    Great video Mic! I love your content! I work at NOAH and I have heard some horror stories as well as some wonderful ways to think outside the box but still inside the law. I recommend that people require their builders be bonded. This protects everyone. And if you are purchasing a THOW, call the Certifying Agency with the VIN or Serial Number and verify the Certification. Trust, after you verify. :)

    What I see on the horizon are actually fewer TH communities, fewer builders who’ll be building primarily for owner-dwellers, fewer TH-builders, overall. The current money is in renting them out, a la air b’nb. Several communities have turned what had originally been lots designated for TH dwellers as air bnb’s. Many of you may have experienced what I have as of late - thinking you’ve found a TH community only to find out they’re vacation rentals, only.

      Not sure what you are talking about fire safety. I just received my home from Incredible Tiny Homes and it even comes with a sprinkler system. So many people cannot believe a tiny house with a fire sprinkler. Most regular size homes don’t even have them. They are NFPA certified.
      Their most economical home is around $20,000? Not sure what you are so upset about.
      I was upset because it took four long months longer than the six months I was told it would be but did get the home and it is beautiful.

It's disturbing that the ITH cultists, apologists and fanboys go on about how cheap and easy it is to change that bathroom light fixture in the kitchen that ITH insists on using, when nothing could be further from the truth, as your experience has shown. They are completely out of touch with the cost and trouble of changing that light fixture. As for the bathroom sink, it would be very simple and inexpensive for them to put in the sink at the time of the build, as all the plumbing, electrical and flooring would be exposed. Not more than a $150 cost to ITH. I'm sure that they intentionally leave out the sink, knowing that people will want it, then charge $750 to put it in aftermarket. That's just a dishonest ripoff, taking advantage of people. And glad to hear that you finally got your house.

    I have followed & studied tiny homes & alternative living homes for over 15 years. I've seen countless startups who've made big announcements, tried, & failed to either produce a finished product or become a viable interest. For that reason, I would never, ever even consider purchasing based solely upon a rendering. For me, personally, I had to see a finished product in person and talk to current owners before deciding upon my builder.

    NOAH issues a "You have PASSED THE Stage 4 Insulation inspection" email after each Stage of Construction. The builders forward these to their clients who use them as verification of build progression, and issue the next Draft to the builder for the next stage of construction. This way the builder is not out-of-pocket for the capital for the build, and the customer gets verification that the build is compliant and progressing.

    Another issue with ITH in Newport, TN is the communities the same builder has developed 4 separate right where they build the homes. 3 of those communities go back to 4= years ago. Beach, Prairie, Forest. Grove was a special designed that is different space. Smaller too. Across the highway are 2 new properties. The Mountain and Buffalo Creek. Those have been the longest slow motion development. 4 years that these projects completion date has been changed so often that you can’t believe this builder. You had to pay $30,000 up front if you wanted to live in those communities. That money was non refundable and required before you placed your home order. The builder calls it “key money” which is used in commercial property. Never heard this used for lease lots in an RV/mobile home parks. The long list of reasons are too long to list here. They have never turned in any real plans for the development. He might have drew out an idea hose he would group the homes. The property is county property. Others were within the city limits. But there has had issues since Jan. Aug the planning dept had demands that the builder to show up with proper plans in person. Well he didn’t show up but sent a proxy again. Not. Sure what Sept meeting. Waiting for local press to give up date.

I have been interested in and investigating tiny houses and communities as a possible next move, but it seems that the more I learn, the more questions and concerns I have. I must say that your videos have only reinforced my concerns which is good since I tend to sometimes overlook warning signs.
    The newest site I discovered is for Little River Escape, located in northwest Georgia. This community is very appealing to me for several reasons but I’m beginning to have questions. First, navigation on their site leads to a lot of non-information, and I have tried unsuccessfully to contact them several times through the site only to get a message saying ‘cannot open page due to too many redirects.’

    Great ideas. One thing I would stress having felt with contractors in the past is never get talked into any financing that a contractor is offering especially if they are pushing getting pre-qualified. Alot of these type of loans have terrible terms and you are in danger of them pushing the loan through even if you decline within the three day period. It has happened to me in the past. Ask for written terms but never sign anything especially if they are pushing for it.

    Again, bringing g your viewers important information. You ask about how we feel about renderings…well, I’m okay see a rendering to determine if it’s a design or floorplan I’d be interested in. However, I. Not making ANY commitments until a first completed project is finished. I don’t want to be their “first build”. Yes everyone needs to get a start, but if they can’t afford to fund several builds to serve as models then they need to re-examine their business model and wait until they have en funds to produce a product one can see, inspect, and make an informed decision on whether or not to proceed. Giant red flags for me….thanks again…these guys seem completely bogus.

    The #1 best way to avoid tiny home builder company scams is not to buy one in the fist place. Since we already know that no one will follow that advice I offer the #2 best way to avoid tiny home builder company scams: only buy a completed unit through a licensed dealer. The basic problem is that tiny homes have escalated in price so much that flim-flam artists have noticed that eager and naive buyers will plunk down serious money based on a drawing on a website.

    • @Thomas63r2
      @Thomas63r2 8 дней назад

      @@MicThinksTiny I'm not sure how you mean that. No one has to end up in a bad situation. Buying a custom built house of any size from a builder who can only show you a drawing on a website probably means that builder has never built a house before. I've had family and friends who have had custom homes built to their specifications, the builders always have a portfolio of their past projects, and usually a few clients who will let others visit and see the quality. In the last year I hired a young 22 year old contractor to build a high gabled cedar beam 8' wide by 23' long front porch addition to my house - he came to my attention as a referral from a roofer working on my house. They had worked on projects in the past and said that although he is young, he was doing seriously good work. I liked the work of his that I saw. The roofer rescheduled so the contractor could build the porch, then he came back and finished roofing my house so the porch got the same new roof as the rest of the house. The contractor has a fairly large portfolio of completed projects online (including my porch addition), room additions, pergolas, etc. He posts pictures every day of whatever project he is working on. I'm confident that in 10 years time he will be building custom homes - and he will be posting pictures, not drawings.
