Welcome to Mic Thinks Tiny! This is your source for all things tiny homes. My name is Mic, I am a tiny house enthusiast and I'm using this channel to share my thoughts on tiny houses, and document my journey towards buying my first tiny house and creating my own tiny house company! Thanks for all the info! You say you have one of each option (including buy the home and the land), but I don't see that option here. Farmers Cove says this online - "You do not own the land; instead, you lease individual plots within the community, meaning you own your home but not the land it sits on." I've been looking for the owning both land/home option for a long time, and I have not found it. I don't want to lease land because when I retire, I'll be on a fixed income, and those leases will continue to go up.
Hello Mic, I was down in that neck of the woods recently. Decided to go take a look at PoshPockets. The one model unit was quite nice. It’s a bit too suburban for my taste but hope it comes together as a community. 👍👏

Some of the problem could be purchasing from a private owner instead of a place that has to have them certified.

Extreme minimalism isn’t for everyone. It’s much easier for someone who recently had been living in a dorm room, a small apartment or with their parents. Know yourself and what speaks to you for the long term.

I read somewhere that the majority of tiny homes on wheels being built now are 10 feet wide so you don’t have to go to a park model if you want more width. Also, storage stairs can be 6-8” tall.
I think it depends on the builder but yes people are definitely looking for wider tiny homes now.

I'm glad you found the video helpful! It's always a good idea to do your research before making a big purchase like a tiny home. It's unfortunate so many scams are out there now but at least there are a few things you can do to protect yourself.
I'm sure the local folks love a 200+ unit glorified trailer park being shoved into their community.

Check ith incredible tiny homes there have been several telling off on them too personally I don't know but I have seen several negative comments would to know if true
Even with a Home Inspector, there's "No Way" for them to KNOW WHAT May or May Not be "going-on" Behind the Wall's.
You can purchase an actual home in Alabama for that price, without paying lot rent. I knew it was overpriced when he didn't answer right away. Lake Guntersville is a beautiful area to live in. Builders have made it impossible to live in places like these. Tiny house communities began as places to downsize, simplify, reduce costs and enjoy living near like-minded people. This is sad.
i don't find it sad. he is filling another niche which i believe is needed. timbercraft homes are really good looking and reputation is stellar.
@carolynthompson1895 Hey! Thanks for watching. It really depends. For some, going tiny makes a lot of sense even at a higher price point. Some people want to downshift and have less to take care of maintenance wise while still being part of a community. The housing prices are going up everywhere so unfortunately it's only a matter of time before we can't find $200K homes anywhere in the U.S.
@@MicThinksTiny the time will come when $200,000 homes will no longer exist in America. Does that mean it's okay for tiny homes to cost $200,000 in a state that doesn't boast high incomes. Tiny homes began as an answer to the housing struggle for retiring seniors and young couples staring out. Now tiny homes are just another money grab. It's disappointing.
@@carolynthompson1895 Hey! No, definitely not but the movement did not start with affordable housing in mind. When the movement started back in 1998 it was about downsizing and reducing your carbon footprint. It was a lot of younger folks going tiny. Now, there's more 45+ groups going tiny on fixed incomes. The industry is definitely changing. It is unfortunate to see the prices continuing to rise but the industry is impacted by the larger housing industry. Fortunately, there are a few builders that focus on more affordable homes!
You missed a strong opportunity to edit in some photos or renderings. The pricing is outrageous on rented lots. I'm so glad I moved to Mexico in 2020 and built a 1200 foot tiny-ish house with epic lake views for under $150k. Paid in full, no lot rent and pickle ball is a 5 minute walk away... not that I play. I think this is sad and unaffordable for those who need it most 😢

this is good but for a different demographic. i like Timbercraft design and style and willing to pay more for a well kept community.

I love Timbercraft homes, but couldn't afford the lot rent there on a fixed income. That community is for couples or single rich people.
Hey! I see your point. There are other communities with lower prices points. For builders, it will depend on what you're looking for.
I would not buy anything on a rented lot unless I could roll it off at any point. We need more tiny house communities where you own the lot.

Oh boy! Great interview Mic…Doug Schroeder is a true craftsman. Timbercraft is at the TOP of my list for quality tiny homes. You’d be hard pressed to find a traditional foundation built home built with HALF the quality he builds into his tiny homes. This is super exciting news!

