information also on the contract? Thx.
Before these August 17 commission laws went into effect, a broker who intended to charge a 6% commission also wanted to use a lockbox for the property. I backed out before anything was listed. In your estimation, what would you suggest as a range for a commission regarding a sub $400K townhouse, with or without using the dreaded lockbox? This is from the DMV area.
Great content. I learned quite a bit from your videos. One question regarding the loan contingency. How many days on average should the loan contingency be enacted for? The lender’s commitment to loan comes after the underwriting process, correct? Is this contingency usually removed last? What’s the typical time allowed for this contingency? Thank you!!
So , Audra, I do not own the house until when ? I thought that earnest money was to go towards the down payment. And the person selling the house knows the buyers income?
@@AudraLambert What if other realtors show my property, would my agent be there also. Is that something Id have to request? Those are the ones im most concerned about regarding some of the things you've mentioned in your other videos (e.g. kids going crazy, too many people in the house and agent isn't paying attention to what others are doing, clogging toilets, etc) I may be a tad over concerned but some people these days have no respect for others property. Im totally stressing over everything!
Audra, we have downloaded your forms before and now they/you are asking for an account. Why? Is this correct or is there something wrong with your site?
@Audra. Starting at 5:10, you contradicted yourself. You said the date of "the last signature" is day zero (0). Then the next sentence @5:15 you said if you have a contingency, the day of the contract signature is "DAY 1". I'm sure you meant day 0, but you should clarifiy that with your audience. Just listent to what you said
Hey aurda I’m in a contract house didn’t appraise, seller agreed to come down on price, he changed his mind 3 days later and now asking for 5000 out of pocket, I agreed to pay the 5000 because I really like the property, but it’s going on two days now and seller has not reach out to me to sign a addendum to move forward. I’m concerned about why is he drawing out the contract.
Ugh..selling a house is very emotional for some sellers. He could be getting second thoughts. Was the appraisal only $5k off? If so, give me a break! There is not appraiser that can be that accurate. I would just ask your realtor to reach out to the other side with a status update. I know this is extremely nerve racking.
You’re doing it back ass ward, The offer should come after your inspections. That means if we go into escrow, there is no turning around. Your way escrow means skin the seller.
OK, I went to print the list of questions you promised only to find that I have to give personal information to acquire it. This is a bait and switch. You never said I would have to get on an annoying email/mail list to get what YOU promised. This is BS. Stop doing this.

I like how you tell it straight. Keep it simple but know all the answers to their questions. Thank you
I used to be a Realtor in California. I always create a calendar in Excel for my clients showing Al related dates.
Is there a rule of thumb on the amount of earnest money? A percentage of sales price? Or a customary amount based on your state/location?
Thank you. You give me all the answers to the questions I have no clue to ask!
I am so glad!! So thrilled I can help.
Audra, I had my popcorn in a striped box and my soda. Needed my notebook and a pen for this one. Thank you.
Ahhhh...Love that!! Glad I can add some value.

Oh wow! Thank you so much.
This was such a valuable video. Now I know why it’s so important to hire an experienced and detail oriented agent. Thanks Audra!
So glad you got value out of this video. People really need to know this stuff:)
So much great information I always get my notebook ready before watching. Thank you for all these videos ❤
Ahh..that means the world to me.
Thanks for these great explanations 👍🏼
You are so very welcome. Happy to help.
Thank you for doing this video. It is very informative especially on the contingent.
Yah...those contingency periods are important to understand. Glad you got some value.

I love the quiz idea!! You are so very welcome!!
great info! Not able to download the purchase offer questions.
Same. After clicking submit, it just kept spinning and spinning.
Audra, you are the best! I wish I could afford to move back to OC!
Ahh..thank you. OC is a very nice place to live. It is expensive though:)
Wow, thanks for the real estate course. Great information as always.

I hear ya on the vanilla. Apparently vanilla is the most well liked scent.
Audra , You have done an amazing video that informs AND entertains. Thank you.
So glad you liked it. Thanks so much for your comment.
Love your info & personality!
Thank you so much! Means a lot to me:)
thank you again contingency dates are so important,,,
Yes, you need to know your contingency dates. ..even if your realtor does not. Back lead them:)

Hi Audra- what it means by - buyer investigation of property condition? Is this part real estate buying of buying & selling?
Hey audra, do you know about "Subject to" deals or have you ever heard of it?
