Won't be peaceful when there's a tiny house every 3 feet that's so small the people have to be out int he yard half the time. Ever seen a trailer park? Trailers have way more space.
Tennesse is hot and humid in the Summer. It gets over 100 degrees every summer and as time goes on it's only going to get hotter. Yes I understand FL is hot and humid but if you think it's going to be cooler in middle TN you are mistaken. We also get a ridiculous amount of rain every year, 10" more than Seattle. Torrential downpours that last for days and days. I've seen people start screaming "STOP RAINING!" Not just a couple of people, several people. You may have heard of the Nashville flood of 2010 when people drowned in their cars stuck in traffic on an interstate.

Pet friendly? How big are the lots, are sheds for tools allowed, is it a yearly lease and if so, how much increase in lot rent expected to increase. He mentioned garbage at the entrance but didn't mention that in what the lease covers. Is semi permanent fencing allowed if dogs are allowed. He didn't cover lot size or any of those questions and their website has no info, you have to provide your info for them to contact you. These are questions i will ask of any community you feature. It's a pretty place with views. Not so sure why people are fussing about the rent. I only know of 2 places that have $300/$400 rent and they don't accept park model sizes, and make you buy from a certain builder...them. The rent for this place seems to be right in the middle range for what they offer, and they have to pay their bills too. My concern would be the rent going up (which could happen anywhere), but it's also in tornado alley. My suggestion is get park model and tie it down. Then run for your life, since you can't put in an underground storm shelter because you don't own the land. If anyone needs storm shelters, it would be tiny home communities. It's all okay, the trumpet is about to blow.
There should be a community storm shelter for this reason exactly. That area is known for bad storms. If they did that I'd consider this. But not until then.

Exactly…my daughter lives in middle Tennessee…I would love to live in a tiny home, but not in middle Tennessee..no way! Also, the lot rent is high. If a person had to finance the house and pay that much in lot rent on top of it, that would defeat the purpose of inexpensive housing.

My custom Tiny House builder is Lil Bear Tiny Homes out of South Branch, MI. They are also adding a 2nd build site in GA. Looks and sounds amazing!! And mostly I luv that you accept more than one builder’s homes in your community. I’ve been in my 8.5x24.5 custom THOW for only a few months here in N IL. I’m blessed that my lil hometown approved me in their limits.
I loved the tiny home community tour. The one brother did the best that he could while filming . I may be interested . Would like to know how spaced out are the tiny homes going to be since they have so much land . Also, how many phases will they have ? No one wants to live on top of their neighbor. Be aware these tiny homes have high levels of formaldehyde as well as VOCs ..for people sensitive they should consider small space with poor air flow , high chemicals off gassing Ask me how I know 😢😢
550/month for a towel size spot of dirt... add up the payment for the tiny home, insurance, and all other bills and... nope, can't afford it! FIXED INCOME/PENSION is about 1300/month so, nope! Correct. Except people have deluded themselves into thinking the cute tiny home is different. They are different, they're smaller, not as well built and not as safe. But they are cuter than most mobile homes.

ITH homes are very expensive,there are better out there , and more for your money ,do a research,..and they always ask for key money for infrastructure on a lot that will never be yours ,that's why their rent is cheap, and only want their homes for the lots ..., yes this lots are a bit spensive but you can bring your on or other made,,, I'm sure that they'll built a shelter in case of tornadoes , P.S you always have to secure your tiny home , anchor it or strapped
Tiny homes need a positive air flow. Dehumidifier to keep humidity levels down. Humidity during cooler temps as they are very dry in winter . The lots are to expensive !
They should have poured concrete for the homes! I’m just a dumb civil engineer, but I wouldn’t want mine sitting on the ground with only a few inches clearance. Just asking for rats and flooding.
Would love to visit and help with a community garden and a food forest. Am permaculture certified and looking to be part of a community. I live in Murfreesboro so a trip up would be visit.

I hate to be the guy, but this is just a bad trailer park. It's going to be a field of mud once vehicles and rain do their thing. And as close as the homes are to each other, this is going to be a nightmare when it's fully populated, with no privacy, no peace and only inches between your car and the next tiny home. Even campgrounds give RVs more space in between. And just wait til summer when that field is overgrown and steaming hot, with not a single shade tree. Chiggers and ticks are going to thrive, the campers are going to be in trouble.
I really like this property. Will there be enough room for each home to have a small garden and chickens? Will these companies build to the buyers needs?

