Get rid of the ladder, build storage-capable compact stairs, and add a safety railing upstairs,and wow, this is such a versatile design for even older people!
I agree - a lot of ADU would be required for older people. There is space near the bathroom to build a proper stairs. Also I would put up a full wall at the attic space since the middle is 7 foot high.

Love that the loft is 7 feet; it's amazing to be able to stand up in there! The only con I can see is that ladder to go the the loft. As I get older... this is starting to look more like an issue. But if there's some way to add a proper staircase and keeping most of the design & finishes: this is a bang up ADU!!!

THIS is the kind of radical solution focused content I've been missing. For the last 5 years it's been a lot of custom, one-off, often very expensive projects that are from builders who disproportionately cater to folks who have the cash for traditional homes. I want revolutionary housing ideas. No, this isn't viable in my area but in time I think it may be. I love how the resources are made available and how PRACTICAL and lovely the resulting dwelling is. Thanks Mat. I like this concept much better than the standard Tiny Home. This design has a lot of room for changes inside. One could easily add a granite top island in the kitchen with seating on the outside. It is probably worth spending the money to have a multi-functional clothing storage unit built into the left side of the closet. No one design is fit for everyone but this layout can easily work for singles, couples, and even seniors. Brilliant!
This is amazing. Now, make an adult that is for seniors that can't climb a ladder. Recessed motorized stairs in the wall where the ladder is. Pocket doors are the only way to go. Ty for making the plans free!

I love it! Except as a 73 year old, I'd rather have a set of stairs to get up to the loft. And some sort of ledge along the front of it, so I wouldn't fall off.

I've been fascinated with small (or tiny) houses for over 35 years, and am also passionate about affordable yet comfortable housing. Compared to the small home I am currently renovating, as well as the other houses I've renovated, that looks huge. (Too big for me), but I appreciate his passion and work.

I like the simplicity. It certainly is spartan but the values expressed in the sense of sharing knowledge to help everyone/anyone is especially commendable.
This is a really nice house and it seems like a super cheap price, it would be cool if you started building a network across the country of contractors who could build your house and then you get feedback from customers so that way you could filter out the bad ones. It would also be really cool to build some tiny home villages maybe with all the same design so it’s cheaper, but that would be beautiful to live in. You could include some Airbnb vacation rentals as well. If you’ve already done this, I apologize in advance. I’m about to check out your RUclips channel. I like that u can stand up in the loft. Maybe you could host meetings/potluck once a month about tiny house living. It’s so great that you provided the plans and shopping list for free! You seem like a wonderful guy thanks so much ❤

I admire your honesty has so many builders discourage anyone from buying there own homes. Now, if we can get the financial institutions to help cut out builders and eliminate the high cost of building to make it more obtainable for young families and older people that don’t have the financial means to acquire a home of there own. If you put a slanted roof on it, you could incorporate stairs opposite the kitchen and put the laundry under them, gaining closet space in the lower room. I hate heights and ladders so that space would be unusable for me in its current form.
There's already a wasted corner between the kitchen, bathroom, and ladder. He could have made a spiral staircase in that space and had something static that would be a lot sturdier and less annoying because it doesn't have to move.
Certain modifications could be particularly attractive to older individuals or young ones who are uncomfortable with heights. As someone who tends to be clumsy, I genuinely believe that having real stairs and robust loft safety railings is essential for my peace of mind. 😅😅
Seriously? I have a 3,600 square foot house and feel it’s not big enough. I can’t imagine living in anything smaller. Is the size of your home a standard size in the UK? Are all/most homes that small there?
Homes in the United States are larger than those in many other parts of the world. The average single-family home in the U.S. is around 2,500 square feet.
@@vanessahornsby1811 , If you don't have a large family there's really no 'great' reason for so much sq. footage__speaking from experience, as I used to have a 7bdrm., 3fl. plus full, finished basement with 2nd. kitchen, and 3 1/2 bthrms., plus attic space, on a 151' x 50' lot, with detatched garage. Just so much more to clean and maintain. 😛 Sure, it was nice to have a sewing room, a playroom and separate train room for my 2 sons, an office for my (ex)husband...but "I" was the only one doing the housework, many times, the yard work, too! 💩 I used to like the idea of a large home with a room for each person and for hobbies/pets/storage, however, over the years, discovering and learning more about smaller houses, like cottages/bungalos, I'm pretty sure somewhere between 500 and 800sq. ft. is the perfect size for 1 - 3bdrm. home for 1 - 3 persons__with outdoor spaces for gardening, and other activities as a bonus! 💖🙌😺
I wish he was honest about living there. It’s obviously not the house he lives in. Look at how empty his cupboard is when he makes his tea.its fine he doesn’t live in it. But why lie? I like everything but the ladder to the loft and it would need a few shelves. Otherwise good

