It’s insane to me that people keep saying the price is high for a mobile home!!! I’m a contractor and I will tell you these homes are built exceptionally well in a controlled environment out of the elements. They have to “over” build these homes because they have to travel. Also this home is not a metal exterior like a barndo is. This home is fiber cement bat and board which is way stronger and more durable than the metal. To stick build this home with all of the extras it has would cost way more than $500000 I really think people should research this a little more before referring to this as a “mobile home”

Are they better than Clayton homes? Because they are constantly getting sued for quality issues. Mostly walls cracking during moving but water leaks, water under the trailer, cheap cabinets, drawers, fixtures etc.
Yeah. Looked up both of those 30 year old houses Guarantee you take a tour of those and there will be several issues. Mt laurel trace ???!!! That one needs a complete remodel bud.

I could take a tour of the barnominum and notice a couple of major issues... First it's sitting in a parking lot...and unfinished.. and they want half a million dollars as a starting price.
At $280k I could completely remodel the mountain trace house and still have a ton of money left.

A very beautiful home but for that price the upstairs should have been finished.
I can get one like this built by Amish for about 300k less. Ain’t no way! I will say though, it is absolutely beautiful, by far the nicest mobile home I’ve ever seen.

For us Redneck and Hillbilly folk, our kind of luxury is having the money to have an Amish built home. The craftsmanship is unparalleled to other builders, and their stuff lasts longer too. So I just wanted to explain in case you thought I was trying to be offensive/nasty.
P.S I made mention of Amish too because they specialize in those types of homes.

The first tornado in ur area and this will blow over...it doesnt even need to be in a storm to fall a part. Lived in a mobile home my whole childhood...they r cheaply made. These people r makin bank building paper homes.

And that's without financing. For example a very nice modular home with three bedrooms two bath farmhouse style might sell for 65 to 75,000 but with insurance and financing it cost well over $250,000. said this modular home trailer would be over a million dollars by the end of it and what kind of house can you build for a million dollarsAnd it would last a whole lot longerand not depreciate

Not only is the upstairs not done, but that price doesn’t include gutters, the foundation work, plus your land! There are so many more expenses! It would cost way over 500k.
At least 1200 sq ft upstairs not finished….. cheap oven and microwave above….

I have a double brick home, steel framed (1938) that is worth 500k at 3,300 ft² . Bought it in 2016 for 260k. This market is insane.

How do you not know the heat and air conditioning come out of the same vent. The other one is the return. That's how buildings are properly ventilated.

Dark exteriors are not practical at all for people who luve in the south, especially Texas . It gets over 100 ° here every summer. Dark roofs are the worst.
Love the claw bath tub.
You could have a barndo built just like this for 60 grand. And do the finish work for a couple hundred thousand or less. A half a million dollars and you still need land utilities run to it taxes and a dozen other things I haven't listed. By the time you are ready to move in you have 600 plus into it.

I recently talked to an independent insurance agent and I was told they don’t know any company that will insure any mobile home over 200K. Does not matter how much you pay for it. I’m in Florida
Actually they have Mobile home insurance though. You are right that no regular insurance would cover it.

This is a beautiful home. I wonder what the price would be if it were a conventionally built home. For sure, I'd screen in that back porch. Maybe even install windows and condition the air.

Ok, I spoke too soon. The two room on the first floor are too small. The master bed room is tiny! Then, once you started going up the steps, I was like no! Hahahaha! Who designed this? It’s a no! 😂😂😂😂😂
$500,000.00 ÷ 4,000 sq.ft. = $125.00 per sq. ft., the going rate for a site built home is $150.00 to $185.00 for typical home spec. home. So, with this in mind, not a bad deal at all ! And ready to live in weeks instead of 6 months.

it's still a mobile home. It's still going to begin to depreciate AS SOON AS it hits your land. You will never recoup the money they're asking for this. Idc how nice it looks, it's still a mobile.

My stepdaughter just bought a new stick built 5 bedroom 3 bath home with 2 1/2 garage spaces for $500,000 and of course that included the land under it. No way this is worth it unless you are located somewhere where real estate is highly inflated.
Bottom is huge,but it would be ideal if you have a big family or if you do crafts or are an artist,that space up there would be amazing,You could still add a few more rooms up there too .🥰
You could just get a pole barn home built for that price and it would likely be better constructed.
500K for an unfinished trailer is insane. No land, no garage, no septic, no water....It will be falling apart in 15-20 years assuming it does not get blown away in a storm. The upstairs has no wires, a/c, insulation or bathroom and has cardboard walls. There seems to be ZERO lateral support in the walls so yeah, very unfinished.
I love it when the sales pitch is... And the best part is it's unfinished so you can finish it to your preference.

Don't try to contact Deer valley about this home! They don't return phone calls or emails. I'm extremely disappointed in deer valley at the moment.

You know the folks here in Alabama going to put their mops, broom, vacuum cleaner and some reels and rods in that pantry. That closet by the back door they will put a couple Ford 9 in, some cans of oil.
The average folks here in Bama ain't paying $500k for that, especially with the top floor not even being finished!
Too expensive. The upstairs should be done for that price. Plus, you have to buy the land and set up the plumbing. Buy a finished home for that price.

I met a man from Claude, TX, who moved these mobile homes. He told me and showed me brochures and plans for up to 3 story mobile homes. I wouldn't have believed but he showed me brochures with pictures.

As I already told your competitor on RUclips who also filmed this exact same house. I recognized same furniture and same stuff in closets ans same green trailer. Guess what? Saw that just 2 hours ago!

I would prefer fireplace by that wall than where they have it located. I am aware it can be altered. Many things I like it altered and if some things they dont.. I will personally change.
As for going upstairs.. I prefer to knock that wall down to open up the stairs. I would make that room for my office and studio.
Where would you put the flat panel tv,everyone knows the it's gonna be a rather large tv,and I have noticed paint on some of the trim ,well I don't want any paint on anything,,yes it is my favorite
No way would I pay that much for this place. You have to finish the top of the mobile home. How safe are you going to be in your trailer during tornado season? Your still going to have to find a safe area! Ridiculous

Screws and nails both have their specified application. Anything that needs to shift because of movement, be it due to expansion and contraction (as wood does with fluctuating humidity), or foundation mobility, needs to be built with nails to allow for that movement without shearing off from the force generated by an entire home that weighs 200lbs per square foot. Screws are great! but it's not so great when your studs start to separate from your plates completely because their only form of attachment no longer exists.
On the venting.......Heat rises and cold falls.......so ceiling vents are for air and the floor is heat.

You could probably rehab an existing home for less. Can i build on top of a concrete basement? I have questions.
Deer Valley is awesome! The best quality!! Those two older guys at The Home Place were cantankerous jerks. I’d never buy from there.

$500K and the second floor isn't finished? Plus, prefab/mobile homes can be hard to insure, we bought a modular for insurance and resale reasons. However, it's still not the quality of stick built.

Why would they put pressed board in the attic? Why would they put it in anything? The floors being a different color looks very cheap. Floors should be the same color throughout the entire downstairs of the house.
I agree with you. There was a house that went up for sale here and every where you looked was a different floor and wall . It truly looked like a store display The kitchen sink looked nice with the stone counter and tile backsplash but look slightly to the left or right and it's a completely different counter and backsplash. The kitchen floor was 2 different kinds of wood and tile ( 3 different floors in 1 room 😖)
