Consider during planning to reverse stairs so they land on the main deck and you enter into the main living area. You have turned the bedroom into a hallway by placing the main entry into the bedroom.

how was the budget of this garage with flat ?
I believe it came in around 170k all in with a pro builder. He did to a lot of work himself too.

No, the main entry is in the front.
@@ThatADUGuyYes,this makes sense I think I read somewhere that a slider door doesn’t count as correct egress. At least in my city. My friend had to change her slider to a regular door. So there’s two forms of egress, one through living area and another through bedroom.

He went with a high end custom builder and nice finishes.
I spent around 250K for a 741sqft detached ADU. It’s not as cheap as people think

LMFAO $170k for an ADU? Dude, I’m building a 880ft^2 ADU on top of my ICF garage and I’m currently at $80 a square foot. How the hell did he manage to spend $170k??? That’s $50k less than what my 2600ft^2 house cost me to build in WA state.
He used higher end finishes, had a fully finished downstairs, built durring covid when price of osb was $70 a sheet, not $10 and he used a custom builder GC.