For your comments on the police, it would be the same issue for an apartment complex with over 200 resideents. I'm not sure what you're trying to say.
I would worry about the cost of insurance. Wildfires and wind are not a good combo for relaxed living in my mind. Climate change is only getting worse. It's a real concern for me as I age. Just saying!
The lot sizes are tiny. You say the tiny homes are 10'x30' up to 12'x43' and the lot sizes are 40' x 50' or 40' x 75'. Where do peoples cars go? Is a parking pad included in the lot size or is there parking on the street? You said it includes water and sewage so theres water hook ups for each home and is it septic? How about electric? I didn't see any electric poles. Is there an HOA fee? Who takes care of the garbage and the grass cutting etc?? Are there rules and what happens if someone breaks them? The lots are small and the homes will be very close if you got kids and dogs all around and if your neighbor is a jerk or dumps his trash on the lawn like some do here then what happens? If your renting the land you are the landlord so all this falls in your lap.

I saw a tiny home community that has a bus that comes in to give the residence transportation. I think this is a great idea many retired people need transportation to doctors and shopping. I know you're just starting but later on you could look into that. hopefully all the tiny communities will make that happen it's a good incentive.
It’s unbelievable that Warren county approved this project. 200 tiny homes. Wonder what it’ll look like in 25 years? Imagine each tiny home eventually having two or three kids in each one of them by 200 tiny homes with no yards. How is the police department going to police 200 tiny homes packed in so close together? Yeah the land may be large, but the tiny homes are packed in there right on top of each other. I guess we’ll see how things end up and I’ll be watching.

@@MicThinksTinynot answering the question but giving a comparison. I live in Tn in a 600sf house on a 50 x 90 lot. I have owned for about 5 years and only pay $550 a month. My utilities (electric water and city sewer including trash disposal) runs about $100 a month. So to look at say one of the homes you showed costing $75-$100k then paying another $500-$600 month for lot (leased) and electricity is a bit more than most people can afford. I love the lifestyle and would very much entertain the idea of going even tinier than my current home, but the cost mentioned is what is keeping me from pulling the trigger. I would rather purchase my own lot and build/park what I want on it and know it’s mine. You do have a beautiful place and I wish you the best!!

With the lots soooo close together you're making this area look like a trailer park. That's not a good look. At $550 mthly lot fee, you should at least include tall privacy fences in between the homes. What is a good size lot -? 1/2 acre minimum. $550 is way too high in your area. I am living in my new 3 months old beautiful ITH ( Incredible Tiny Homes) Woody! I love it and very grateful for the beautiful job they did. They take looooong to do stuff but they always do it!!! It was sad to see them on a scam alert but I am living proof that they are legit.

I'm not even sure what you're trying to say here. As I stated before, the ITH video was about presenting public information and letting people decide. If anyone has a positive experience with ITH, I'm all for that (I have nothing against them). I think the more unfortunate thing is that you'd rather cut me down, and say negative things about me than consider that people's negative experiences with ITH are valid and true.

I can't remember when I've seen a man with more bracelets and a thumb ring to boot. I wish him the best, but he seems a little spacey and delusional and his website seems incomplete. It makes no sense that other land sellers rejected him when they found out he wanted to build a tiny home village - unless he was only looking at properties where the seller would be carrying the note? If I am correct that he is buying the land on a seller carry back, then I would recommend caution for any potential lessees.

I’ll let you deal with that on your own. For your comments on the land, the land is owned by all three brothers, it’s already been purchased through a standard real estate transaction. I’m not sure if you’re aware of this but tiny house villages and communities are still a fairly new concept to a lot of people from a land and zoning perspective. Some sellers may be hesitant because of their perception of how the community could impact their neighborhood, or how they want the land to be used after it is purchased. This is a common issue within the tiny house industry. You seem fairly knowledgeable about real estate and land ownership! Are you a real estate developer or looking to buy land in the future?
@@MicThinksTiny Sorry, no implications on his masculinity, more like he is a free spirit and a dreamer. Good to hear the land is owned outright, greater security for lessees. Hopefully you can do a follow up video in a year to see the development progress.
It is not easy to find land for tiny home communities. One reason is that building codes are not in place for tiny home communities and that can be a real challenge. Another is that a tiny home can potentially reduce the value of any big homes in the area and home owners don’t like that ! Also in many areas there are no property taxes on houses less than 400 sqft so county governments prefer developments with huge houses (so more revenue). This is why I am always excited when I see new tiny home communities being built - developers have to be up for the challenges above and beyond normal building and that takes lots of grit and determination! Best of luck to them. Maybe I will call it home one day!

They should have poured concrete for the homes! I’m just a dumb civil engineer, but I wouldn’t want mine sitting on the ground with only a few inches clearance. Just asking for rats and flooding.

