Hello, I am new to this business, haven't done a deal yet, only created my buyer list in excel and watching videos. BTW, out of all the videos I've watched, yours have been the most thorough and helpful for me to understand and confident to start the process. Contracts are the thing that I am still a little confused on. Are we doing 2 completely different contracts for the seller and the buyer or are they the same contract? Also, I have heard that doing contracts with an assignment fee are for those that don't have money and can't buy the land then flip it to a buyer - like me. Does that contract look different than the example in your video? If so, does both the seller and the buyer sign a contract with an assignment fee in it? That is the thing that is holding me up to fully proceed.

QUESTION: When talking to a seller and I offer to pay their back taxes and put some money in their pockets so they will sell their Vacant Land to me. BUT when filling out the contract under seller cost: it states seller is to pay back taxes. so I am kinda confused on this part.

How would this contract look if it were a large parcel and the seller would like to subdivide it with multiple buyers? Would section 2.f. be filled out then?
If buyer chooses title, he pays ALL closing costs? Including seller’s settlement fee?
can you place multiple addresses on the FL contract?
If the lots are owned by the same person and ideally next to each other & going to the same end buyer, yes you can put them on the same contract. But if you plan on selling each to a different buyer and/or they’re in different parts of the city/county then put them on separate contracts.

Is the seller required to refund the closing cost back to the buyer if he/she is unable to transfer a free and clear title ?
No, it doesn't cost the buyer, seller, or title company any money if title isn't free & clear. So if the buyer has to back out because of title, it's just canceled no penalty.

@@randallduke9090 if you’re assigning your contract use an assignment of contract. If you’re double closing use the state vacant land contract.

How would you write out the sellers name if they're siblings on title? Would you place both their names in Line 1 or just one party?
Yes copy & paste any owners you see on the property appraisers website and make it fit on line 1.

Mineral rights ?
It a mineral on the land, you can own the land but if you take any minerals off the land they have the rights to the minerals
