This is interesting. So do you maintain the site after it’s sold? It’s take years and a lot of SEO back link works to rank up in Google.
When I buy it, I maintain it which isn't much work. A day or two a year. After I sell it, it's on to the next owner to grow or maintain it.
That is why I like to buy, skip the waiting period...

Probably wait. SBS is great for building a brand on social and all the systems you need to run a 6-7 fig biz solo. Its not about DRE specifically

I've never heard of website assets referred as digital properties. These are all adsense type sites that heavily rely on SEO to keep their ad revenues flowing.
They aren't all adsense sites. Lots of affiliate sites, eCom sites, etc. And traffic can be diversified into social or direct (via email). Though organic via SEO is usually the highest % of traffic.
I have seen a few sites that are banking just off Pinterest traffic tho...

Assuming the terms were favorable what’s stopping someone from taking a loan to cover the cost of the website and using the income to pay back the loan?
Nothing - people do this. There is risk involved, ofc so the interest on the loan would be high(er) than traditional R.E.

They change daily, but expect double digits.

Returns are around 30-40% which is higher risk & return than average.
But way lower risk than individual stock picking/crypto/NFTs/ other speculative investments...

You failed to mention the inherent risk in owning these websites which are algorithm-based.
One of these sites can be making 10k$/mo one day, and the next, Google comes with an algorithm update and your site is down to 0-1k$/mo.
If you used scripts and ai, then sure, it can be worth to create these sites.
I spent nearly a year building a site and it was growing really good, making 100$/mo by month 8, nearly 10k page views, and bam, month 9, google update, only 2000page views and 20$/mo since then and the growth completely stopped. By guru metrics, the site was going to grow to 3k$/mo with the amount and quality of content on the site, but no, google had other plans.
There's a reason these sites are being sold on Flippa etc. A 2M$ payday today is way better for them than 40k/mo which might run dry tomorrow
Would be interested in learning how to use the scripts to AI generate everything though, that would definitely make the risk more tolerable
once you diversify traffic, you can be less reliant on google traffic and not have to worry as much.