@ThatADUGuy For the loft that is a bedroom/living space instead of just storage, an optional pull-down staircase with hand rails and loft guard rails to prevent drunk and/or still sleepy people from falling to the ground floor would seem prudent.
This is lovely! I wonder though, how 16 foot vaulted ceiling keeps energy costs low. It IS nice to have a high ceiling in small rooms but 9-10 feet would be plenty to give it an open feeling without escalating the monthly electric bill. Use the extra height as an attic for storage. There's never enough storage in a small/tiny house.
He's a blessing. He does mind his plans for free 🆓. He is passionate about his work and he is trying to actually help the tiny house 🏡 movement. We don't deserve him. I wish you a long life and good health, so you can help more people.
Absolutely impressed with this man and his vision, not to mention how awesome it is that he is sharing the method and not just the result. I’ll surely be heading to his channel for more info. On the design itself, while it’s easy to nitpick any design, it’s much more difficult to design a space that actually works. He proves it does by living in it, which also informs his work. Anything can be modified to address the abilities/limitations of the intended tenant. That makes for a good plan that can be used anywhere that local codes permit.
Might worth moving the washer and dryer outside bedroom somewhere in front of the oven, having maybe a tiny room right where the stair is but door facing the oven. Or even underneath the stairs if proper stairs are added and there's enough space to use underneath.

