If it is so easy for the seller to “just” paint a room, then it is just as easy for the buyer to do it. In fact easier as they can do it before moving in, when empty. Buyers today have no imagination and cannot see the bones of a home. It is not easy to paint. It costs hundreds of $ if one uses a good paint at $90 a 4 L can, plus one has to wash the walls with TSP, rinse, rinse again. Fill in holes, sand, maybe have to fill again, sand and sand, then prime, then first coat then 2 nd coat. I know, my hubby has done this a lot. And it takes about 10 days or more with the correct wait times between coats.

I spent a lot of time in the palm coast area. Back in the 90s homes were $125k and rent was $800. Now homes have doubled, tripled and more. I regret not buying there in the 90s.

Nothing to be impressed about that's for sure.

When I visited St Augustine in 2021, I remember duplexes in the historic district were in the 600k area. 3 to 4-bedroom townhomes on Anastasia Island were in the 250k to 300k area. I just checked online, and to the east of the Historic District, you cannot find a 3-bedroom house under 500K. Everyone views market trends differently, but in my opinion, the St Augustine housing market became massively inflated due to the small-town vibe and 3% or under interest rates. With interest rates at 7% and homes that sold in the 300k area pre-pandemic are now selling for 500k and up. With a city that often requires its inhabitants to work remotely or commute an hour plus a day to find decent work, I don't see how St Augustine can justify those prices anymore. I would argue that the home prices currently are not reflecting a market trend based on inflation or desirability rather, they are based on people who purchased an overpriced home with a really good interest rate and are now trying to sell at a profit to invest elsewhere. I would love to purchase in St Augustine one day, but given the economic factors of the area and the current prices, I would need to see a 25% to 30% decrease in the market prices, specifically in the historic district and beach neighborhoods. It is a beautiful area, but half a million dollars will make me more money in my state of California through equity than it ever would in St Augustine. Thanks for the information in this video. I really hope the area has an actual adjustment so I can relocate.

Another thing to add to the "NO" list: do NOT add artificial fragrances; i.e., Room Fresheners/Scented Candles ! Many people these days have chemical sensitivities (I'm one of them), and will become physically ill when exposed to such things. When we were looking for homes to buy, we ruled out even viewing several of them when we were bombarded with fake smells at the door of the house. Just sayin'.

Or just be a white collar criminal and run a land conservation such as Putnam land conservancy. Get a property with back taxes. Don't pay them. Property get sold for taxes, yet now they claim an interest as an easement holder and force you the new owner to be a slave to them for the taxes you paid for them that they were responsible for paying before encumbrance but didn't so this now is them engaging in acts of institutional oppression a form of modern day slavery maintaining an unjust claim in your property for not paying a tax you paid for them they were responsible for paying before they encumbered it. Some day these individuals may end up behind bars in federal or state prison but it a good way for them to self enrichment of them selves at the expense of the public. And force higher property taxes on all property owners in Putnam county if no one ever pays the taxes.

I always thought pets have to be out with you during showing. We had to take our cat and litter box any cat toys food bowls water and dog food out when showing 😊