It's rather cruel to accuse the guy of price gouging if you haven't done the market research. Additionally comparing what his project costs are versus any government benefit will fall short 100% of the time which is why year after year many people who are solely dependent on social security fall below the 125% poverty level. It's more than the price of eggs, it's the tables & formulas these agencies depend on to maintain that 125% poverty margin no matter what year it is or what the actual rate of inflation is. Change has to occur at the level of algorithms that maintain the entire construct of inequity.
Agreed. His homes are TOP SHELF. It’s been a long time since I’ve been in a foundation built home that rivals the quality of his builds. They are made with pure craftsmanship. I’d jump on this immediately if the lots were a little larger…but not a deal breaker for me. That part of Alabama is gorgeous too and the lake is amazing.

@@sherrypoer347 It is hot in the summer…however, it does have a mild winter and cooler weather than Florida (where I live) in the spring and fall.
It's the principle of supply & demand driving the costs, which are quite high in developing the property at today's prices. Before begrudging this guy, consider how we can start the year with over 6 percent inflation yet end the year with just under a 3% cost of living adjustment & do something about that. In many ways this guy's hands are tied to create an HOA that is solvent & not a project that's underfunded from the beginning. Real estate isn't charity & neither is social security so it's time to address both factors & not just dump on the guy who actually fills the demand even at today's high prices. If you compare to new construction of single family homes this is still cheaper. It's the amount of the benefits it takes to afford to live anywhere that needs attention & not just to criticize those who are paying a living wage to get this project done. I hear the validity of both sides even with the sticker shock here because there are tiny home communities with lot rents well below $500 a month. Not sure if those developments offer the same amenities as this one & therein may lay the difference. Cola needs to keep pace with everyone's needs. 😉
Most people are going to tiny homes are seniors and on fixed incomes. Good luck with charging a ridiculous amount for that space amount.
Where did you get the idea that most people going to tiny homes are seniors with fixed income? With the exception of Incredible Tiny Homes in TN, that's just not true. Look at the many YT channels/videos about tiny house living, and you'll see that people of all ages and income levels are living in tiny houses.
@carolynpeaker5814 Hi! Thanks for watching. Actually, most people going tiny are 45+ and are not on a fixed income. The price point might be daunting compared to where the movement started but it is on par for where the industry is going.
I thought tiny homes were to help the less fortunate living on ss. This is helping builder and developer. Greed again just like grocery stores admit it. At least tell the truth instead of umm umm and umm ahh and umm I know the routine … good luck getting into heaven let alone get into a tiny homes… thank you um for 🤔

SS is an entitlement program for those who are fortunate & those who are less fortunate. The government's duty is to make sure those programs are run equitably according to the law. If they were, there'd be no such thing as those who are less fortunate in the most fortunate nation on Earth. It's the mindset to demand change that's missing in your argument. No one should be so unfortunate they do not have adequate housing. That's the truly sad part of the existing system that treats social security as if it's a charity rather than the earned benefit that it is. Tiny homes should be for those who prefer them & not just seen as the end of the line for anyone struck with misfortune.
Not everyone one downsizing is looking for an cheap tiny home…many of us, like me, are looking for QUALITY in a small package and a beautiful location as we sell our larger homes and escaping the nonstop upkeep a large home requires. Mobile homes are available if that’s what interest you…tiny homes are also about quality of life as well as affordability.
@lizzieb6311 Exactly. Factored into those costs are maintenance expenses that are covered by lot rent or HOA fees. At my age anyone who can run a leaf blower, a lawnmower, or a snow plow is a hero to me since I cannot & that's worth it to many people like me to be included in dues or fees. I don't have to buy all that equipment or replace it myself when it breaks. Mobile home parks with lower space rent often suffer from deterioration because they're actually underfunded so neglect maintenance that make other parks or co-ops that are properly funded or maintained more attractive.