I really love the tiny house movement. That being said... I watched one of the tiny house construction shows in which the builders specialized in building tiny houses on wheels so that the house could be moved to wherever the owners wanted it. However, one of the houses had slideouts, like many RVs. That made me wonder, "Why not just buy an RV?" After all, they maximize space and storage, like a tiny house, and they're energy efficient. And the folks who build their own tiny houses always go considerably over budget, enough that they could have bought a nice RV. Then I see a video like this, with a tiny house built on a permanent foundation. I ask, "Why not get a mobile home (now they're called manufactured homes) and put it on a permanent foundation?" Where I live, there are plenty of MHs set up that way on privately owned pieces of land, not in a MH park. They have all of the modern conveniences, and they're energy efficient. You can even add on solar panels and other nifty gadgets to improve their efficiency. There even used to be a company called Jim Walter Homes who built MHs on permanent foundations on a regular piece of land. I've lived in a MH (14x68) for 34 years. 2 bedrooms (one with a walk-in closet), 2 full baths, spacious living room, good-sized kitchen (with a breakfast nook instead of a dining room), walk-in pantry, laundry room, low utility bills, and a small, easy to care for yard. MHs today are not like they used to be, barely holding together with Scotch tape and prayer. They're sturdy houses built to last. I bought mine from someone who'd owned it for 3 years , and she bought it new. That means that my MH is 37 years old, and it's still going strong (even after going through 2 hurricanes).
@jimgilbert9984, For clarity, there IS difference between a 'mobile home' and 'manufactured home'. A mobile home is not permanently fixed on a foundation, so that it may be moved to another location, hence "mobile"__and is usually only allowed to be in a mobile home 'park'. Whereas, a manufactured home is one that has each component of the building(walls, ceiling, roof, etc.)manufactured separately in a plant, thereafter, delivered to, and constructing them on, a foundation at the home site. And, yes__manufactured homes are much more durable than mobile homes. At the same time, the ADUs this 'guy' is building use the same high-quality construction materials you would use to build a quality-consructed 'regular' home__the other 2 types generally do not. And I, for one, would prefer having 'real' wood floors than the newer alternatives. 😺
Many, many, places don't allow MH within the city limits unless you are in a trailer park. If you want to see a hostile town council meeting just bring up that subject. People still have the vision of the older MHs, in their heads, and are very defensive of their property values. My own town doesn't allow them. You can put in a manufactured home, but it has to be assembled on site. i.e. modular homes. That eliminates anything that ever had wheels, no matter how well you disguise it after it's in place.
@@debracisneroshhp2827 The industry has decided that "mobile home" is a dirty name. They are now calling them "manufactured homes" as well. It has really muddied the waters. To me anything that is built on a frame and has had wheels is a mobile home and a manufactured home is how you describe.
Wonderful ADU, I have been looking at these because homes are so far out of reach and have been for years now. Many builders also refuse to build anything that is less than 15,00 sqft and I don't want a home that large, However, being in Texas, climate controlled storage is absolutely essential. Cant store food outdoors...
Love everything about this. His values and generosity in sharing everything. I think a little more storage is needed on the inside for coats and things. There was a space between the kitchen and the bathroom (right side of screen) where this could be accomplished. Also, not a fan of the whole ladder concept up to the loft. That's doable if you're a young person, not so much for the older folks. I'm sure with his ingenuity and skills he could come up with an alternative. But again, really love what he's doing. He's to be commended.
I like it. Gonna have to check it out. At 73 I would have to have a pisser by the bed though. Maybe raise the roof some, and have a second floor with a staircase. Maybe sleep in the bath; OK, with a wall between.
This is wonderful! Bravo 👏 Are ADUs restricted in height and footprint? If expanded a bit to two bedrooms, this could be a great model for small families!
I mean, it's not really for people with physical disabilities, who need to use the bathroom while under sleep inertia (seriously, a fucking ladder? I'm surprised that's even legal), who have families. It's a really nice garage taking up space where a house should be, meaning fixing the horrible shortsighted use of space will require tearing it down and putting in a higher density dwelling. May have well as fallen for the horrible shipping container home meme. At least those are easier to pick up and move. This isn't a fix for our housing crisis, it's a symptom.
Smart, simple and an obvious attention to detail. Good stuff. One question: what about the code requirement for a railing in the loft? A fall out of bed would be painful!
I love the pay up front for quality. So often, ADUs are either luxuroius or cheaply built. A balance can be met for lower cost of ownership. Headed over to give a follow.
Thanks so much for coming up with a beautiful solution to affordable housing. Reno Nevada recently changed zoning to allow higher density housing, including ADUs. I'm turning 75 in September and this is the way that I want to go. The only question is what lucky person gets to have me live in their backyard?
This is a great idea. I think this may be the answer to the affordable housing problem. I'm a senior and thinking that this would be ideal for the elderly. Perhaps one of those "stair-lifts" could be added to the loft. Local officials will have to be convinced allow zoning and building codes for this type of structure. Maybe the American dream is not dead after all?
Pretty impressive! I like the responsible landscaping. The only drawback I can see is that it wouldn't work very well for a family with kids. It could if the upper loft was split into two and stairs were added. Great work!
I love the philosophy here! I would want to relocate that attic access to indoors (or possibly in the rear of the house) for safety reasons. I wonder if stairs to the loft would fit in the kitchen where that little corner is across from the fridge. There could be storage under the stairs (or maybe even the laundry). And for older folks potentially a shower only instead of the tub / shower combo (and possibly no loft if they can't do stairs). That seems like a great size for one person.
ADU's can be attached to main residences as well and in some cases there are certain states with incentives, please check with your local municipal staff and see what is possible in your area. Are your plans certifiable with local codes and submittal requirements. Also you may have been installing bird block and I see there are some code changes with respect to this.
These are build to the current Oregon Res Code but always check with your building official. Any changes needed in your AHJ would be noted during the plan review process
Yes! 🎉🎉🎉 It starts a local meetings and town halls. When the people show up and make public comment, zoning laws change. AARP has a great national model ADU code cities can start with.
I really want to build my own place. I cannot afford it. And I suck at building myself. However you have given me a lot of hope. I will definitely keep watching. Maybe I will learn a thing or two.
This is such a steal for what it is, I have a mrs and a kid and we could easily live there. People will complain about ladders then after that complain about stairs so theres no winning when it comes to lofts or even 2 storey buildings.

I had a chalet of similar design and the previous owner put in a circular staircase. Worked just fine.

I think it’s good that the plans are good as is, sleep downstairs and use loft for storage, guest bedroom or when you want to entertain.

This is a really nice house and it seems like a super cheap price, it would be cool if you started building a network across the country of contractors who could build your house and then you get feedback from customers so that way you could filter out the bad ones. It would also be really cool to build some tiny home villages maybe with all the same design so it’s cheaper, but that would be beautiful to live in. You could include some Airbnb vacation rentals as well.

I admire your honesty has so many builders discourage anyone from buying there own homes. Now, if we can get the financial institutions to help cut out builders and eliminate the high cost of building to make it more obtainable for young families and older people that don’t have the financial means to acquire a home of there own. If you put a slanted roof on it, you could incorporate stairs opposite the kitchen and put the laundry under them, gaining closet space in the lower room. I hate heights and ladders so that space would be unusable for me in its current form.
There's already a wasted corner between the kitchen, bathroom, and ladder. He could have made a spiral staircase in that space and had something static that would be a lot sturdier and less annoying because it doesn't have to move.
Certain modifications could be particularly attractive to older individuals or young ones who are uncomfortable with heights. As someone who tends to be clumsy, I genuinely believe that having real stairs and robust loft safety railings is essential for my peace of mind. 😅😅

Tiny house !!! Its probably as big as my house here in the UK which I consider plenty big with 2 bedrooms living room and kitchen .
Seriously? I have a 3,600 square foot house and feel it’s not big enough. I can’t imagine living in anything smaller. Is the size of your home a standard size in the UK? Are all/most homes that small there?
Homes in the United States are larger than those in many other parts of the world. The average single-family home in the U.S. is around 2,500 square feet.

