My seller was most interested in whether we were going to try to subdivide! Yes, they met us as here half the time the owner is in the home to let you in! The house had been on the market a bit longer than average but not ridiculously so. We wrote an offer than night and drove home about an hour. It was accepted that night! I think the only question was about the appliances that we’d assumed would convey. The sellers husband said they should be sure the refrigerator would actually fit before they requested it not convey. It didn’t fit! We were okay either way as they’d accepted a lower offer and hadn’t actually listed that it would convey. Great agent on our side, I’m not sure we ever met the other agent!
Congratulations. When we sell our house that may happen to us, my husband has remote meetings most of the day, with government clients all over the nation, so there is no way he can skip to a coffee shop, at a moments notice, and use their WiFi, must be a physical connection for security. It's okay, sellers don't bite, the ones who is respectful, and not complain (includes the buyers agent) about restrictive showings will get our house.
@@threeftr3349 😇 This was a few years back, most of us were physically attached to phone lines! I did find a new hotel in Georgia that actually gave me a cable to connect to their internet. Apparently most of their business clients required them as well. I think the contract was faxed to the realtor. The seller was afraid of a failed contract, I not sure why though. It took us a bit longer to get the credit union to approve the loan only because they refused to list all the assets. Even after being told the loan could not be contingent on the sale of the old house, nor us both having jobs in the area! It took about 6 hours to get approval after my husband “had them for lunch”, and they accepted the rest of the documentation. We paid the 15 year loan off about 2-3 years later, when we both moved in full time. We are still in the house and it’s still the weirdest purchase if you don’t count me being laid off before a purchase -- that was when no doc loans had a good reason to exist, thank goodness! I had most of the debt, real estate, and so we put the house in his name! The only thing that happened at settlement was that my husband had to tell the guy twice that the number he’d just calculated was wrong! It was, although he protested it had to be right because he’d used a calculator! Then I didn’t want to escrow taxes and insurance, they had to concede but they called my realtor who told them to leave me alone I wasn’t going to lose a house over unpaid taxes!

I am always baffled as to why the homeowner is interfacing with the buyer. Why is the agent no representing the seller? Weird to me. If you were going through a divorce and hired an attorney to represent you, that attorney would not send you to go interface with the other side. Glad everything worked out.
@@AudraLambert I was confused by it too, but it seemed fairy common in this area. In a neighboring state the owner at least goes to a coffee shop or a neighbors house. Our sellers were savvy enough to sort of disappear within the house, or on the porch? I’m not sure where they actually went but it wasn’t off the property!

The house is 700k, but it’s been on the market for over a year. ( spec home). In that year, the builder has only lowered the price by 3k. We will be cash buyers, and don’t know where to start on our first offer in today’s market. Of course, I want to get absolutely the best deal. What would your first offer be?

Well, I don't know the market you are referring to...but its always a good idea to reach out to the builder and just ask them this: "I don't want to insult you, but I noticed this property has been on the market for over year. We are interested in the property but have hesitations on making an offer because it appears the market is not in alignment with your price. What is the lowest price you would consider accepting?" Then stop talking (silence is powerful)...let them talk. That's the first place to start. Make sure you are talking to the decision maker...if you don't know..then just ask if you can talk to someone who is making the decisions. Always be polite. Remember, don't talk a lot. I would always make a reasonable offer...not sure what that is for this specific property. I would do some research..even ask a local agent. Best of luck! You'll do great!

Yes!!! The escalation clause. I bought my most recent house this way, would have missed out otherwise. Multiple offers even in 2024 with high interest rates. Work with someone who has done enough deals and local to that market. Escrow etc closed very quickly everything was very clean.
Question on “verifiable offers” : how do you satisfy yourself that an offer is legitimate? What is to stop a questionable listing agent from showing a purchaser a fake offer in an attempt to increase the sale price, where the offer contains an escalation clause? Many thanks !
I LOVE CASH...because I really really hate dealing with lenders. Lenders can royally screw up a transaction. An underwriter can be incredibly unreasonable. Mortgage lenders take their time (most of the time). There are a million reasons why cash is better than working with a lender. However, a lot of cash buyers know this and want a discount....not always.

There are a lot of Buyer's Agents that are just starting out. But if they work for a reputable firm, they should be taken seriously. Not all agents have years of experience. In fact, an agent who has 30 years experience, may not have the same experience as someone with 5 years because it depends on every transaction. Every transaction is different. It's best to look at the Real Estate Firm agents work with, because those firms will have tons of agents with experience to help a younger agent with complicated issues.

How is the best way to find 3 realtors to interview? Also, the house will be empty. Any issue with selling it that way without incurring the cost of staging? Do I have to put a "for sale" sign on the house since I don't want to advertise that the house is empty?
Any recommendations for long distance buyers from one state to another? Its difficult to purchase a home quick enough in Myrtle Beach without actually viewing the property in person even via video. We have lost two houses because we couldn't book a ticket quick enough to do a walk through and make an offer.
I am not a big fan of any homeowner representing themselves on their own transactions...especially realtors. They can get very crazy! With that said, it really depends on the realtor. If I was selling my house, I'd use someone else to represent me....someone really good!
