I was very keen on Pebble Creek UNTIL I read about the publicised noise issues surrounding the Air Force jets; all day long and into the night. I'm looking for peace and quiet in my dotage. Otherwise, sounds (except for the jets ☺) and looks like a great place.
If you live on the Eagles Nest side you hardly notice the jets. Where my home sits on the other side it really isn't bad. The brand new part of the community can be noisy but really most people just tune it out. They really love their community. But we've got other great options for you! Just call me when you're ready!
You make a lot of good points especially re: buying new vs resale when it comes to the energy efficient materials used today vs. 20 years ago. Great content! Thank you for putting this together!

I lived for the better part of a decade in the Yuma Foothills. For seniors, the biggest challenge with the community is that there is ONE, and only ONE, hospital. YRMC pretty much has a choke hold over city government with regard to health care in the region. Twenty or so years ago, the city had been talking about possibly building a second hospital. YRMC got involved in the conversation, and mysteriously the second hospital plan was cancelled. If you have a health issue, and you're unable to get the level of care that you need, you may find yourself driving Phoenix, Tucson, or San Diego. Oh and there is VERY LITTLE water in the Colorado River in the vicinity of Yuma. Thanks Arizona, California, and Nevada! ☹ The river looks more like a creek as it crosses the international border into Mexico. Lastly, if you choose to live out in the Foothills, don't be surprised when you find large desert scorpions, rattlesnakes, and sidewinders in and around your yard.

But what i would really like to do is purchase land about an 1/4- 1/2 acre to build a container home. Are you familiar with container homes? You need to cover east valley
Not many new communities in that area but check my videos--we have East Valley videos in our content list. Is there a specific area you have an interest in?
My wife and I lived in Scottsdale for 10+ years and came back to CA to be closer to my wife's parents. Unfortunately, they are no longer with us. So, we may want to fly the coop and possibly head back to AZ. I know the temps in the Valley have really risen since we left. Thus our interest in Tucson, maybe Oracle which sits at 3500 ft
Oracle is about 10 degrees cooler. Super nice area. We sell a lot of homes in that area! Call me when you are ready. We would be honored to assist you!

I actually live in Scottsdale and own a home in Pebblecreek. But we sell a lot in Tucson. I'll be there a lot in the next few weeks. Heck of a commute but most of our clients want to look at all of the areas so we show them all from Quail Creek to Wickenburg!
Heritage Highlands in Marana....$3500 just to add to the other "normal" fees of being a new resident. Not good. Also, some of the 55+ communities require monthly fees for using (or not) the Clubhouse restaurant. Since my wife and I do quite a bit of cooking, we rarely use the amenities of a Club restaurant. In addition, we would anticipate purchasing a property on an all-cash deal. This factor does not negate still having to pay all these other fees. Great video!

Thanks for some confirmation on fees I’m seeing while looking at an ACTIVE community. My mom and I live together, and she’s ready to retire, but I need her to have activities that don’t require her driving across Mesa. I swear it’s like looking for a good school district haha. There are so many land lease communities, but you should only use one if you’re a snowbird and only need to park your RV for a few months, not for a “permanent” structure. The costs seem to even out anyway, a lower cost house has exorbitant lease fees, vs a higher house price with high HOA, but still lower than the lease fee. So if you’re going to pay the same amount in the end, get the land that can profit you down the road.

Hi there! Have been listening to your videos for a while now. I am planning on moving to Arizona sometime in 2025, my home is going on the market in February here in Payette, Idaho. I am on a pretty fixed budget and was considering an active 55+ manufactured home community, wanting to pay cash for home to afford those terrible lot leases. I am wanting a 2 bedroom, 2 bath something newer, no yard work, patio for flowers is great. I am 71, but very active golf, pickleball, and do CrossFit 5 days a week. I was in Arizona in October, I have two boys that live in Gilbert which is way out of my price in range. If could find a newer manufactured home in a very active community with no lot leases that would be a dream come true. I looked at Dolce Vita in Apache Junction, Montessa in Gold Canyon, Monte Vista in Mesa they were all very nice and checked off all my boxes for being very active. I will look at the one you mentioned in this video. Any ideas?
Hello and thanks for watching! I recommend avoiding ALL of the manufactured home areas. Even if you pay cash you'll still have the lot lease and it only goes up. There are good options in other places. Give me a call after the new year and I can see how we can help guide you!

