To all the people thinking about moving here, this is a very old town. It is not designed to be heavily populated due to the narrow streets limited space. If there is another place you like just as much please reconsider moving to st.augustine because it isn't built for the amount of people already here and it cant be expanded without also being destroyed. If you have family there move. My family has been here for 500 years and I feel like the town is losing it's old charm. Recently cancel culture removed a statue honoring my dead ancestors who fought in the civil war. It was not pro slavery. It was simply honoring their names and it was removed so that ignorant travelers and tourist could feel better while the natives here pay the price. I dont mean to be too dramatic but please consider my words.
I know. I always say everyone can't live in Florida, but it's starting to look that way. At the very least, people should spread out across the state, but everyone wants to be "near the water." I'm one of them.
My real estate agent said that it’s nice for people to move here but we should respect the “originals”. I understand what he meant and he’s not originally from Florida either.

Enjoyed the video. We'd love to move to FL, and I've been eyeing St Augustine for a couple years. We currently live in OH and every couple years take a cruise out of FL. We often comment that one of these times we just won't come home. Not sure it will ever happen, but our next cruise is Oct '22. Being 51 - 52 by the end of next year, one of the biggest concerns would be finding adequate employment. Never say never, right? Again, enjoyed the video. :)

Never say never. It has snowed in Florida. I was living in Pompano in 1977 when it snowed. I am not sure if St. Augustine got any then but, they did get it in 1951.
We moved to St Augustine from VA almost 3 urs ago and love it! We had only visited once before we moved and about 6 months later my husband's company offered him a promotion but we had to live near Jax!

everything was spot on, don’t go to this place in the summer ever, spring is probably the best time because it’s not freezing butt cold and it’s not third degree burn hot. i live really near to downtown like i can go down a few streets and go there but yea it’s really busy. so yea i was born here and i do love it but yea and also the places is infested with cats in my neighborhood at least, and yea the cat cafes are fun, i’ve been to both.

Hi Dan, Always best to email me for a quicker response. I am not on RUclips daily since I am busy taking care of my customers. In any case, we definitely do not hide the fact that there are areas prone to flooding. As a matter of fact I make a point of telling people exactly where the flood zones are and enter addresses into the FEMA map so they can see for themselves. As for your question, it's not that simple because there are high and dry areas along the coast so it's not like a wave a water will come in during a storm and flood the entire coast. I would say the majority of the city district is in a flood zone and portions of the island as well. As long as you stay west of the intracoastal areas you should be fine but you should always do your due diligence. Here's the site I use to check flood zones. Just enter in the address. If you see blue, it's a flood zone. msc.fema.gov/portal/search#searchresultsanchor

Great video, thank you. One question: Can noseeums. get in your house? If yes, what precautions can you take to keep them out of your house? I understand that they can get in through the patio screen, therefore you need to get a special Noseeum screen to prevent this. However, can they get in through your window screens or through a door? Thank you for your time.
I've never had an issue with them in my house. Typically the AC will be on when noseeums are prevalent so the windows would be shut. If not, another trick is to spray Listerine on your screens. They don't like that.

How about flooding? A Google search indicates 90% of St Augustine residents have a considerable risk of flooding from a variety of directions. A concern for much of Florida but St Augustine is right on the coast.. Any reasonable thoughts as a resident? I can imagine insurance is pricy.. It is such a charming looking place.. Seems much safer than Jax..
The downtown area and coastal area is definitely more flood prone than other areas in St Johns County but there are plenty of areas that are high and dry.
My husband and I are considering moving to live in St. Augustine. Our son and daughter-in-law live In Jacksonville.THEY both require handicapped accessibility. They live in a brand new apartment in Jax which is built to current ADA standards. My son becomes very displeased when he is out in public and encounters barriers to his mobility like no side walk cuts and needs such as restaurants and shop bathrooms which are inaccessible to wheelchairs. He really appreciates the beauty and history of St. Augustine, but the last thing that we want to do is move to a place where he is frustrated about mobility. Even though ADA regs are federal mandates, many people don’t make changes to their property until someone complains. Any thoughts on this topic? Also, could we find a condo in a newer part of Florida between Jacksonville and St. Augustine which has an ocean view and beach access?
Impact fees are imposed on the property developer. As for taxes, the higher tax rate is in the city district of St Augustine. The county taxes aren't bad at all especially compared to other states since we do not pay income tax. I actually paid higher property taxes in New Hampshire on a home averaging $250k and that was over 10 years ago so I'm sure it's more now but I guess it all depends on where you are coming from.
February drops down into the 20s at night, highs in the day no more than 40s. Cost of living is NOT affordable. Most people here really struggle to get their rent or mortgage paid. And there are precious few places to live anymore because of AirBNB and like companies. It's a wash, really, but I've lived in much worse places, so no real complaints. Things could be a lot worse.
“No real complaints”.!? LOL… what was that? Moving to that area so we could be reminded every now and then, in February, why we left NYS. As of cost of living? Try living in NYS where the politicians and board members tax the crap out of you to give to others and themselves! Perspective! You must be “the glass is half empty” kind of person? St Johns I fear is getting too pricey, and unsure if the age of St Augustine would be too much of a step back from having lived in a metro area like NYC my whole life and I am not in kick back retirement phase. Thanks for your vid! We want to move to St. Augustine in 2 years or so to permanently escape from Norther NJ (9mi. east of NYC). We love the area and have come up with the same negatives. My main concern is finding a job without too much of a commute. Probably won't be able to sell where we are and be able to buy a 3+ bedroom outright, so might need a small mortgage to cover the difference. Am 54 now, but young at heart and would love the cozy food locations and the different activities all year long. Would be my dream to move, just scared of all of the logistics.

