Hi Audra, I have recently found your channel here on RUclips. Love your videos, they are very informative! I have a question, we are preparing our house for listing in the near future and we don’t know how to handle this situation - we live on a large lake and have almost 1 acre. Our neighbor has a pool with very noisy pump equipment. We have gotten used to it, but I am afraid that it will become an issue with potential buyers. How would you suggest we handle this situation? Thanks for any input you can give 😊
can you sell in the off season when the pump won't be running? and/or.. are you on good terms with this neighbor and maybe during your selling window they would be willing to run the pump in early morning when you normally would not have anyone coming thru your house?
@@miriamjackson8517 the property next door is a secondary home for the owners and they only come to stay every so often. Have only actually seen them once or twice in the 5 years they have owned the home. They do have a timer on their equipment however it runs from 8 am - 8 pm - peak times. I am going to try to talk with them during their next visit. I may have to contact our HOA if I don’t get any results. Hate to escalate this and would rather work it out with the neighbor. Thanks for your input 😊

Would love for you to cover how to tell when your agent is bringing in friends to offer lower prices. Yes, the agent was a friend/family. The executor just got the feeling that the buyer was almost a shill. They paid cash and yes have built on the land. The commission was also lowered. The house was occupied but tenant couldn’t afford/qualify for the house. The house was in the $180k range as I require. Sorry I don’t have more details, but I’m sure these cash buyers cause a lot of sellers to start doubting their agents.

Recently I listed a vacation home. Because I was not living there full time, I had security cameras (not just because of the listing). My realtor told me I had to disable the voice recording - which I did. The cameras were not hidden - but in full sight, positioned towards the doors. Well, I was kind of confused why one buyer walked right over to the camera, scowled, and wagged his finger at it, like it was not allowed. I feel better knowing that you said it is suggested! I definitely am glad I did, because one agent just left the door wide open - others turned on flood lights and when nothing inside turned on, they just left them on. Since it was a drive for me to remedy these things - and my agent (and the showing agents) were 'too busy' - I had to make several 4 hour round trips to take care of it. I will go FSBO from now on!
Love listening to Audra. Glad that there was a law suit to bring things to light. Commissions are negotiable as long as the broker allowed it and usually they didn’t. 6 percent was a given. A flat fee is best and most equitable. In my opinion.

Based on the criteria received from the client, we share with the other brokerage to ensure we have a good fit. We look at production, personality, commonalities and a variety of other criteria. If the referral is in an area we don’t have a resource, we will reach out to other agents/brokers to find good representation. . Hope that helps.
Hello there, you would call a few homeowner's insurance companies in your area. They should give a pretty good ball park as to what the good rate should be. You can always ask you local realtor who they recommend.
So let me get this right; if we buy we have to pay a commission to the realtor, if we sell we pay a commission to the realtor and if a buyer buys our home we have to pay a commission to their realtor.....that is an awful lot of money out of our pockets. If I loved a home and wanted it and the seller denied paying any commission to my realtor, I would still want that house.
I hear you...just remember that you'll need an agent to represent you during the transaction and the way this is all happening ensures the agents who continue in the business are the top agents and working hard for you
Appraisers normally don’t use comp sales that seem too low or too high, so I would not worry about this. In rare instances when there are few sales comps, you can choose comps further away instead of a suspiciously low comparable. However, if this paying buyer’s realtor with cash to reduce sales price becomes common practice, then sure, that might affect certain middle class neighborhoods. Also in today’s buyer’s market, it would be foolish for sellers to not be open to concessions. Some areas are already marketing price cuts & concessions as inventory continues to take longer to sell.
@@AudraLambert If you have a buyer that can only look at houses where the seller is paying the commission then the buyer agent is not going to work for free so I don’t see the problem with asking if they’re paying a commission or not.

Good stuff but your story recounting the buyer negotiating the sale price down 15k because they chose to pay the buyer direct doesn't necessarily strike me the way it does you. I say artificially lowered and artificially valued higher: Before the ruling, BA commission was baked into the sale price. In so many words, you imply this. I see an advantage for the buyer. Nothing wrong with this IMO.
The old way to represent house price by including agent commissions is just plain wrong. If commissions are *really* negotiable, they *should* be independent from the house price. The tax assessor and next buyer should only have to care about how much the *house* is worth, and not care about how much the previous buyer and seller negotiated (or not) on their agent fees. This is not to say that this change is fair to existing home owners because it brings the comps down, but it is correcting a historical wrong.

I would suggest talking to them like you have said and or the HOA and making sure to disclosure as well to your agent the situation

Yup...there is that too. However, most off market sales don't hit MLS. Appraisers will usually pull comps from the MLS.
