The property is very beautiful Hans. Miss Mary does have a nice spot with beautiful view. Love the cattle farm look & lakes all around. Your ideas for the property all sound very relaxing.
I wish Washington State had a place like this . I think it's just too darn expensive to get land and complicated permits/zoning issues. What a fun place to retire, good for her and her pup. So cool they have a dog park and fire pits/barbecue very cool. The "New American Dream". Love Inredible Tiny homes too, great homes .
There’s an overflow culvert that drains into the low lying land on west side of lake. See our prior videos where we cleaned out the whole lake bed and shoreline. Thanks!
No, the property is above the 100 year flood zone area. The area to the west is in a flood zone but it’s low lying land, about 20 feet below but this property is above any flood areas. No hurricanes but tornadoes can hit Huntsville. The local tv stations though are really good at letting you know in advance when/if a dangerous storm may be coming through with non- stop interrupting tv coverage so you can know exactly when/if there is a threat. And again Huntsville is 15+ min away so that provides even additional time to seek the local tornado shelter safe room less than 2 miles away in Woodville. And they typically are warning everyone days on advance if there’s even a threat. Plus weather radios and phone apps make it easy to stay informed. No alligators. We’ve never had an issue with roaches but that’s more about cleanliness and how you keep your place (I had tenants in Lake Tahoe, California with bad roach issues). In the woods you can find ticks at certain times of the year (I think you have to go up to a certain elevation to get away from ticks; even then in California I found a tick on me at 7000ft). Hope that helps!
If inflation continues to increase, then yes you can expect a slight increase to keep up with inflation but otherwise we don’t plan to raise rents. Sheds are not allowed on the lake lots as it blocks the view; we will have 5x10 storage units available at the front of the property however
If you get rid of the slide put individual porch swings and fire pits outdoor furniture and hammocks and picknick tables bbcue grills and smokers some people prefer to use smokers with wood chips adds flavor when cooking 🧑🍳 tri tips and steaks and ribs and definitely people want outside hot tub 🛀 and recreation center for tv pool table and coffee buffet and entertainment
Appreciate the feedback and ideas. Because of all the trees, we’ll have to be selective about how many fire pits & grills and where. But I agree about smokers! A little different to operate and maintain (also must be covered), but if there’s an interest and the community can maintain one, a pellet smoker would be a great amenity we’d love to provide. Perhaps if we had one resident really into grilling/smoking, they could teach or help others to use them or grill/smoke meat for others in exchange for some of the meat he/she could have for themselves… lots of opportunity here for the community! And yes the clubhouse will have a tv and some seating if residents want a movie night or watch a sporting event (SEC college football is big in Alabama, and good!) or a game night, etc… And hammocks in the forest would be great, porch swings a good idea also
Who owns the storage containers? You or Randy. It is my understanding to start with that will be included for free with the lot rent and then there will be a fee set after that.
I think you may be confusing properties. For the Cottages at Pine Lake, we’ve discussed the potential of having storage units on the property, but depends on the needs and desires of the actual residents. So we’re still a ways out from having final details on it right now
A warm up, stretching, cool down zone would be great where the old playground is, with some steps, a bench with a backrest to hold onto when stretching, a pull up bar, etc. Perfect location along the trail in the shade.
We will be setting up a mail center on the property so every home has a separate mailbox and a place to receive packages, etc. Utilities are individually metered and billed. Theres a gas station in Woodville less than 2 miles away and another gas station on the highway maybe a few miles away also
Minnie's would be great but horses are expensive. Even Minnie's. Hay, farrier, vet bills, I have had horses all my life. Something to think about Hans.
Congratulations on your new stomping grounds, Mary 🎉
Excited for Mary also! :)
Grandchildren do visit so a playground/picnic area would be nice. Js
Noted! Thanks :)

Thanks 🙏
Sound wonderful would love to be able to see the cows from my home
They are some friendly and energetic cows! :) 🐄
♥️ Congrats!
This set-up is stellar!
Thank you
This is going to be an awesome place.
🤩
Great video. She asked some very good questions. 👍🏻
Glad you enjoyed!

I'm with you. Raised in Washington and really don't want to leave but Washington needs a couple tiny home communities.
😎👍🙏😀
Looks like it is going to be a great community. You might want to dredge out the lake to prevent flooding.

You need a golf cart to take people around the property
We might do that, looking into logistics (to make sure it would be able stay charged, maintained, etc… logistics…)
need swings for grandkids
We’ll take that into consideration! Thanks for your input!
That’s going to be really nice !! 👏🏻👏🏻👏🏻🙏🏻❤️🇺🇸🤗🥰🏠

I love this community!!! You have done a great job
Thank you so much!
Nice tour!!×😊🎉❤
Thanks! 😊
Some questions: Is it a flood zone? Are there bad hurricanes or tornadoes in this area? Are there alligators in AL? Ticks or roaches?
No, the property is above the 100 year flood zone area. The area to the west is in a flood zone but it’s low lying land, about 20 feet below but this property is above any flood areas. Would consider this community however I would want a different style of home from ITH such as The Luanne
The ITH Luanne would look great here also!
Will the rules change in the future? Will lot rents ever increase? Is there space for a tiny homeowner to have a private storage shed?
If inflation continues to increase, then yes you can expect a slight increase to keep up with inflation but otherwise we don’t plan to raise rents. Sheds are not allowed on the lake lots as it blocks the view; we will have 5x10 storage units available at the front of the property however
@@gotinybefree Are they private or shared storage units? Locked? Is there an extra charge for those units?

How fun for her. I'll bet she's excited.
Indeed!

Sorry, thank you
Will there be springs to create movement in the water, so water does not become stagment?
The spring runs 24/7 into the lake so yes 👍
Take down kids swings put up porch swings fire pit hammock 🤗
Only issue is that’s the middle of the forest. But we won’t let that space go to waste of course. Focused on phases 1 & 2 at the moment
I am excited for her...
🤩

That’s a good idea, we might convert that space to something like that 👍
How much lot rent
$300/mo
How large are the lots?
USPS mail service available at the lots? Individual utilities? Gas stations nearby?
We will be setting up a mail center on the property so every home has a separate mailbox and a place to receive packages, etc. Utilities are individually metered and billed. Theres a gas station in Woodville less than 2 miles away and another gas station on the highway maybe a few miles away also
you wore that lady out with all the walking..
Lots to see!
I am doing southern cottage theme.
👍👍
Looks like it will be an amazing place. 👍🩷
👍👍
If it actually gets delivered!! Hans seems like a nice guy with a sweet family...
Not sure why he hooked up with ITH
Launch ramp for kayaking or paddle boats
Good idea. We figured people would launch off the dock/pier, but perhaps off the Northside gentle slope side as well
Who will you let move in and who will you not let move in
Tiny home owners, who purchase from Incredible Tiny Homes, and are looking for a long term, stable community to be a part of.
🍀👍🍀😊
👍👍
A couple of rescue horses would be nice. They are very therapeutic
I’m not sure there would be enough space for horses but perhaps that could work!
Minnie's would be great but horses are expensive. Even Minnie's. Hay, farrier, vet bills, I have had horses all my life. Something to think about Hans.
