This is probably the first episode in a while where I had NO clue what Dave was going to say
What does his fiancée think and feel about the farm after these questions are answered? Does she have debt or savings? Exactly how much is it currently valued by a professional farm property appraiser? What are the taxes and insurances costs? What is it zoned for? Does it have to be a working farm for its current tax rates? They have NO experience running a farm or managing a property this size. Good paying jobs are not usually near farms. Never sign a land contract, if you can’t get a mortgage you can’t afford it. Wish them the best but it does not sound prudent to me.

It's amazing what can happen when you ground a young person in the realities of life. This is just my observation but it seems people who pick up skills and work experience in their teens tend to fair better than those who 'followed their interests and dreams' whilst taking on debt at university.

As a farmer’s wife I just want to say this…. make sure u calculate EVERYTHING that is involved in a farming operation… equipment is expensive.. fixing it is expensive.. seed is expensive. Fertilizer is expensive. Make sure you calculate all of your inputs. You’re getting a great deal on the land/house.. it would be best if you could break even With what you make from the farm. ( aka farm income pays for land payments and hopefully farming input ) Then Use your welding income to knock out other farming expenses that may pop up. Hope that made sense.., best of luck! the key is where this farm is located. the only way it could be worth 1.2M while generating 30K is because it has other potential. even if only part of it can be used for other purposes.

I seriously doubt it's worth $1.2M. If it were really worth that much, everyone else in the family wouldn't have passed. I seem to remember an old saying about a deal that looks to good to be true. I'm surprised Dave didn't call him out on that.

Absolutely, on the land contract and Dave was exactly right on the possibilities. It happens. That's a headache you don't want.
especially if family members later on decide they want part of the pie when he passes away... thats the biggest risk by far. i think his grandfather and him have good relationship, but others may be jealous.
Dave’s smile as soon as he stated his net worth is the best. Also, he’s buying a house. $100K income and a $500K mortgage isn’t insanely unrealistic with no other debt. The house just happens to have a bonus that bumps his combined income to $130K. 10/10 video.
His $100k household income will only be for 1yr until his 20yr old wife starts pumping out 3-5 kids and stays at home for the next 25yrs.

For those who doubt him, I can assure you this is very doable with discipline and a good work ethic. I’m also 19 and am approaching a net worth of $100k. Started work at a young age and became financially literate.

I believe he should get a prenuptial agreement. Those assets are worth a lot of money.
If he and grandpa went in together on an irrevocable trust that the youngster had to keep paying into to maintain (and the trust pays into another financial vehicle that pays grandpa), but the property still passed down to him when Grandpa passes, that would probably protect him better than a prenuptial agreement. Those are so fragile.

I need to show this to a kid I know. He is going to be some kind of tradesman, he doesn’t know many people with a decent amount of wealth. Maybe listening to this can inspire him to think beyond all he knows, and create generational wealth for himself and his family.

Most people aren't brought up with parents or family that incorporate financial literacy into their upbringing. Bad spending habits of new adults, reflects the parenting of the older generations too.
@@Themoment888 I have a friend who has a kid who has NO financial literacy and she is shocked by that. A little about her: She is retirement age, has filed bankruptcy twice, lost her home, spends WAY more than she makes, but she is mad because her kid doesn't know how to handle money!

it sounds like a hobby farm since you can't amke a living off it so he's basically buying a place to live. He should rent the land to other farmers in the area, live in the house and keep welding and it sounds like he has a decent situation.
This seems like a good plan. As opposed to shilling out a ton for new to him equipment for a hobby farm.
If he brings in $200 an acre cash rent, on say 80 acres, thats 16k a year. Of course we don't know anything other than he said his grandpa makes approx 30k a year.

Grandpa wants to keep the farm in the family, and to avoid inheritance tax, otherwise known as a death tax, Grandpa is selling to the family member that actually wants the farm.

