Award winning architect here! With minds to make it a boutique hotel, I worked out how the main floor, Piano Noble could possible be converted with a range of public room and 1 luxury suite. I haver worked on historical structures so I am making a lot of assumptions as I don't know what can and cannot be changed in this building. No clue about the upper floors.....but wow it could be stunning!

In my dream world, the only thing it's missing is a sea view and a bit of land... even just a courtyard for the dogs, dipping pool and a couple fruit trees 😍 That said, If I had my funds together, I would buy this place today. It's amazing what people can do with these palazzos. However, the place is just too large for my needs unless it's turned into a B&B. I'm at the age that I just want a place to call home. Affordability is one of the reasons to give up living in Houston. Besides, my area of town is becoming dangerous and very costly. And, I'm looking for a new hobby, which means I'm looking for a place to call home that I can work on myself (some contracting out repairs and upgrades). Before I make any move, I have to get my residence visa for Italy back. I understand there is a new visa type that would allow retirees the ability to live in Italy? Thanks for the video, they are very well done.
I'm somewhat addicted to watching youtube vids about Italian properties for sale. I appreciate them all, and all of them have their quirks. Some move the camera so slowly I want the option of double speed, some have only 'incredible' and 'amazing' as a means to describe the properties... Yours are so far and away the best of any I've watched. Your camera and editing skills are second to none, we get a tantalising and informative glimpse into the area surrounding the property, your meals are hugely entertaining (and drool worthy), your commentary is interesting, and I absolutely love your little moving local delicacy on the floorpan. I also like your music. I only wish you'd make more vids! (but also I understand you may have other demands in your life). So thank you - your work is much appreciated.

Roman Britain has historic City of Bath . Grimshaw did a superb modern Bathhouse in a historic building with modern addition. The challenge here is minimal : historic restoration of the building fabric and the period decoration, and modern furniture for the picking - with sensitivity of taste, proportion and aesthetics.

I think you may have quite underestimated the renovation costs in the first property. In the second, how would it work out for a BnB when you have to go thru one bedroom to get to another.
I always have to make comments about when you eat because I really think that you have a third leg that you’re putting all that food in it all looks so amazing but oh my gosh, you actually can finish it all. I’m just jealous. I wish I had about three stomachs 😂
Great video! Question about the prices/costs of the first building. It said 500k+ 100K repairs etc. But the lady said there were no ceilings and no pipework. To do all that for ten different apartments how can that be only 100k?
It wasn't 100k. The lady said "about half that" when referring to the €1m+ price tag. That could mean well over €600k depending on what a person means by that, but she does indicate that this property was a similar price range to the 590k the other property is advertised at. Then Marco adds to get it up and running that "it's like what another 20% on top of the purchase price?" Again, a lot of scope for interpretation. "Up and running" might not mean to the standard we see, "like 20%" could be 30% and the response was not a confident yes, it was a "uh, yyeahh" with a chuckle. Generously, I think we can interpret this as 30% of 600k, so €200k to get "up and running" as in, structurally safe, clean and good enough to rent a room out, but not what we see here.

The Rutuli were an ancient Italic people who occupied a slice of territory not that far from Rome -quite close to the sea at Anzio. Their capital was Ardea which gave its name to the via Ardeatina. They are even mentioned in Virgil's "Aeneid."
I do love Puglia, I spent a holiday with my extended family there several years ago in one of those old 'Masseria' houses that were the country retreat houses of wealthy families years ago. I recognize a lot of the floors, masonry & general feeling of these properties, and they are very interesting, but I do not find them comfortable - not welcoming from that perspective. That's me, I prefer 'cozy', so I would not buy one of these houses for myself, just enjoy the differences as an interesting learning experience. Thank you for your video, a fascinating topic indeed !
The real issue with this Palazzo would be the City Historical designation. Based on other videos it appears that the design committees are horrific - HOA x 1000........ power mad. This would be a FANTASTIC place if you could modify it - but the City may not allow that. Truly the huge problem with the Palazzo.............