If you don't have a large family there's really no 'great' reason for so much sq. footage__speaking from experience, as I used to have a 7bdrm., 3fl. plus full, finished basement with 2nd. kitchen, and 3 1/2 bthrms., plus attic space, on a 151' x 50' lot, with detatched garage. Just so much more to clean and maintain. 😛 Sure, it was nice to have a sewing room, a playroom and separate train room for my 2 sons, an office for my (ex)husband...but "I" was the only one doing the housework, many times, the yard work, too! 💩
I used to like the idea of a large home with a room for each person and for hobbies/pets/storage, however, over the years, discovering and learning more about smaller houses, like cottages/bungalos, I'm pretty sure somewhere between 500 and 800sq. ft. is the perfect size for 1 - 3bdrm. home for 1 - 3 persons__with outdoor spaces for gardening, and other activities as a bonus! 💖🙌😺
I wish he was honest about living there. It’s obviously not the house he lives in. Look at how empty his cupboard is when he makes his tea.its fine he doesn’t live in it. But why lie? I like everything but the ladder to the loft and it would need a few shelves. Otherwise good

For the loft that is a bedroom/living space instead of just storage, an optional pull-down staircase with hand rails and loft guard rails to prevent drunk and/or still sleepy people from falling to the ground floor would seem prudent.

This is lovely! I wonder though, how 16 foot vaulted ceiling keeps energy costs low. It IS nice to have a high ceiling in small rooms but 9-10 feet would be plenty to give it an open feeling without escalating the monthly electric bill. Use the extra height as an attic for storage. There's never enough storage in a small/tiny house.

Absolutely impressed with this man and his vision, not to mention how awesome it is that he is sharing the method and not just the result. I’ll surely be heading to his channel for more info. On the design itself, while it’s easy to nitpick any design, it’s much more difficult to design a space that actually works. He proves it does by living in it, which also informs his work. Anything can be modified to address the abilities/limitations of the intended tenant. That makes for a good plan that can be used anywhere that local codes permit.

Might worth moving the washer and dryer outside bedroom somewhere in front of the oven, having maybe a tiny room right where the stair is but door facing the oven. Or even underneath the stairs if proper stairs are added and there's enough space to use underneath.

I really love the tiny house movement.
That being said...
I watched one of the tiny house construction shows in which the builders specialized in building tiny houses on wheels so that the house could be moved to wherever the owners wanted it.
However, one of the houses had slideouts, like many RVs. That made me wonder, "Why not just buy an RV?" After all, they maximize space and storage, like a tiny house, and they're energy efficient. And the folks who build their own tiny houses always go considerably over budget, enough that they could have bought a nice RV.
Then I see a video like this, with a tiny house built on a permanent foundation. I ask, "Why not get a mobile home (now they're called manufactured homes) and put it on a permanent foundation?" Where I live, there are plenty of MHs set up that way on privately owned pieces of land, not in a MH park. They have all of the modern conveniences, and they're energy efficient. You can even add on solar panels and other nifty gadgets to improve their efficiency.
There even used to be a company called Jim Walter Homes who built MHs on permanent foundations on a regular piece of land.
I've lived in a MH (14x68) for 34 years. 2 bedrooms (one with a walk-in closet), 2 full baths, spacious living room, good-sized kitchen (with a breakfast nook instead of a dining room), walk-in pantry, laundry room, low utility bills, and a small, easy to care for yard.
MHs today are not like they used to be, barely holding together with Scotch tape and prayer. They're sturdy houses built to last. I bought mine from someone who'd owned it for 3 years , and she bought it new. That means that my MH is 37 years old, and it's still going strong (even after going through 2 hurricanes).

