    Hello,
    Happen to stumble across your channel. It was an extremely helpful video and opened my eyes to living out of California. My husband (62 yrs) and I (55 yrs) are both retired and living on fixed incomes. We're looking forward to a new chapter in 2024.     Disagree 400K being “affordable.” Maybe coming from California or New York.

      I totally get it! In this area 400K would be the top range of affordable. As I mentioned in the video we have condos in Sun City starting around 160K. Regular homes can be found under 300K. It just all depends on what someone is looking for. Thanks so much for watching and commenting!

      “Affordable” is relative, not absolute. The video is clearly within the context of the Phoenix area, and affordability is defined around that.

      400k is so close to a half a million…. There is no way a majority can afford this especially the baby boomers

    Are there HOA's plus the yearly fee for the amenities?

      Depends on the area. Most parts of Sun City and Sun City West have no HOA. There is just the yearly rec center fee. The Gemini twin homes do have a monthly HOA fee to cover the exterior upkeep, insurance and maintenance. Really a great value there!

    I need a 25K manufactured home, $600 lot rent, and would prefer no golf course, but do want some vegetation. That's affordable.

      Try a 55+ RV resort in AZ where you own the land lot and put a park model on it. Very very affordable, gated, secure, all the amenities. Since you own it you can live there year round if you want to. 😊

    If you think $400k is affordable you’re severely out of touch with reality. Of course in your world I’m sure that’s dirt cheap, not so for the majority of Americans.

    my parents are in Sun City, but not Sun City West. My girlfriend lives in Maryland and a 55+ community called leisure world and she pays 900 a month just in fees alone to live there. I cannot believe that that is crazy who can afford that? It's a good thing. Both of them have a Social Security check but still that's outrageous to charge that much for fees.

      Wow 900 a month seems high but that might include some things we don't know about. Maybe the homes are lot less? Or is it a mobile home community? Those monthly fees can be crazy high. But at the end of the day its about each person's needs and budget. My parents are also in Sun City and love it! Thanks for watching Jan!

      I’m in the home improvement business and I’m very familiar with that property in Maryland. That is crazy, paying that fee every month just to live there.

    The description that you do not mention is the fixing up of the Sun City West and Sun City develpements. Because of the age of the houses/units you have to make sure the plumbing/sewage and water lines do not need replacement or repair. I have seen that alot in those 2 developments. Sun City Grand now called The Grand are newer houses so you do not have to worry. Another thing with those 2 older developments is the a/c electric heat unit on the roof. To replace the company has to ise a crane to mount and those units are not that efficient.

      We see lots of sewer line inspections in those areas but generally don’t find any issues. The cost to raise the new HVAC onto a roof is minimal and not prohibitive when you factor in the much lower sales prices for Sun City and Sun City West. The Grand is a fantastic area as well. I’m so happy that we have so many good options for people to choose from!

      It really depends on where you are within each neighborhood. Each area has sections that could be near busy roads. But other parts will be super quiet. My parents live in Sun City and their area is super quiet day and night. Reach out to me by phone or email and I can tell you more!

    Hi-what are the crime stats in these communities? I live in a gated 55+ community outside of seattle and we do have some mail thefts and even catilytic converter and maintenance equipment/truck thefts.

      I'm going to say that they're probably pretty darn low. There will be crime everywhere but in these communities it is usually people known to the victims. In Sun City the mail goes into a slot in your garage door so no theft there. Overall our crime is pretty low here in 55+ areas.

      You won't hear anything good from me about them. Lot rents continue to rise and residents are at the mercy of the large corporate owners. Mobile homes are fine if you own the land, otherwise I'd not do it! ruclips.net/video/8Y9kPMe7lAA/видео.html

    I currently live in Queen Creek in a stick built home. We are thinking about moving into a new manufacture home (mobile home). We would like to be in the Gilbert or east Chandler area. Mesa is not out of the question but would like to be south of the 60 near the 202. The problem is there is not very many 55+ communities in the Gilbert/Chandler area. I have looked at Las Palmas and the lot leasing was $800-$900, too high for me. Any suggestion? No mom & pop places. We want the large communities that have club house amenities and actives. The best place I found was in Dewey AZ for $560 a month lot lease but not sure if I want to move to Dewey AZ. Although it would be cooler there : )

      The large communities are all a high lot rent and it will only increase each time an investor flips the community to a different investor. I do not recommend these communities at all. But give me a call to talk about some alternatives that would be much better where you can control your costs.

    Do you have suggestions for 45+? Couple w/ no kids, with the ability to 'golf cart' lifestyle eg: to use around the community and perhaps to a grocery store etc.? OR, other communities that are not 45+ but with a 'golf cart' lifestyle? Looking to buy, just looking for the right location in AZ. We love the 55+ plus, but not sure we are quite to that season in our lives yet, either. Thanks so much! :-)

    How do the older homes ( like in SC and SCW for example) hold up in all ways structurally, etc. having been in the desert climate for decades? Some of those older floorplans are more appealing in many ways; just questioning if they're still sound, if that makes sense. I appreciate your thoughts, thank you!

      Great question! The older homes in many ways might be better than the new ones. Our soil here is pretty darn stable so you don't see a lot of movement that would bring cracking. I wouldn't hesitate one bit to buy an older home. Mine is 22 years old and solid as a rock. Maybe its the lack of cold weather that keeps things in good shape. Not sure. Thanks for watching!

      All homes need some maintenance and updating. We've lived in SCW going on 20 years and live it here. We've updated areas over the years. Nowhere is perfect for everyone but this community is great.

    Any rentals (apartments-townhomes-lofts-condos)? I like investing most all my funds instead of buying property while not paying high taxes and insurances and HOA fees (property tax-homeowners insurance-maintenance-home improvements)

      Only rentals are of single family homes in Sun City. They go very quick. A great way to invest.

    Another reason Sun City is affordable is the low property taxes because there are no schools. Is this true of all the Sun City developments?

      Sun City West has some parts where taxes are higher for schools. Sun City grand and Festival are in Surprise and Buckeye so they’ve got regular taxes. Overall still much lower than taxes in many other states.

    I backed out of a home in original sun city. Aluminum wiring and old pipes running out to the street. $24,000 to fix and fires from the electrical. Ask your realtor for disclosures, on every property your interested in. Also the flu over jets and noise. I’m in Peoria and it’s ok. Hoa and property taxes ok. We had an assessment done on our flat roofs. $5000,000 . Sorry we didn’t save enough to fix your roof.

    You need $66,000 after taxes to be comfortable in Phoenix. According to channel 12 a few weeks ago😂😂. 4 million people and growing😂

    For the metro Phoenix area this is a very good video. Also, 400K for anyone 55 and above heading into retirement should easily be attainable considering you’ve worked for 30-35 years and should’ve bought and sold a few homes over that time and made money on them, not to mention saving money over that timeframe.

    Hello , i am a 59 year old single male , do they have small bachelor or studio size units for sale or rent . I live in Canada ,recently retired and wish to explore retiring in a warmer climate for 6 months a year . Avid golfer so hoping to find some folks to golf and do other sports with . Also if there is other communities in cooler places i would also be interested .

    Yuma is hottest place in Arizona. Summers are horrible. Same as Bullhead City. No one should voluntarily live in Sonoran desert area in Summer. That includes Phoenix and all areas around it. Winters yes, are very nice.

      Well it is a tiny bit cooler there so that is probably a good option for you. I truly don't mind the heat. The first year was hard but now I kind of like it. I just really don't like being cold. Anything below 65 is not fun for me. I guess I'm getting old. These bones need it to be warm.