I've been looking at houses on Zillow and am aware inventory is low nationwide. Hopefully by spring things will pick up and I will be reaching out to you. My concern is work. Currently working as a Project Coordinator with many years as executive assistant and/or office management. Will Jacksonville be the best location to seek work and what is an average commute time? Ideally would like to find a job in St. Augustine but am not at all sure if that will be possible outside of the hospitality industry.
From the SW suburbs here. Bought a house in St. Augustine in 2018 as a vacation/future retirement thing. Turns out we are moving/have moved instead. Wife is now full time in university/management in Jacksonville. I am looking into a healthcare position in Palm Coast, 40 minutes south. In travel time, driving to Jacksonville/Palm Coast/Ormond Beach(almost Daytona) is not significantly longer than rush hour Chicago. Plenty of work available. Less work in St. Augustine directly, but it is there. Both of us looked at offers in St Augustine, so it is not barren. I great place to live.

Except for the college median age listed on US census is over 40 years old Jacksonville is the “youngest” city for Florida even Miami average is over 40 but Gainesville is a younger college town

Don't forget the annoying gnats and, worst of all, the fleas. I've lived downtown for 30 years. Too, there are always panhandling homeless men and women, many of whom will come right out and ask for money. Then there's the unscrupulous city government officials who make things up as they go along. And we can't forget the chain restaurants and ice cream shops and the general "mall" atmosphere on St. George Street, which used to really be a cool place to shop, but not anymore. There are lots of positives, too. The fort green, Water Street, and Discount Grocery on the island just past Pope Road.
7 to 8 months of winter upper Great Lakes here, stuck inside too then 3 to 4 weeks of moderate temps then maybe 3 months of summer hot and humid stuck inside again, it’s the arm pit of America.

Too funny... You (Kim Devlin) don't like the crowds in SA yet you make a video promoting it... You're contributing to the problem... Traffic is now intolerable. Real Estate prices went through the roof. The whole 'small town', 'look people in the eyes and say hello' vibe is a distant memory... SA has become a weird beachy version of NY, NJ meets California.
This video was pre-covid so It has definitely gotten worse in the last few years. I warn everyone about it so they understand the town is touristy. It isn't for everyone. However, most people moving here are not looking to be downtown or on the island and instead are moving to the northern sections of the county. I don't feel I am part of the problem contributing to the influx of people. St Augustine has been on every Top 10 list in the last few years so many people found out about it that way. I'm just making sure people know what it's really like to live here b/c many videos don't give a true picture. With that being said, I am meeting some amazingly cool people that are moving here, so I hope you get to connect with some of them someday.

It is way more crowded compared to 7 years ago. On the one hand my tourism job benefits but on the other my daily life suffers

I know people who love it. The closest beach is Anastasia State Park.

To be honest not really Flagler is a mediocre school but it’s located downtown St Augustine

How about flooding? A Google search indicates 90% of St Augustine residents have a considerable risk of flooding from a variety of directions. A concern for much of Florida but St Augustine is right on the coast.. Any reasonable thoughts as a resident? I can imagine insurance is pricy.. It is such a charming looking place.. Seems much safer than Jax..
The downtown area and coastal area is definitely more flood prone than other areas in St Johns County but there are plenty of areas that are high and dry.

My husband and I are considering moving to live in St. Augustine. Our son and daughter-in-law live In Jacksonville.THEY both require handicapped accessibility. They live in a brand new apartment in Jax which is built to current ADA standards. My son becomes very displeased when he is out in public and encounters barriers to his mobility like no side walk cuts and needs such as restaurants and shop bathrooms which are inaccessible to wheelchairs. He really appreciates the beauty and history of St. Augustine, but the last thing that we want to do is move to a place where he is frustrated about mobility. Even though ADA regs are federal mandates, many people don’t make changes to their property until someone complains. Any thoughts on this topic?
Also, could we find a condo in a newer part of Florida between Jacksonville and St. Augustine which has an ocean view and beach access?