For clarity, there IS difference between a 'mobile home' and 'manufactured home'. A mobile home is not permanently fixed on a foundation, so that it may be moved to another location, hence "mobile"__and is usually only allowed to be in a mobile home 'park'. Whereas, a manufactured home is one that has each component of the building(walls, ceiling, roof, etc.)manufactured separately in a plant, thereafter, delivered to, and constructing them on, a foundation at the home site. And, yes__manufactured homes are much more durable than mobile homes.
At the same time, the ADUs this 'guy' is building use the same high-quality construction materials you would use to build a quality-consructed 'regular' home__the other 2 types generally do not. And I, for one, would prefer having 'real' wood floors than the newer alternatives. 😺
Many, many, places don't allow MH within the city limits unless you are in a trailer park. If you want to see a hostile town council meeting just bring up that subject. People still have the vision of the older MHs, in their heads, and are very defensive of their property values.
My own town doesn't allow them. You can put in a manufactured home, but it has to be assembled on site. i.e. modular homes. That eliminates anything that ever had wheels, no matter how well you disguise it after it's in place.
@@debracisneroshhp2827 The industry has decided that "mobile home" is a dirty name. They are now calling them "manufactured homes" as well. It has really muddied the waters. To me anything that is built on a frame and has had wheels is a mobile home and a manufactured home is how you describe.
my take is that MHs will be classified as dwellings, no diff than a standard house. That is would our state did.

Wonderful ADU, I have been looking at these because homes are so far out of reach and have been for years now. Many builders also refuse to build anything that is less than 15,00 sqft and I don't want a home that large, However, being in Texas, climate controlled storage is absolutely essential. Cant store food outdoors...

Love everything about this. His values and generosity in sharing everything. I think a little more storage is needed on the inside for coats and things. There was a space between the kitchen and the bathroom (right side of screen) where this could be accomplished. Also, not a fan of the whole ladder concept up to the loft. That's doable if you're a young person, not so much for the older folks. I'm sure with his ingenuity and skills he could come up with an alternative. But again, really love what he's doing. He's to be commended.

I like it. Gonna have to check it out. At 73 I would have to have a pisser by the bed though. Maybe raise the roof some, and have a second floor with a staircase. Maybe sleep in the bath; OK, with a wall between.

Many cities cap size at 800-1000sqft or 75% of the primary dwelling.

I mean, it's not really for people with physical disabilities, who need to use the bathroom while under sleep inertia (seriously, a fucking ladder? I'm surprised that's even legal), who have families.
It's a really nice garage taking up space where a house should be, meaning fixing the horrible shortsighted use of space will require tearing it down and putting in a higher density dwelling. May have well as fallen for the horrible shipping container home meme. At least those are easier to pick up and move.
This isn't a fix for our housing crisis, it's a symptom.
Smart, simple and an obvious attention to detail. Good stuff. One question: what about the code requirement for a railing in the loft? A fall out of bed would be painful!

Thanks so much for coming up with a beautiful solution to affordable housing. Reno Nevada recently changed zoning to allow higher density housing, including ADUs. I'm turning 75 in September and this is the way that I want to go. The only question is what lucky person gets to have me live in their backyard?

This is a great idea. I think this may be the answer to the affordable housing problem. I'm a senior and thinking that this would be ideal for the elderly. Perhaps one of those "stair-lifts" could be added to the loft. Local officials will have to be convinced allow zoning and building codes for this type of structure. Maybe the American dream is not dead after all?

Pretty impressive! I like the responsible landscaping. The only drawback I can see is that it wouldn't work very well for a family with kids. It could if the upper loft was split into two and stairs were added. Great work!
It’s nice when the bathroom feels like a spa. You can put the, washer and dryer, in the bathroom, to create, the spa feel of a larger bathroom.

I love the philosophy here! I would want to relocate that attic access to indoors (or possibly in the rear of the house) for safety reasons. I wonder if stairs to the loft would fit in the kitchen where that little corner is across from the fridge. There could be storage under the stairs (or maybe even the laundry). And for older folks potentially a shower only instead of the tub / shower combo (and possibly no loft if they can't do stairs). That seems like a great size for one person.

ADU's can be attached to main residences as well and in some cases there are certain states with incentives, please check with your local municipal staff and see what is possible in your area. Are your plans certifiable with local codes and submittal requirements. Also you may have been installing bird block and I see there are some code changes with respect to this.
These are build to the current Oregon Res Code but always check with your building official. Any changes needed in your AHJ would be noted during the plan review process
We need more towns/cities to embrace ADU's
Yes! 🎉🎉🎉 It starts a local meetings and town halls. When the people show up and make public comment, zoning laws change. AARP has a great national model ADU code cities can start with.

This is such a steal for what it is, I have a mrs and a kid and we could easily live there.
People will complain about ladders then after that complain about stairs so theres no winning when it comes to lofts or even 2 storey buildings.
