Note: some of the Matte transitions may have an Alpha channel i.e. the black area will actually be transparant. If that's the case, you can use Alpha (or inverted Alpha) rather than LUM. If the Matte Transitions is actual black and white (no alpha) then you must use Lum (or Inverted Lum).
The easy way to use Matte Transitions in Davinci Resolve 17! There are a few places to get free matte transitions, I've linked a few for you to try below (or just head over to google and you're sure to find some!).

Hi Alex. Great vid as always. Can you help. I have just tried c log on my new R6. When I import it into DV Resolve 17, can only access the sound track, the c log video is greyed out. Any clues.

I really hoped I could use this transition on davinci 16. I had to delete davinci 17 it wouldn't render it kept crashing!

Thanks for the tutorial but it doesn't work here. It simply won't work. I checked everything and despite putting the transitions on the correct tracks, carefully selecting the matte transition on track 2 and changing the blend mode, nothing happens. I don't understand what's wrong.