The new trailer park lol
I hate to be the guy, but this is just a bad trailer park. It's going to be a field of mud once vehicles and rain do their thing. And as close as the homes are to each other, this is going to be a nightmare when it's fully populated, with no privacy, no peace and only inches between your car and the next tiny home. Even campgrounds give RVs more space in between. And just wait til summer when that field is overgrown and steaming hot, with not a single shade tree. Chiggers and ticks are going to thrive, the campers are going to be in trouble.

I would worry about the cost of insurance. Wildfires and wind are not a good combo for relaxed living in my mind. Climate change is only getting worse. It's a real concern for me as I age. Just saying!

The lot sizes are tiny. You say the tiny homes are 10'x30' up to 12'x43' and the lot sizes are 40' x 50' or 40' x 75'. Where do peoples cars go? Is a parking pad included in the lot size or is there parking on the street? You said it includes water and sewage so theres water hook ups for each home and is it septic? How about electric? I didn't see any electric poles. Is there an HOA fee? Who takes care of the garbage and the grass cutting etc?? Are there rules and what happens if someone breaks them? The lots are small and the homes will be very close if you got kids and dogs all around and if your neighbor is a jerk or dumps his trash on the lawn like some do here then what happens? If your renting the land you are the landlord so all this falls in your lap.

I saw a tiny home community that has a bus that comes in to give the residence transportation. I think this is a great idea many retired people need transportation to doctors and shopping. I know you're just starting but later on you could look into that. hopefully all the tiny communities will make that happen it's a good incentive.
It’s unbelievable that Warren county approved this project. 200 tiny homes. Wonder what it’ll look like in 25 years? Imagine each tiny home eventually having two or three kids in each one of them by 200 tiny homes with no yards. How is the police department going to police 200 tiny homes packed in so close together? Yeah the land may be large, but the tiny homes are packed in there right on top of each other. I guess we’ll see how things end up and I’ll be watching.

@@MicThinksTinynot answering the question but giving a comparison. I live in Tn in a 600sf house on a 50 x 90 lot. I have owned for about 5 years and only pay $550 a month. My utilities (electric water and city sewer including trash disposal) runs about $100 a month. So to look at say one of the homes you showed costing $75-$100k then paying another $500-$600 month for lot (leased) and electricity is a bit more than most people can afford. I love the lifestyle and would very much entertain the idea of going even tinier than my current home, but the cost mentioned is what is keeping me from pulling the trigger. I would rather purchase my own lot and build/park what I want on it and know it’s mine. You do have a beautiful place and I wish you the best!!
Ideal would be $250 - 350 depending on whether you have city water and sewer or septic.

I am living in my new 3 months old beautiful ITH ( Incredible Tiny Homes) Woody! I love it and very grateful for the beautiful job they did. They take looooong to do stuff but they always do it!!! It was sad to see them on a scam alert but I am living proof that they are legit.

As I stated before, the ITH video was about presenting public information and letting people decide. If anyone has a positive experience with ITH, I'm all for that (I have nothing against them).
I think the more unfortunate thing is that you'd rather cut me down, and say negative things about me than consider that people's negative experiences with ITH are valid and true.

I can't remember when I've seen a man with more bracelets and a thumb ring to boot. I wish him the best, but he seems a little spacey and delusional and his website seems incomplete. It makes no sense that other land sellers rejected him when they found out he wanted to build a tiny home village - unless he was only looking at properties where the seller would be carrying the note? If I am correct that he is buying the land on a seller carry back, then I would recommend caution for any potential lessees.

For your comments on the land, the land is owned by all three brothers, it’s already been purchased through a standard real estate transaction.
I’m not sure if you’re aware of this but tiny house villages and communities are still a fairly new concept to a lot of people from a land and zoning perspective. Some sellers may be hesitant because of their perception of how the community could impact their neighborhood, or how they want the land to be used after it is purchased. This is a common issue within the tiny house industry.
You seem fairly knowledgeable about real estate and land ownership! Are you a real estate developer or looking to buy land in the future?

It is not easy to find land for tiny home communities. One reason is that building codes are not in place for tiny home communities and that can be a real challenge. Another is that a tiny home can potentially reduce the value of any big homes in the area and home owners don’t like that ! Also in many areas there are no property taxes on houses less than 400 sqft so county governments prefer developments with huge houses (so more revenue). This is why I am always excited when I see new tiny home communities being built - developers have to be up for the challenges above and beyond normal building and that takes lots of grit and determination! Best of luck to them. Maybe I will call it home one day!