Two years part time + summers, two years full time, plus overtime, paying for no food, rent, or utilities the entire time. And he's including a $28k car in his net worth (which is probably worth a lot less). It's possible, if only just.
It's totally believable. He stays with his parents, and they may be doing much of the household spending. Moreover, his grandfather introduced him to Dave Ramsey two years back, so he is obviously groomed to be a saver.
Assuming he is relatively frugal, he could've easily saved up to 70-80% of his take-home pay, if not more. When he gets married and moves out, the story would be different.
He appeared sincere and extremely mature for his age. It's a testament of his good upbringing. I didn't see a reason to doubt him.

Congrats to you you're doing really well at your age. I'm 23 24 in 2 months I have a net worth of 93k not including my 10.5k car. Although it may have went down by a little bit bc my stocks are down. I'm not saying he's lying but I don't understand how you could even make a 100k by 19 let alone save/invest it.

The one thing he didn’t even mention is the operating line to farm. There is a lot of input costs to farming and typically farmers have to take an operating note to do this. Very high input low margin business. Hopefully he is taking that into account to farm 100 acres is going to cost him over $700 per acre to put a crop of corn. Adds up quickly. Has to carry that cost until harvest. A bad crop year in his first year could really hurt

Own a farm at 19. I would do it, so long as the farm is in good shape and creates a steady lifetime income. He could always sell it for $1.2 mill if he decides the farm life isnt for him and make a huge profit.

that dude is on track to retire with a 10m networth or more if he stays on this trajectory and doesnt have any catastrophic disasters. being able to buy the 1.2m family farm for 500k at age 19 is something most could only dream of. if he shows his grandpa this video, knowing he respects dave, the grandpa would probably be willing to sell it to him normally with a mortgage.
That’s a lot of stuff at 19……getting married and a farm. Ask grandpa why the land contract? He has a reason for that.

At first it sounded so horrible, however, after thinking about it definitely do it. You're getting 50% off a million dollar deal plus it pays at least 30k a year. Most people buy houses that cost them 30k a year in expenses. Also with his new wife making money they will have roughly 130k a year coming in with the farm. Sell the farm in a few years for probably triple what you paid for it in a few years. Seems like a win.

He will make 30k renting the land. I live next to 100acres and they rent their land out. Trucks coming and going planting and harvesting. The guy who owns it doesn't even live there.

There is no way he can afford a 500k 15yr mortgage on his salary. Yeah his wife works too but idk if I’d depend on that especially once they start having kids.
id agree with him saying he takes full ownership rather than a contract. The contract sounds like a screwy retirement plan otherwise that keeps the farm in the family rather than outright selling it for what its worth.

Great call. Caller, if you are reading this: I think this is a phenomenal deal. But hire a mortgage lawyer to nail down the details. Once the deal is ready to sign, think about calling Dave again to run the final details by him, just to make sure you aren't missing anything. You want to mitigate your risk.
Oh, my inlaws had a farm. My brother-in-law, a gentlemen farmer like your grandpa, retired and sold the farm because his three kids, who grew up on it, wanted nothing to do with it. Farming, even Gentlemen-farming, takes a certain type of person. It is hard work. But it is a great way of life.

You've heard the old saying property Rich cash poor well this is definitely one of those situations. He sells the property he can easily get a good 5-10 million tops. Especially since people all around the country particularly billionaires are buying up Farmland with no problem. This is one of those situations where the grandfather may have to sell the farm and then give the profits to his grandson and any other family members post his demise
Sounds off to me. If he's getting it for 500k while its worth 1.2 million and generates 30k. What stipulations are in this deal. Does it have to remain a family farm? If multiple family members have rejected a deal to double their wealth something must be off.
I am a little skeptical to the fact that the grandfather is selling the farm way below it's actual value of 1.2 million dollars because if the land gets appraised at 1.2 million dollars, the grandson will have to pay taxes on it, irregardless of what the grandfather is selling it to him for.
Numbers don't add up, he's saying he's got more savings than what he's actually made...