Didn't say anything about impact fees or taxes which are very high in St John's County?
Impact fees are imposed on the property developer. As for taxes, the higher tax rate is in the city district of St Augustine. The county taxes aren't bad at all especially compared to other states since we do not pay income tax. I actually paid higher property taxes in New Hampshire on a home averaging $250k and that was over 10 years ago so I'm sure it's more now but I guess it all depends on where you are coming from.

February drops down into the 20s at night, highs in the day no more than 40s. Cost of living is NOT affordable. Most people here really struggle to get their rent or mortgage paid. And there are precious few places to live anymore because of AirBNB and like companies. It's a wash, really, but I've lived in much worse places, so no real complaints. Things could be a lot worse.

St Johns I fear is getting too pricey, and unsure if the age of St Augustine would be too much of a step back from having lived in a metro area like NYC my whole life and I am not in kick back retirement phase. Ft Meyers and Sarasota on my list as well. Love your 2 cents on the matter. All input we share online is helpful. Best of luck

Thanks for your vid! We want to move to St. Augustine in 2 years or so to permanently escape from Norther NJ (9mi. east of NYC). We love the area and have come up with the same negatives. My main concern is finding a job without too much of a commute. Probably won't be able to sell where we are and be able to buy a 3+ bedroom outright, so might need a small mortgage to cover the difference. Am 54 now, but young at heart and would love the cozy food locations and the different activities all year long. Would be my dream to move, just scared of all of the logistics.

Thank you Kim for the real take on St. Augustine. Currently living in the Chicago suburbs and am planning to move with my 16 year old daughter in the late spring 2021 to your area. I've been looking at houses on Zillow and am aware inventory is low nationwide. Hopefully by spring things will pick up and I will be reaching out to you. My concern is work. Currently working as a Project Coordinator with many years as executive assistant and/or office management. Will Jacksonville be the best location to seek work and what is an average commute time? Ideally would like to find a job in St. Augustine but am not at all sure if that will be possible outside of the hospitality industry.

From the SW suburbs here. Bought a house in St. Augustine in 2018 as a vacation/future retirement thing. Turns out we are moving/have moved instead. Wife is now full time in university/management in Jacksonville. I am looking into a healthcare position in Palm Coast, 40 minutes south. In travel time, driving to Jacksonville/Palm Coast/Ormond Beach(almost Daytona) is not significantly longer than rush hour Chicago. Plenty of work available. Less work in St. Augustine directly, but it is there. Both of us looked at offers in St Augustine, so it is not barren.

Would you say its something you come across on the daily year round? Also, would you say the city has age diversity? or mostly retirees? Not many palmetto bugs. They are bad further south.
Except for the college median age listed on US census is over 40 years old Jacksonville is the “youngest” city for Florida even Miami average is over 40 but Gainesville is a younger college town

I want to move to St. Augustine but Ive been in Toronto for the last 17 years so my US credit is shot (student loans). If I want to get a house or a pet friendly condo (I have 3 cats) can I use my Canadian credit instead of my US one? I REALLY need to get out of this place and into a warmer climate near the ocean. I have depression now because I stayed too long here and I find the people to be rude, stuck up, cold and apathetic. Im a pleaser and touchy feely... not compatible with the bad attitudes here at all. My doc says I'd be a lot happier in Florida--sunshine, margaritas, key west, diving, NICE girls and well, you get the picture :)

Don't forget the annoying gnats and, worst of all, the fleas. I've lived downtown for 30 years. Too, there are always panhandling homeless men and women, many of whom will come right out and ask for money. Then there's the unscrupulous city government officials who make things up as they go along. And we can't forget the chain restaurants and ice cream shops and the general "mall" atmosphere on St. George Street, which used to really be a cool place to shop, but not anymore. There are lots of positives, too. The fort green, Water Street, and Discount Grocery on the island just past Pope Road.

Too funny... You (Kim Devlin) don't like the crowds in SA yet you make a video promoting it... You're contributing to the problem... Traffic is now intolerable. Real Estate prices went through the roof. The whole 'small town', 'look people in the eyes and say hello' vibe is a distant memory... SA has become a weird beachy version of NY, NJ meets California.
This video was pre-covid so It has definitely gotten worse in the last few years. I warn everyone about it so they understand the town is touristy. It isn't for everyone. However, most people moving here are not looking to be downtown or on the island and instead are moving to the northern sections of the county. I don't feel I am part of the problem contributing to the influx of people. St Augustine has been on every Top 10 list in the last few years so many people found out about it that way. I'm just making sure people know what it's really like to live here b/c many videos don't give a true picture. With that being said, I am meeting some amazingly cool people that are moving here, so I hope you get to connect with some of them someday.
