I have seen this house before quite some time ago, it has a very interesting layout, lots of courtyards that could be made quite pretty. Needs cleaning up and paint everywhere, but could be quite beautiful and suitable for a large family. As always well presented and narrated video Darrell thanks for your time filming and the research, hope you are all good health wise too.
It came up for rent again. Chuck the last tenant bought a house in the country so it is up for rent again. Yes It would be good if you're supporting a large family
I was the last occupant of this place thanks to the original video about it several months ago. (repeated again now that it is vacant again since I just left) I just wanna put this out there for full disclosure: The place is centrally located and walkable to everything in the small town area. This is the only positive. Negatives include that it is unfurnished and you will need to bring your own appliances, furniture and A/C units. Additionally, the area around the house is very busy and has significant traffic noise, dust and pollution as a result. The garage area is mostly inaccessible to anything short of a truck because of the steep ramp to get inside. It ripped off the front bumper of my SUV for example. There is a covered court basketball court across the street and it is common for weekend basketball tournaments that are over the loud speaker as well as concerts and other stuff over the loud speaker that can be heard inside the house. Finally, and most annoyingly, there is a small church across the street that commonly blasts over their own loud speaker. This is all hours of the day and night sometimes, one time they chanted for two days straight from 7am to 6pm. All Damn Day. It was very common for the church to wake me up at 6 or 7 am with their loud speaker going for some reason. Most recently was Christmas time when it ran every morning from 6 to 7am for a week and woke me up every single day. I was very happy to leave this house after 6 months. I also told Ex Pensive Expat that I could not in good faith recommend this place to anyone, ever.

For some reason, I think I have seen this house featured before on YT. I am surprised it is designed by an architect as the layout seems odd. Anyway, always a great informational vlog with scenery of the area. Adventure on!
It definitely has some business potential. It never ceases to amaze me how they won’t spend a few hundred on cleaning and a little repair & paint to show it off to potential tenants.👍

I heard you say something about social security disability. You can't be out of the United States more than 30 days or you lose your social security disability
It helps to have an idea what you can get here in a particular price range. Even if it's not for you sometimes it helps to see whats available at what price
That depends on the type of disability as far as I can tell. I know several Americans here who have been here for years they claim living here on disability. I am not an expert. I know another who is moving here in April who has a military disablity. Maybe that is different. Others I've met are here on tourist visas but make trips to Guam periodically??

The greatest thing with all these places you show is the fact that even if it needs work we all know there's plenty of laborers to hire👌 I'm no where near social security😂 my goal is just a location i can secure a deal with the owners to always have so my kids can visit etc. I don't want no wife or drama😅💯 Budget is not a issue thanks to my settlement payouts but im a cheap mofo😂😂 I like to do the most with the least

Hey Darryl. Are the owners going to clean the courtyard up, and add the necessities like a cooktop? From your previous, realty type videos in the past landlords seem to leave the properties as is until some industrious person / family comes in to negotiate the rent and change the place to suit their needs. Very different mentality from my part of the planet that's for sure. Lots of room for sure and in my opinion the tenants would need to hire a cleaning staff for the day-2-day upkeep. Nope. Here people just rent for what people will pay as is. Unless they negotiate for it. Then it can certainly happen. But not typically until it's negotiated
if 2 or 3 people rented this it would be such a cheap base to have in the phils ,and what a nice base it would make.i feel its a bit to much for one person,will talke a lot of furnishing to fill that place.but is still a bargain if the lease is a long one.
It's built to high end western standards. Of coarse it's going to require domestics to maintain. But if you're a handy man and have a large family it can be perfect

Nice place at a great price, but much too large for a solo. If you stay single, you would need to spend a fair amount of your retired time keeping it clean, or tack on the price of a housekeeper. And, if you get yourself a Filipino SO, the extra space would be a magnet for his/her family members to visit - and you could end up with a lot of unwanted long-stay guests. Just my opinion. Everyone's mileage will vary. :) With regards to the basic budget, you should add a number for health insurance, despite the fact that it is hard to come up with such a number, since one size does not fit all. Unless you are financially well off (and probably do not need to budget anyways) and can afford to self-insure, health insurance is going to be a necessity, not an option. And, as you get older, the cost of health insurance and out-of-pocket health-related expenses will likely become your fastest growing expense and make up an ever-increasing percentage of your basic budget. If you do not allow for this growing expense, you could easily find yourself in the uncomfortable position of needing to seriously downsize your retirement lifestyle, and/or may no longer be able to afford to continue to live safely in the Philippines, due to medical costs. Note, too, while it is generally more expensive to live in the US, there is a crossing point where one's healthcare costs will make it actually less expensive for many Americans to stay in the US. The cost of Medicare, with a Medigap plan, scales up much more slowly than any overseas health insurance plan. Medicare, with Medigap, typically provides more comprehensive coverage, as well - and, as long as you sign up for a Medigap plan during your Medicare initial enrollment period, you do not need to go trhough medical underwriting and cannot be denied coverage, for pre-existing conditions. This is something to keep in mind, when both making the decision to move to the Philippines and working out your basic budget.
In my budgets I show a basic budget which everyone would have. I self insure so I really know very little about the cost of insurance here. To me insurance is an elective same as savings. I do point out like "Savings" they would add that to their budget if they chose to..

You could discuss how much should be in a self-insurance fund, how many emergencies it should be able to cover, how to replenish the fund after it has been tapped, how long replenishment should take, how much cash you need to keep on hand to be able to get into the hospital, etc. Quite a few expats seem to arrive in the Philippines on an average (or below) Social Security monthly check, with less than 10K USD in their savings account, maybe a US credit card in their pocket, and claim to be self-insured. Is this really good enough?
it’s going to be expensive to furnish that and make it livable…unless the owner gets it ready for the renters otherwise, it’s going to cost you a lot of money as a starter. And you also will need two helper at least…
I collect $980 per month. I live in Costa Rica. But Costa Rica is now very expensive. Even though I rent an old house in the country for $80 and lights water wifi are about $50 per month. I don't go out to bars or clubs and don't spend $ for female friendship I still suffer the last week of the month I can't wait to have the opportunity to move to the Philippines

Do not be discouraged my friend. You wouldn't want that house anyway unless you have a large family. I have a small fixer for about $70. 2 bedroom 1 bath

The last tenant bought a house in the country so it is up for rent again. I had considered renting it and making it a short / medium stay type Airbnb for expats coming to the Philippines but not sure where they want to go. Like a safe place to land. My house has kept me busy and I really just want to get back out on the road

If you are supporting an extended family it is good for that. I was thinking of turning it into and Airbnb for expats wanting an quick home base and a safe place to store their property while traveling when they get here

Great house. You break down the basic budget and the affordability of these houses well enough for me to fly out today. Unfortunately, living in the States under an illegitimate president that has created chaos just to profit from crypto does not allow me to leave yet. I hope you can find a gem similar to a two bedroom house, a little smaller, complete for $375 a month, and I would be satisfied.
