    If we had stayed in the USA a similar farm lot and house rent would be $1,500++! My home here in Batangas is 1/2 an acre next to a 30+ hectare coconut orchard. Our Total housing expenses are less than $200 a month!

    It’s amazing the deals you are finding when other videos show places that cost more than four or five times what you show. Great videos. It’s very enjoyable to see your videos. The way you show the surroundings and the town while showing these is helpful as well.

      It' can be a combination of all those things. The ones that just need paint are at market for the most part because Filipinos don't expect a place to be up to western standards.. But those in really rough shape the locals wouldn't rent because they don't want spend to do the fix up. What I am doing is not an easily understood concept for Philippine owners or American renters. It's like my own thing I think. I haven't really seen anyone else doing it. I know there are some for sure though because I heard from a few of them. It's just not common

    It wouldn't be my choice to be honest, but it is as cheap as chips for someone to use as a base and a good find, thanks for taking your time to view and video it. I hope you are feeling better by the way.
    Obviously it is dark, and very cluttered, so hard to see its true potential at first glance. If most of the furniture was taken out, the kitchen ceiling renewed and everywhere freshly painted I could imagine it to be quite comfortable. It is very handy where it is situated for shops, trikes, jeepneys etc so has a lot of pros rather than cons.
    Take good care of yourself meanwhile, plenty of rest and hydration, and hopefully we will get to see your recent updates on your lovely house soon.

      Thank you again Nicola. Yes painted and fixed without the clutter for the right person it could be perfect. Close to the public market three blocks to public transportation / 30 minutes to Clark International Airport / Angeles City. 90 minutes to Manila. 40 minutes to the popular beach resorts and best of all a very inexpensive home base with minimal commitment

      Fair enough. But there are a lot of plusses to this one. Proximity to the public market and public transportation. Especially for those on a lesser budget or are seeking to live more like the locals. I have been surprised and the percent of people who want to live out like this

      No I never look on Market place. If they're a great deal they'd begone by the time I video or just not a great price. I go out driving actually and word of mouth. There are a few way to get to Subic from where I live. If you're driving it's about 30 to 40 minutes. By jeepney or bus maybe more like an hour or two depending on the rout you choose

    Make sure to replace the kitchen ceiling and any other areas that may have toxic mold or mildew.

      Yes. 100%. We use 3/8 marine plywood then a skim coat primer and paint. Labor $18 a day

    With what appears to be tourism slowing, more and more of these deals will become available. I have been in and out of the Philippines for over 40 years. And I own property in Sorsogon. Although property is going up. Rental properties price is dropping. I own my house and the land. But I spend a little more than you for my comforts. Living in the Philippines really is all about what makes you comfortable. However I am still below the $1000 mark. I easily save more than $900 a month. I have always had an Emergency fund. I like you have 1/2 1/2 deals, and at present I'm working on a project to farm 4 hectares. 1 Major expense is the deep well. As well as water storage. I do have an Advantage over many of the Ex Pats. I speak tagalog fluently. So life is a little easier for me. My favorite past time. Going to the bank. 99% of the customers are Filipino. So Tagalog or in my case Bicolano. When I walk in everything goes into Tagalog mode. I actually heard one teller say to the other. ( Why does this old white guy speak Tagalog better than me? )

      A bit of traveling more recuperating from the pneumonia and some on the house. There have been a few expats in town and the best part has been hanging out with them. My life just keeps getting better and my family here just keeps getting bigger

      Kind of hard to see because there was poor light and so much furniture there. The location is walking distance to everything including mass transit to anywhere. For that reason to me it's perfect if you plan to travel a lot and an inexpensive commitment when you're new to the Philippines and not sure where you want to live longterm

    QUESTION: This apt looked like an add-on to an add-on....Are you concerned about leaks, electrocution, mold, sewer backup, etc??

      No I don't believe it's an add on to and add on. I know they added the roof over the side yard and carport / garage area. I would remove the plywood ceiling and any mold that was there as a result. I have seen mold here but never heard of mold in the Philippines being a health issue. But I never researched it either

      I think the very low crime area and walking distance to everything you'll need is probably the best part. I really didn't hear any roosters or dogs barking for that matter so peaceful as well. It'll just take some decoration imagination for that.

      Not yet. I only know about tourist visas because I'm here on a tourist visa. There are many different types and some of them are new and others with changes

    QUESTION: Hard to tell from video...was that mold on the ceiling?

      Yes I believe it was mold. But that would be cured by removing and replacing the ceiling material in the repair. The budget I gave included completely removing the ceiling plywood and replacing it not just painting over

      Mold and mildew is everywhere there. The humidity and rainfall amounts make it somewhat difficult. The homes aren't seals up tightly either, which means that the allergen factor may or may not be so bad.
      But labor is cheap there so a job that would cost 10k in the States would cost a couple hundred at most there. The yearly income for a good laborer is like 4,000 USD +/- 1,000.

      @@joseph1150 Humidity here averages about 79 to 80 percent. There are 26 states in America that average the same or higher. We had mold in San Diego county as well. Since so much of the building is concrete I'm guess there would be more here if the main construction was wood. I'm not really a mold expert but I did look into the Humidity and was surprised how low the actual humidity was here compared to the US in genera. I was tracking heat for a while and on the hot days the humidity was about 50% or less on the really hot days and as low as 35% one day.

      That depends on your budget. There are a lot of Air bnb places. Maybe ask for a 20 day discount

      No. I don't. I have geckos and they eat all the bug larva. Snakes don't like being near civilization. I've never heard of anyone getting a snake bite actually but they do exist. Same as in US. We had rattle snakes there

Ex- is it Borac, Porac, Tawin or..., I put these in Google maps and they come up with different islands...it would be nice if you included what island/province you are on in the videos so we can map it.       It's a very cool little town. Very very low crime and lots of sweet people there. You'd probably be the only Expat there I'm not 100% sure

    Whoa!
    There are all kinds of signs that it still being occupied, so I hope getting people out won't be a problem. In the US, "parties in possession" is always a problem in real estate transactions.
    The more I see your videos, I think that one should use a lawyer for a title search and to make sure the lease is valid and enforceable. Rubeauti saved herself a lot of money be avoiding legal advice in the beginning, now she realizes that would have been less than pennies on the peso.

      I always recommend getting legal advice. I never get involved in the actual drafting of the lease or final negotiation. FYI The owner is a friend of a good friend

    Low price for sure but for $250 you could get a place that would be nice and not need repairs.

      You sure could!! No problem with that Bill. But for some people saving $1,500 in the first year is a big deal. They would save $1,860 in the second year and by the end of the 3rd year that's a savings of over $5,220 which includes the cost of repairs and painting the entire place. Unfortunately that is a lot of money and makes all the difference

      Not yet. There are only 3 expats in the entire area for miles around that I know of. I'm one of them

      Hmmm Where did this come from ?? Darrel is finding cheap rents all over. Once you leave the big cities, there aren't enough "Americans" to drive the rents "Up".

      @@mikemillson5285 Exactly. If I felt I had anything to do with causing rents to increase for the locals I would feel very different about it. If anything The ones I find are less than market for a simple reason. I will not share a property unless it makes sense. It wouldn't make sense to pay market if you're putting a lot of money in to bring it up to Western Standards. I see lots of properties but not all I feel are good deals. I saw 3 yesterday and only put out this one
