Great work Ron! Keep building up your passive income with these properties and you will have a nice retirement income. Also you are not taxed for social security for rental income. When you fix them right, you have very little call back maintenance on these houses.

too many over complicate this. This video is exactly what I Was looking for. Basic, simple, straight forward but still looks good. Appreciate the video. I think ill go with a different countertop material, but your frame is the real valuable part of this video I honestly think this "cheap" frame is the better way to go than a lot of the expensive pre built cabinets. Those are too damn flimsy these days Im a bit surprised you didnt do a concrete cement type of counter if thats what you do mainly.
Where I live you have to have 300ml between stove and anything (eg fridge). Not the case for you? Thanks for the video - definitely helped make the reno less overwhelming. :)

I built my own cabinets (I am NOT a professional). I skipped the drawers because I figured I would screw them up. I went with mostly open shelving to save money plus I like the look. I got some cool silver wear jars on Amazon, the jars were rustic farmhouse but they have all kinds of styles. Mine came in a metal holder that had a handles so you could easily move all the jars at once to a table if you wanted. I ended up loving having all the silver wear in those on the counter near the sink, easy access to grab plus put away. All my kitchen cooking utensils went in an old fashioned looking metal jug on the counter in the corner or I hung them on black s hooks that I hung on a 1.99$ tiny black curtain rod I installed under my open shelving. I loved it. I also got these mini metal pails from Walmart that were maybe 5 inches? I hung those on the s hooks too. Ikea sells a similar product (rod, s hooks, baskets... for over 10x what I paid. Thank you Pinterest and Amazon. And Walmart.
Hey buddy - is it possible to do this with vinyl plank flooring thats on top of concrete without having to hammerdrill the concrete underneath in order to secure the bottom

It was a little flimsier than I expected. I had to add a 2x2 piece of wood to the bottom on the rear side in order to stabilize it better ruclips.net/user/postUgkxXTh-lz-8W6GcB219vTLp27-MxbZYObBX . It is also starting to bow a little at the outer wall ( I've had it up for about 6 months), I've already had a shelf tumble down because of the bow and the fact that the little shelf brackets are quite short. I went out to home depot and got some longer ones so that the shelves don't tumble down again. Overall, it looks very nice for the price and it holds a lot ( I use it as a pantry). I am very satisfied with my purchase. I just strongly suggest reinforcing it before putting it up.
It’s a sellers market right now where I live. But I sometimes get property by word of mouth because people know I buy real distressed property and most the time there is major foundation issues and nobody wants to mess with it. I know a concrete guy though. Lol 👍👍

Joe we have been spraying closed cell spray foam right on the walls. About 3/4” thick. Good backfill afterr that. Ill send you a video on backfilling. 👍

I can admit, you made a bunch of junk material look nice, and I'm a firm believer in "to each their own", but this kind of stuff is where the phrase "landlord special" comes from. If you did this for yourself in your own home you live fine, to each their own. But if I saw this in a potential rental I was checking out, I'd stay very far away. Lack of drawers is a big one, but tile countertops are a big no-no to. In the end it's your house, do what you want, but renters are gonna think you're a cheapskate.
Well I have had the same guy renting it since it was done and he loves the place. These cabinets will last longer then anything you can buy made out of sawdust.

Wow that’s horrible wow no drawers for silverware wow anything can look good on pictures and videos but in person that’s horrendous I’m a painter and if you’ve ever painted plywood and pine boards then you know what that paint job actually looks like

Are the cabinet doors flat on the back or are the edges routed like the fancier cabinets are made? If they're flat, what kind of hinges did you use?
They are just flat on the back. Standard cabinet hinge from the box stores.

Just sanded it and painted it with good paint. I did fill all nail holes and imperfections with durabond 90 hot drywall mud also

Those cabinets look small and awqward...and you didn't show a good pic of the lower cabinets. The previous cabinets made more sense.