Yes! Finally! It’s EXACTLY why I’m looking for after I sell my traditional home. I’m ready to go tiny in a beautiful home in a beautiful location. Not interested in a “box” that’s “incredible” 😉
$200K+ and $895 per month lot rent? Cha-ching for the builder/developer/owner of the property. Unless you really want to live the rest of your life in a park model RV, do yourself a favor and buy a regular house. Build some equity. There are still parts of the country where you can get a home or condo in the low to mid 200's, if not cheaper. And, unless you're in a high property tax state, you won't pay $895 per month to carry that house. Get together with a bunch of your friends and develop your own mobile home/RV park. I do feel sorry for people who buy into all of this nonsense. There are a ton of places in this country that still exist with no zoning and you can put a tiny house on the property. Do realize that with a tiny home, unless it is fixed to a lot, you are buying a depreciating asset. It is the same as with mobile homes. They go down in value unless they are fixed to piece of property that is the actual real estate. There are some mobile home and RV parks set up where you are an owner with everyone else who lives there. In many cases, those will increase in value as the land in the area increases in value. Pros and Cons to everything, but "I'm going to save money by going tiny" isn't always true. Five stars though, for good salesmanship.

There’s only one place I’ve ever heard of charging “key money”…and we know who that is. Timbercraft is top shelf and I agree with you about it being a great price! He also won’t have as many units crammed on a piece of property as he can get onto it..I’m excited about it!

Personally, I like the charm of tiny home communities that have various colors and models. Having the same model or variation of the same model in the same exact color scheme sounds a little "Stepford Wives" to me. I just toured ITH in Newport and I do belive they need to have some sort of code for keeping the outside areas tidy of "clutter." And watching the new Pine Lake community in Alabama they are installing many without skirting and the less expensive EPS panels which I believe is making the community less attractive. I think a nice cross between better tiny homes and community standards for finishing and lot maintenance is important. I'm happy to see more development of communities. I'm looking for myself and its been difficult finding nice communities that are affordable for singles.
The Cottages at Pine Lake community is just getting off the ground. All the houses will have skirting - most have just been placed there in the last month or so. All those ugly ESP panel houses came from Incredible Tiny Homes - that's all they build now at the factory in TN. At first, Pine Lake only accepted houses from ITH, but they saw the light, and now accept houses from any certified builder, and are no longer affiliated with ITH.
@jamesmorris8572 this is the place that is calling that pond a "lake? " Was hoping there was a real lake off site somewhere but every video shows that is not the case. Happy to hear that ITH's will not be the only supplier, you'll have a much prettier property. I just toured ITH last week....not impressed.

@MicThinksTiny Thanks I replayed it three times it sounds like your saying per night. Thanks for clarifying. I saw a tiny home community that has a bus that comes in to give the residence transportation. I think this is a great idea many retired people need transportation to doctors and shopping. I know you're just starting but later on you could look into that. hopefully all the tiny communities will make that happen it's a good incentive.
The problem with tiny homes and wood cabins is that they don’t match ber rating a2. You’re looking at60k startup to achieve a grant to help you with the next 100k down the line. With conditions. Advice from a planning engineer. This is in Ireland. And they wonder why people don’t avail of the grant and do their own way. Yet same councils want to throw up 100+ of these tiny homes in an estate that looks like a concentration camp “ without planning” for refugees at 480k per unit!!! Get a normal house and camp out in 1 room, rent out the other rooms if you’re brave enough!

Just an FYI, American Home Shield insurance is the Absolute Best. They replaced my hot water heater at a cost of $50 and fixed my heat return or whatever it's called for $50. It was so worth the small about I was paying each month. I highly recommend them!

I lived in RVs for 3 1/2 years and then over 2 years in an 8X16 tiny house and just sold my Incred-I-Box on November 1st and moved into a studio apartment. It was a big decision since my house was featured on Tiny House Expedition with over 1.6 million views so I felt like I would miss that community/lifestyle. It has been tough dealing with neighbors on the shared walls again after all these years. Will be thinking about what I want to do next when this 1 year lease is up.
I don't think I would enjoy living in a 8x16, unless it was between that or being homeless. In that case, an 8x16 would be wonderful. I could do a park model size with a covered porch. Did you ever have any issues with your Incred-I-Box? I'm not used to that type of building materials and always wondered what someone thought that lived in one. They seem like they would be efficient, but you never know until you live in something if you'd like it or not. I wondered if your cell phone worked inside them, or if they leaked, or just the quality of them. My budget wants the cheapest thing, but my taste always leads me to the most expensive tiny home. I'm not ready for one yet, but I'm looking and researching while I have the time.

I think for many of those who live ilong term n vans, motorhomes, and RVs would be the best candidates for the transition. 🤔 A tiny is much larger than these!