What realtors in small communities will NOT tell you is that you will NEVER find a skilled worker to fix anything in your house if it goes wrong. These workers simply do not exist in smaller communities. If you can't fix it yourself, you're out of luck.
Sorry to hear that you're struggling with that! You might try the website called Thumbtack. Lots of contractors for smaller jobs on that site. Type in your zipcode and see. I just checked a few smaller towns and saw people looking for work! Try it and see what you can find. Thanks for watching!

Arizona is FANTASTIC. BUT - the beauty, peace and quiet come at a cost if you live in smaller communities. There are NO - ZERO - NADA - skilled tradesmen! So if your water pipes leak, your circuit breakers catch fire, your roof has a hole in it, or weeds take over your garden, you are STUCK! There is no one capable of fixing anything. The result is that all the smaller communities outside of Phoenix and Tucson are essentially 100% DIY. For the disabled, that is a disaster.
I'm curious to know where you live. When I do a google search or look on Thumbtack there are workers in the small towns that I searched. How small is your town?
Overpriced.... builders know where the money is the boomers. Who wants to to spend this kind of money? I can build something similar on a undeveloped land for far less and still have money leftover to do some lite travel.

$200k is affordable
My wife and I lived in Green Valley Arizona for almost six years the majority of which is age restricted… What we found was that the View Point HOA wanted to control everything in your life from what color you could paint your home, your front door, etc, so long as it was mud dirt or sand colored they were happy. They tried to control the lighting of flags at night claiming that the lights would interfere with pilots abilities to fly the plane. When you could have your garage door open, when you could put your trash receptacle out. If you were unlucky enough to purchase a home which was under the control of Green Valley Recreation you’d be saddled with several hundred dollars in dues even if you didn’t want to use the facilities. Kind of a socialist plan at best… There were problems with the medical facilities and staff in the area, not that they were part of the HOA, they just chose to not follow Medicare Guidlines (rules) and operated as if it was still the Wild West. One particular doctor is no longer a doctor as she committed Medicare fraud and my wife caught her at it subsequently getting her license revoked. My wife spent her working career in the medical field, part of which was as a Medicare Compliance position. You just don’t want to mess with her as she knows what’s right and what’s wrong… The straw that broke our camels back was the Pima County Sheriff’s Department doing whatever they wanted to as they had no one above them to answer to for their actions. Thus in the end we moved out of Arizona to New Mexico, we do not live in an age restricted community, there is no HOA sucking money from you while trying to tell you how to live your life. We’re much happier here in New Mexico, the people are friendly, you don’t get flipped off by neighbors walking past your home when your outside… I wouldn’t recommend southern Arizona to anyone as a place to live let alone retire.
This is an observation for the thoughtless developers: unless you’re using high quality drywall and windows, anytime you place a “sleeping” area as the main room facing a trafficked street (especially a corner as seen) you should put smaller windows atop for natural daylight only. I cannot imagine having guest stay and feel comfortable knowing they are going to be on a resting clock according to the exterior traffic. This is not a well thought out floor plan.
I'm not sure what traffic you are referring to. None of these homes will be on busy streets. There might be an occasional car that drives by but the biggest traffic might be people walking in the neighborhood. Our neighborhoods are very quiet so it is doubtful that exterior traffic will awaken anyone.
@ I am a light sleeper, I do not want hear any traffic, so if they are using Pella Triple pane windows and 5/8” drywall inside/out with rockwool insulation: then I’ll stand corrected and belay my last. Developers should never consider sleeping quarters at the front of a house.
We downsized 7 years ago, we are up sizing as soon as we can.
